I have been a tenant here for a year now and it has been a brilliant time. The management team and tenants make living in Spring Wharf all the more enjoyable. I struggled to find somewhere else in Bath as renting with a dog is difficult, but the residence is so dog friendly I can see why so many pet owners end up here! I love it and it’s been a happy time so far.

So close to Oldfield Park and local Lidl and pet shop. Convenience personified! 20 mins walk to town and 10 mins to Victoria Park and royal crescent, with coffee en route..perfection!

If you are looking for pet friendly, look no further! I tried everywhere else to rent and wish I had come straight here.

Simple and classic design of the building. Clean and functional flats while having some personality.
Brilliant facilities that removed many of the bad points of rental properties.
Management are diligent and caring, taking into consideration what tenants want.

Classy design that lets in loads of light, making every space feel roomy and inviting. Facilities are modern and always clean making them a pleasure to use, from the gym to the residents lounge. Staff are always friendly and helpful if there are any issues.

Close to a lovely local high street and just 20 minutes walk from the centre of bath. Close to so many amenities and other residents are all very friendly and considerate.

The building itself is well put together, contemporary design throughout and the furnished apartments have quality furniture throughout. The facilities offered are excellent, the gym located in the communal mezzanine green space, although limited, is a nice additional feature. The coffee machine in the reception area provides great, bean to cup, coffee included in the price of your rent. The management, especially that of the people who are in reception day in and day out, is amazing. All of them are fantastic and can not go far enough to help, they are an ultimate credit to Springwharf and are without a doubt it’s best asset.

Springwharf is a delightful complex situation on the outskirts of Bath city centre no more than a 15 minute walk to all of the amenities that Bath has to offer. The area itself is a major commuting route and traffic can be bad during rush hour but the apartments are silent whilst windows are closed. Oldfield park train station is a 5 minute walk away and once on board 15 minutes away from Bristol temple meads allowing excellent access to both cities. Parking availability is a huge limiting factor, although Springwharf has parking, it is at an additional cost and parking in the local area can be difficult to secure. The other consideration is that there is currently a lot of development work happening in the area with what appears to be four separate major constructions happening in the immediate area.

Although parking around the local area can be tricky and will incur a short walk the saving (£75-£100 pcm) is worth it, scope out the area before moving in!

Building management has been excellent through my time at Springwharf. Pete, who conducts the maintenance for site, is brilliant, quick to respond and effective on fixing all problems I’ve called him out for this first point of contact is amazing.

Spring Wharf – Sensible renting with great value and location

The block of flats are modern looking and well fitted out inside with options for parking nearby (at additional cost). My flat came with appliances included (including a washer/dryer which was a much appreciated surprise). Property management are brilliant and can’t do enough for you, if you have problems with any part of the property let them know and they will sort ASAP. Brilliant all round.

I moved into Spring Wharf last year around October. I have never experienced such helpful and friendly staff, a straightforward and down to earth approach to renting/ sorting out contracts etc. brilliant location near the town centre and railway links with the options to have pets in rented accommodation (quite a rare occurrence) I would recommend living at Spring Wharf to anyone.

The one bed flats will seem a bit small when you are viewing but don’t be turned off, a bit of clever space management will make it all worth it as it is a brilliant place to live

Had an issue with doorbell not ringing which was resolved in under 48 hours. Another example of brilliant service from Spring Wharf

Very comfortable living here

The concierge service are great at handling packages and are very attentive to all issues. For a new build it has quite a character to the building. The on-site free gym and wifi are also great additions to living here. Could have better parking amenities for people visiting .

There’s a short walk to town from where we live with a bus route just outside. The train station is also handy being 3 minutes walk away.

That there was going to be nearby student accommodation being built which would block our views.

Listened to our concerns about nearby building work disrupting our lives, and made concessions for it.

Spring Wharf is a Convenient and Pleasant Place to Live.

Spring Wharf is well-designed.
Recycling stores are conveniently located in all buildings. The bike stores are also very conveniently located, although they have been subject to at least three break ins or attempted break ins in the past 2 years, so would be improved by additional security measures.

The building management is excellent, the staff at reception are friendly and it is such a luxury for me that they can accept parcels/deliveries 8am-8pm. When we have had problems in our flat, e.g. a leaky tap, they have been attended to very quickly.

The insulation in the building is very very good as the flats are newly built. We rarely have to put the heating on, even in winter – however this does mean that the flat can get very hot in summer.

The residents’ gym is smaller than I’d like it to be and when equipment has been broken, it has taken a long time for it to be fixed.

Spring Wharf is very conveniently located for the city of Bath (15-20 min walk). There is also nearby Moorland Road (5-8 min walk) with local shops shops, post office and cafes.

Public transport options are good, with Oldfield Park station just 5 mins walk away for easy travel to Bristol and beyond.

Parking is on site, but comes at an additional cost.

How warm the flat would be, both in winter (a good thing) and in summer (not such a good thing)

How has the building management responded to any problems or issues you have raised:

When we have had problems in our flat, e.g. a leaky tap, they have been attended to very quickly.

Building and property managers very helpful and response to issues and requests. Overall design is good and easy access to facilities. Price slightly expensive for space available but acceptable with furnished spaces. Insulation not great especially on ground or first floors during winter

The design of the building is lovely. The gym is very good although the size of it means that if its got a couple people in already it is difficult to use and being located a little bit of a walk away from my building, it means I don’t use it as much as I would like as it is is usually full when I do walk to it. If we have any issues then the maintenance man will usually come to help, although this hasnt happened often so not sure how efficient this is for other people who have had more issues. I am disappointed that in the last week there were builders of some sort on the roof that my bedroom window is connected to. At 9am in the morning they were directly outside of my bedroom window making a lot of noise and I had no prior warning that they would be there. To make it worse, when I was showering about half an hour after being woken up, the maintenance man knocked on my door to say that they would need to run an extension lead through our flat and I was stood in a towel and he tried to come in. I wouldn’t have been as bothered by this had I had prior warning of any work being done that morning, and if I had been informed, I would have avoided showering at this time of day and also would have been expecting the noise that early in the morning. There is also no private green space that I feel comfortable using as the shared garden area has flats that look out onto it. For example, if I want to sit and have some wine with my partner, or sunbathe, I feel like everyone sat in their living rooms is watching me or would be disturbed by us talking. Lastly, we are mainly looking to move out due to other reasons, but due to the heat being so bad in the apartments (probably due to the triple glazed windows) we have been actively looking to live elsewhere as it is insufferable to be in the flat when it is warm out and we cant afford an air con unit. We also cant open the windows as we live in one of the flats that are on the main road side which is very noisy.

Location is very convenient for both walking and public transport. Parking is okay, although very expensive to park which has caused us to look elsewhere as we can’t afford to park our car at Spring wharf for much longer. Additionally, having visitors is difficult as the free parking is limited to 3 hours and it is unclear to us how we can have visitors park for longer periods (for example if I have family stay for the night). Shops are close by and easy to access.

Please share one thing (or more) which you wish you had known before you moved in:

How hot the building gets when the temperature increases outside even slightly, it is so hard to be inside without aircon which we cant afford. Road noise also.

Usually sorts any issues out fairly quickly, not much experience of things going wrong though.

Air con and lack of free/affordable parking

The only criticism is that there is no air con. It gets unbearably hot in the summer, even when it’s only 20 degrees outside. This is the biggest and pretty much only issue I have with living here and would be the reason I decide to leave.

Please tell us what you like and dislike about this area:

The area is perfect, the only thing would be that it would be good to have more free parking areas, or the parking at spring wharf could be more affordable like £30 a month. Traffic can be noisy when windows are open but not at all when windows are shut.

I wish I knew there was no air con and knew more about the struggle to park for free.
