The Deptford Project is a mixed use development comprising of 8-storeys, 132 apartments and 7 independent shops. The development has won numerous awards, including: winner of the ‘Best Heritage Led Project’ at the 2017 London Planning Awards and the Placemaking Award at the 2017 Property Week Awards. It is located in Lewisham, across the road from Deptford station with direct links into central London.

The development does offer some goof facilities such a roof top terrace which gives views across London. The concierge service is helpful when receiving parcels as well as help with parking, keys etc. Unfortunately, this is all the development offers and this is not reflected in the rental price. Building and prooerty management are not very forthcoming in dealing with repairs and building issues.

The local area is very up and coming. There is a range of bars, restaurants and shops immediately downstairs that are used by the local community. The transport links are good with a national rail station on the doorstep as well as DLR and busses not far. There is a lack of parking unfortunately and the on street parking is limited.
Please share one thing (or more) which you wish you had known before you moved in:
Many of these flats are owned by overseas in esters and owners which is very disappointing. Appears to be a money making purpose, increasing rental fees each year.
How has the building management responded to any problems or issues you have raised:
Very few. We are still waiting for repairs after several years as well as dealing with the issues of unsafe cladding.
There are great transport links in central London, which is great for travelling around to far places.

However, there is poor internet connections within this development, which makes it very difficult to surf the internet.

I like that there are so many shops around.
I do not like that there are litter problems in the area.

I wish that there was better internet connection within my place.
If there is one thing you would change about your flat or property what would it be:
I wish that we were on a higher floor level.
I also wish that the concierge would remain a longer amount.
Overall a great place to live and a lovely area!
Design is okay. The wide hallways are great. The windows feel dangerous because they open at waist height. The kitchen surfaces could be a nicer finish. Inside walls need to be thicker. Property management is difficult to get in contact with and takes long periods to deal with issues. We were disappointed to find that there was no window cleaning service for us on the 11th floor (FAR to dangerous to reach and do it ourselves). When property management does arrive to solve problems they are fantastic. Maybe residents also need more guidance on correct bin use?

Deptford is a great place to live. There are local amenities, bars, pubs, theatres and transport links within easy walking distance. Train and DLR not loud at all. Parking is expensive on the development and put me off bringing my car.

The thickness of the walls.
What is the best feature of your home:
The absolutely incredible and unobstructed views of the whole of London. Not seen a view like it.
Good modern development – functional and well located
Modern buildings which are well designed and well equipped. Basic features e.g. washing machine but everything works well. Communal bike store downstairs. Lack of on site property / building management has led to some issues with theft e.g. parcels from communal areas.

Great location – very close to Deptford High Street and train station and also walking distance to Greenwich. Off street parking available to purchase. Very occasional noise from other properties but to be expected living in a development.

The flats are part of a development so expect some noise from others.
How has the building management responded to any problems or issues you have raised:
I personally have not raised issues recently, but there has been some issues with theft in the development. Management appear to have tried to rectify this and have provided email updates and surveys, however this could have been better managed e.g. upgraded security
A fairly good area
I really like the colourful look of the flats on the outside as it is very friendly looking and stands out visually.
The facilities are pretty good such as the leisure centre I use sometimes on my off days to relax.

The area is very noisy with house parties and messy with litter.
I like it being near station as it is convenient for me to travel regularly in quick time.

The concierge does not work on weekends and is not particularly effective.
If there is one thing you would change about your flat or property what would it be:
Nothing as I am already satisfied with where I live.
Clensy area
There are new opportunities arising in this area such as hair beauty salons
There are however little shops in the area
There are new renovations in the area
There is frequent problems with the management company, which is resulting to us receiving bills of gas to pay as poor management needs to be fixed

I really like that the area is cleaned up
I do not like the high street with wierd people and drug dealers

One the other side there was places to park and now they stopped it
How has the building management responded to any problems or issues you have raised:
They have not responded to our requests appropriately.
Wavelengths special
I really like how the supermarkets are close by to where I live as they are in walking distance.
I also like using the facilities at the leisure centre at wavelengths

Nothing I can think of at all as I have been very satisfied.
I really like the activeness of the area
I really using the shops around the area which is close by. And I particularly like visiting the Italian restaurant in the area as I am of Italian heritage and it brings good vibes within the Deptford community.

I really like that the area is very active on the weekends
Sometimes it is dangerous to walk alone after midnight

No as everything is perfectly byilt to my standards.
Diverse area, poor management
I really like how the area is diverse as there are plenty of things to do and go on visits such as the restaurants and the bars.
I do not like that the management is not helpful and that they do not support the upkeep of the building.

The value for money is not worth the value and I found that out very quickly.
What is the best feature of your home:
I particularly like the spacious balcony area, as it allows me to observe beautiful views.
Deptford Project
Some elements of design are good. Such as a roof terrace and balancing space. Poor design of bin store leaves the lobby area smelling. Building management is poor and managers do not respond to comments. Not having a concierge for more hours of the day is a problem.

Great transport links. Variety of shops and bars. A good balance of old and new.
