Amazing Place to Live

Amazing place to live! The sizes of 2 bedroom flats is bigger than average in this area, the soundproofing is good, flats keep warm really good too. In winter months, most of the time live without heating. Temperatures in the flat never go down below 16 degrees, so only tiny amounts of heating needed.

Please tell us about the good and bad aspects of living in your local area:

The local area is great, there is a special vibe in Hanwell and also with Elizabeth line, travel to central London now takes no longer than walk to any shop. Surrounded by lots of parks and green areas, this development is small, but very beautiful.

How has the building management responded to any problems or issues you have raised:

Occasionally when there are issues, the building management responds, but very slowly

Please share one thing (or more) which you wish you had known before you moved in:

There is no AC in the flat and to install it you need special permission

Being next to the hospital has obvious pros and cons. Building and grounds are maintained well, however, you pay the price through the service charges. Good to be in lower rise buildings so doesn’t feel like a congested development. Could do with more communal facilities.

Please tell us about the good and bad aspects of living in your local area:

Very good location with access to underground, rail and buses. Easy access to Heathrow. Lots of parks in the vicinity, and access to a variety of local shops and supermarkets. Not enough parking and no visitor parking spots. Some minor issues with anti social behaviour from non-residents

How has the building management responded to any problems or issues you have raised:

Generally can take a while to get a response and in some cases there has been no response at all.

Please share one thing (or more) which you wish you had known before you moved in:

Would like to see more communal facilities - sales informed us of various ideas for the empty buildings but nothing has happened in the 4 years since I have been here

Everything is great except the fact our neighbours can see us in our bedroom from their balcony ( the way it built), but overall love the development, it’s lovely! Want to say big thanks to Stel and Emmanuel for helping us with the purchase. We were even thinking of buying a property here, but they helped and guided us through and we are very grateful:)

Please tell us about the good and bad aspects of living in your local area:

Closest supermarket is 10 minutes away and Londis nearby doesn’t have that wide range of products, but overall location is great- close to the bus stop and park.

How has the building management responded to any problems or issues you have raised:

Too early to answer at the moment, raised the issue with the oven again!

Please share one thing (or more) which you wish you had known before you moved in:

I wish i knew that we should check every lightbulb, every kitchen unit to ensure it’s working as our oven doesn’t work since we’ve moved and we’ve been trying to get it fixed since then.. everything else is great!

Do buy homes from Catalysts.

Sorry for typos , needed to do it on my phone as building does not have internet cable ! I bought a flat from Catalyst with Help to buy. it is built as cheapest and lowest quality possible. I mean I've never seen such a incompetence and ignorance in entirety of my life. They claim they have a after care and fix their issues, thats not true , they actually came and caused more damage as they dropped the door and damaged the wall and flooring (and he had a cut finger from his previous project and blood was all over the door . I didnt know it was catalyst engineer blood and I touched it . God knows what type of illness can be passed by blood but catalyst doesnt care) Home was soled andI got a key with no electricity! now after 3 months ,noticed that the extractor fan was off for a while because of no electricity and the extractor fan channel is full of spiders (it has no filters and if it stops working basically any insects can enter the building ) I raised this to so called after care but they simply ignored. Also the balcony door is not well sealed and the engineer who came to fix wanted to fix it with glue ! (same guy that his blood was all over the door ) Cables are left with no socket in the kitchen and under the kitchen cabinet was full of rubbish. The electricity meter and intercoms were registered to other flats. I mean I can list forever but you get the point. My advise , if you hear Catalyst housing , you will better sleeping under the bridge than a house or flat built by Catalyst. It's too late for me as I'm trapped and lost the only opportunity of my life to buy home because of Catalyst. God knows how long I need to save and spent money to fix the issues that new house should not have! On the area , the common area is used by ealing general and mental hospital employees and patience for smoking . So you see kids are playing in the area few meters from group of hospital employees smoking .very awful to watch.

Please tell us about the good and bad aspects of living in your local area:

There is none !

Please share one thing (or more) which you wish you had known before you moved in:

I wish I knew not all the developers are trustworthy and a list to warn new buyers to avoid developers like Catalyst Housing. Thats why Im writing this review to prevent this happening for another first time buyer.

Please share one thing (or more) which you would change about your development:

If I could sell it I would have done it in blank of an eye . Such a share that Help to buy is only for first time buyers and I burned it on Catalyst housing.

The design of the flat is good and it is quite spacious for a single person. It would be nice if they built a supermarket on site in the commercial space and there is not any supermarket nearby. The property management is poor I have not heard back from the defects form that I emailed over a week ago. It took Catalyst a couple of months to fix my heating. There is a massive pot hole in from on Kinglake House which is very unattractive. Hopefully the construction team will lower it down and cover it as it may be an issue when I sell my flat. There a huge demand for parking and the bollards are often tapered with, which is very frustrating. Greggs is ok, but it definely be nice to have an aldi or sainsburys local onsite

Please tell us about the good and bad aspects of living in your local area:

I like that there is a newsagent and there are good transport links. Lots of buses and national rail stations close by. I dislike that you that there are no restaurants nearby.

How has the building management responded to any problems or issues you have raised:

Yes, but not on the first instance. I have not received an email back from the aftercare team of the rund defect form It appears as though no one is monitor the customer enquiries inbox. You have to call several times to get a solution. I had to escalate it.

Please share one thing (or more) which you wish you had known before you moved in:

I would of been handy to know about the level of service that you receive after you purchase. I would of been nice to know that you cannot decorate the balcony.
