Please tell us about the good and bad aspects of living in your local area:
Only the location is good. Bins are always full. Sometimes the bin area is open, and strangers come and go and dig into the bins.
How has the building management responded to any problems or issues you have raised:
The ladies at reception tried their best, but there were loads of problems to deal with.
Please share one thing (or more) which you wish you had known before you moved in:
Electricity is going to be a big part of the monthly bills. If you find better other places , think twice if you want to rent here.
Manager response
Thank you for taking the time to share your feedback. We are sorry to hear that your experience at The Barnum did not meet your expectations, and we appreciate the detail you’ve provided regarding your concerns. We take your comments seriously and would like to address the key points you raised. We apologise for the previous downtime of the main entrance door and one of the lifts. Reliable access and security are top priorities, which is why we ensure that the building is covered by an extensive CCTV system and onsite security, who carry out regular patrols. We are often at the mercy of specialist third party suppliers when it comes to repairs however, we are working to ensure any maintenance issues are addressed in a timely manner and regular communications are provided to residents. Alternative lifts are available in the building so if we ever were to experience an outage again, there would still be access to at least one if not two other lifts. The behaviour you described regarding engineers entering without permission and leaving a mess is completely unacceptable. I do believe that the unauthorised entry was down to a lack of communication. We are investigating this with our maintenance team to ensure strict adherence to our entry and cleanliness policies. Regarding utility costs, we understand your concerns regarding heating efficiency and electricity bills. Residents are welcome to change their energy providers during their tenancy if they so wish as we appreciate that the rising cost in living is an issue that affects us all. As for waste management, we are working with the local Council to ensure there is consistency with collections and having recently joined forces with a new cleaning provider, are confident that there will be an improvement in services in this area. Thank you for your positive feedback regarding the onsite Team. They are a valued part of The Barnum and key to the building running smoothly. I will ensure your feedback is passed on as I’m sure they will appreciate your kind words. If you wish to discuss anything further, I am happy for you to contact me directly. Kindest Regards Melissa Hemming-Bosworth

Expensive, badly maintained and horribly located, unless you commute by train.

Please tell us about the good and bad aspects of living in your local area:
Public transport is excellent, but the noise associated with the main road (front) or trains station (back) is high. Traffic is always extreme as the road is a main artery out of the city. The pavement is frequently filled with football fans heading to Nots County or Forest grounds. The housing estate near by is a high crime area. Beggars outside the local shops are a constant nuisance.
How has the building management responded to any problems or issues you have raised:
The front desk recommended that we fill in a survey. No points raised have been addressed at time of writing (3 months later)
Please share one thing (or more) which you wish you had known before you moved in:
The trains don’t run after midnight, but they still come and go and spend hours with the engines on idle all through the night.

It’s well designed. It’s only a small flat but uses the space well

Please tell us about the good and bad aspects of living in your local area:
The area is great. Super close to the trains, trams and buses. Parking at the station is super handy. Lots of local shops and restaurants, and very close to the centre of town. The new shop downstairs is nice
How has the building management responded to any problems or issues you have raised:
The ticket system is ok but very slow. Everything internal to the flat has eventually been resolved but it took a long time
Please share one thing (or more) which you wish you had known before you moved in:
I wish I knew about the issues with security and the state of the out of sight public areas

Please tell us about the good and bad aspects of living in your local area:
The location is very central and highly convenient for a lot of things. However, it is right next to the train station which can be incredibly noisy with trains/announcements if you are on that side of the building. The lack of AC means summer is a choice of noise or heat. There is also some antisocial behavior in the area being in the city centre and the security measures of the building are terrible. Car park garage door has been broken for the entirety of my tenancy allowing thieves access, doors are constantly left open as the mechanism doesn't allow them to close. This has been raised by multiple tenants after incident and has not been resolved
How has the building management responded to any problems or issues you have raised:
The building management team are great but actually getting action from Grainger seems very protracted and difficult
Please share one thing (or more) which you wish you had known before you moved in:
Just how noisy the train station announcements were.
