Ten Park Drive, E14

I lived at 10 Park Drive for over a year. The location is excellent and the building presents itself as a premium development, but unfortunately my experience of the property management and concierge service was poor enough that I would not recommend living here. The most serious incident occurred at the end of my tenancy. I left a large prepaid Royal Mail parcel with the concierge specifically for a scheduled Royal Mail collection. The parcel was accepted by concierge for that purpose. It contained personal belongings worth several thousand pounds, for which I retain purchase and return records. The parcel was subsequently disposed of by concierge without my permission. This is not a matter of the parcel simply being lost. Concierge informed us in writing that they had contacted the intended recipient and, after she said she did not want the parcel, it had been disposed of. She was not the owner of the contents and had never been authorised by me to approve the disposal of my property. Despite the building having my resident details and contact information, I was not contacted before this irreversible decision was made. Even more concerningly, senior residential management subsequently confirmed to us in writing that the parcel had been opened and its contents inspected before it was disposed of. Management attempted to justify the decision partly on the basis that the contents did not appear to them to be of significant value. I find it extraordinary that concierge staff considered themselves entitled to open a resident's parcel, assess the apparent value of its contents and then dispose of it without first contacting the owner. There is also a significant discrepancy in management's explanation of the Royal Mail collection. Management told us in writing that no collection had been booked. However, I have Royal Mail's written confirmation showing the collection order, the specific parcel, the collection address and an attempted collection at 4:05pm on 1 September 2026. Royal Mail recorded the reason for the failed collection as there appearing to be nobody in when they called. I provided this documentary evidence to management and asked them to investigate the discrepancy. This was particularly disappointing because earlier in my tenancy the 10 Park Drive concierge had specifically confirmed in writing that they were happy to accept parcels for me while I was away and even deliver them into my apartment. My experience therefore suggests a serious lack of consistency, procedure and accountability in the way residents' property is handled. Unfortunately, this was not my only management-related problem. When I moved in, I had no hot water, and Evinox informed me in writing that services to the apartment had been suspended because of outstanding balances from prior occupancies. The cooling system then remained unusable for an extended period while responsibility was passed between the concierge, Evinox, Birdsall and contractors. I also spent more than two months without access to my own mailbox while its lock awaited replacement, and during that process I was informed that the concierge spare key had been lost. Some individual members of staff were helpful during my tenancy, and the building and surrounding area are attractive. However, a premium residential development should ultimately be judged by how it protects residents' property, maintains essential services and responds when something goes seriously wrong. In my experience, the management at 10 Park Drive fell far below the standard I would expect at this price point. The handling of my parcel, and the subsequent attempt to deny liability rather than properly address how identifiable resident property came to be opened and deliberately disposed of, destroyed my confidence in the management of the building.

My experience with the concierge and property management was completely unacceptable. Before moving out, I personally handed a prepaid Royal Mail parcel to the concierge for collection. Instead, staff opened the parcel without my permission, went through my personal belongings, decided that the contents “did not appear to be of clearly significant value”, and disposed of everything without contacting me once, despite having my contact details. What made this worse was the response afterwards: no meaningful apology, no compensation and no genuine accountability. Instead, management repeatedly attempted to justify what happened and made statements about the Royal Mail collection that are contradicted by the documentary evidence I have. This was also not my first negative experience with the concierge team, particularly Luca, whose manner I have consistently found rude, dismissive and unhelpful. For a luxury development, this raises serious concerns about residents’ privacy, property, staff accountability and management standards. I completely lost confidence in the management as a result.

Management of the block leaves a lot to be desired, for months my windows have not been missed and are now filthy, despite constant chasing and the service charges are too extortionate for such poor customer service from the buildings manager. Parking is also too limited and they should allow a residents forum.

Building management is great. Flats are designed so well interior with high quality Residents terrace is nice place to chill out and to get some sunshine Technical appliances are all in good quality

The development is ok. I think it could have a bigger space for the lounge where people from the building can hang out/relax. Design is good but I think it could have been improved, for example in a part of the wardrobe i can barely fit anything. Everything is clean very helpful and lovely staff
