A great choice for first time buyers.

I was very impressed with the design of this new development. Modern apartments with good attention to detail. Even though the buildings are between a fairly busy hospital and a main road, I was surprised at how quiet the development is. The flats are spacious with big windows, and that means lots of natural light. There is also a private garden on the first floor for residents, and lots of cycle parking. The development is a short walk from Hanwell High Street, and with the imminent advent of Crossrail will soon be very well connected to the centre of London.

The development lacks an onsite shop or concierge.

Great apartments, useless developer.

The development itself has been smartly thought out, with a mix of new buildings and sensitively restored heritage buildings like the gatehouse and chapel, which will be used for artist studios. The apartments themselves are fairly spacious with a good amount of light and well-sized balconies, and the kitchens are a very good size for a new-build. The apartments are fairly good value for the area, which will benefit greatly from Crossrail.

While the development is not gated, it has a quiet feel with good landscaping and lots of green space making it perfect for people with pets. The lack of gating does however lead to considerable issues with unauthorised parking, and spaces are limited.

Despite my overall positive view of the development itself, Catalyst who own the site are a complete nightmare to deal with. Communication is nonexistent, they are slow to respond to the inevitable snags that are present in all new-build places, and they treat buyers with an attitude that boarders on contempt once you have signed on the bottom line. While I am pleased to see issues are slowly being dealt with, I would advise caution when dealing with any of Catalyst’s developments across London.

There is an abundance of green space around the local area, despite the fairly busy road. The development does not have a supermarket but there are several small convenience stores within a short walking distance. There is no gym nearby but one is planned provisionally for the local area.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I’d known that the large commercial unit on the site was earmarked for use as an office, and not a Co-Op as the developer told us.

A huge development with homes to suit a variety of budgets

St Bernard’s Gate is a new development by Catalyst Housing, made up of a collection of mid-rise buildings near Ealing General Hospital. The development comprises 270 homes, a mix of private ownership, Shared Ownership and a small number for social rent. Residents have access to a large underground car park, and there are some street-side permits available. A car club scheme is in operation, plus there’s lots of secure cycle storage.

The apartments here are sleek and contemporary, and come with huge windows, open-plan layouts and chic neutral colour schemes. Storage is ample in the hallways, kitchens and bedrooms, while bathrooms are attractive and tiled from floor to ceiling.

Getting into London from this leafy suburb is easy. St Bernard’s Gate is close to three tube lines as well as National Rail services. Ealing Broadway is serviced by both the District and Central lines, while nearby Boston Manor tube station is serviced by the Piccadilly line. When Crossrail is complete, St Bernard’s Gate residents will be within easy walking distance – a massive plus for investors. There’s also a reliable bus network here, with Heathrow Airport easily accessible for journeys further afield.

Finally, a word on the local area. Ealing has a vibrant restaurant scene that caters to all tastes, plus a huge selection of cafes and bars. Families, meanwhile, will love the open green spaces, such as Brent Lodge Park (home to Hanwell Zoo) and Hanwell Meadows – both nearby.
