Firstly the staff are legends. When I had corona virus they dropped all my parcels to my door just out of the kindness of their own hearts and trust me I ordered a lot of useless stuff out of boredom. They are all so kind and helpful. The building amenities themselves are great, the free gym is so useful alongside a responsive maintenance team. The property itself is so fresh and beautiful. Very excellent.

Please tell us what you like and dislike about this area:

The location is great because its so close to old field park train station, this means I can get to work in Bristol in no time. This also means I can get to Bath Spa Station in two minutes or so. Its good walking distance to town and has some nice brunch places on nearby Chelsea Road. I’ve saved a lot of money by grocery shopping at Lidl which is a five minute walk away. Very good.

I wish I had known how loud and busy the nearby road is.

What is the best feature of your home:

The large window spaces are great. The location and storage space is great.

In my opinion, buildings and apartments are nicely designed, furniture and materials used are of high quality. During our time here, we did not have any serious issues and if anything came up it was dealt with promptly from the management side. If there are delays it is caused by external companies and that is understandable and forgivable. There are nice communal areas, although their use is limited during the pandemic. I like that there is a gym on-site. The reception is also a lifesaver because we do not have to worry about being at home to accept our deliveries and it also feels nice that there is always someone I can go and talk to in case I have any issues. One the other side, storage for bicycles is quite poorly designed and there is not enough space for all residents. There are hooks attached to the walls where we can store our bikes, but I am not able to do it myself as I am too small. More storage that is accessible for everyone no matter the size would be appreciated.

Spring Wharf is located close to all essential shops. I particularly enjoy shops and services within the building, such as a plastic-free shop, gym, bike shop. I like how close it is to a train station making it easy to commute to Bristol or elsewhere. There is a lot of green areas and nice places for walk/run. I LOVE THIS! Especially now when I am working from home, it is nice to be so close to nature and parks. However, Spring Wharf is also located in immediate proximity to the main road. It can get very busy and load even during the night which is far from ideal. I am also aware of what it means to the quality of the air we are breathing. Although this issue concerns only those tenants whose apartments are facing the road.

Social events for residents are plus, very flexible tenancy terms.

If there is one thing you would change about your flat or property what would it be:

Definitely bike storage. Whenever I want to get my bike my partner has to unhook it for me. Even if i was able to do it myself there is just not enough space for all of us.

Echoing the reviews already on here, the staff are complete legends! Alicia and Elena on the front of house team are always so welcoming and friendly and couldn’t do more for you. We’ve lived here for 3 months and are really happy. There is a nice community feel with lovely neighbours and it’s nicely quiet. Communal decking area lovely and a real sun trap. Really recommend it!

Good shops in walking distance (i.e. M&S, Scoop, Tesco Express) and not too far from town (22 min walk to the station). The canal walks are stunning and there are other good walks close by, too i.e. the Linear Park Walk starts across the road.

Although there are lots of apartments here, it is quiet and peaceful.

What is the best feature of your home:

The fact that they are warmly welcoming of pets. Our cat loves it.

Location & Staff Are Great, But The Price Doesn’t Justify The Quality

I have been living at Spring Wharf for over a year now and as much as the location is great, and the staff incredibly friendly I’ve found there’s more reasons not to live her than there is to live here. I’ll keep it short and sweet.

The Good:
– The kitchen is great, it might be small but the marble tops are nice, the oven and large fridge helps keeps us stocked for weeks on end.
– The staff are very friendly and are always there to take in your deliveries for you.
– Communal bins makes it easy to throw away your rubbish whenever instead of waiting for “bin days”.
– The small gym is nice for a quick session, but anymore than 4 people inside makes it feel cramped.
– The flat is new, modern and looks tidy, with nice bathrooms, plenty of storage and nice lighting.
– It’s based near the river, meaning easy access to bike paths.

The Bad:
– They charge you £300 to have a pet, then a monthly fee of £50, making it almost £1000 a year to have a cat/dog in the flat.
– They charge you £150 a month for a parking space, even when most of their spaces are empty.
– In a year of being here, they have only cleaned our windows once.
– When moving in, the flat was dirty, and we had toilet issues for weeks.
– We have had a 60cm crack in our window for 6 months, they said they couldn’t fix it.
– This is the noisiest flat I have ever lived in. The main road makes it impossible to relax in the day and impossible to have windows open at night due to the road and students walking past frequently.
– No air con, and due to the large windows the flats get insanely hot in the summer. One day it was 34C in our flat, and that’s with all of the windows open and blinds pulled. Summer days average 24C with our windows open, we leave the flat too cool down. In winter though, it does stay warm.
– “Free” internet is okay for downloads, but if you are uploading anything it’s very slow.
– Bikes get stolen a lot here, and one day I found out through a Facebook post on the Morland Road group days before Spring Wharf informed us. Now everyones bikes are jammed into two lock ups making it hard to find a place to lock it up safely, many actually keep their bikes in their own flats for safety.
– I once found a homeless man outside my door shouting up the corridors trying to open other residents doors. So somehow they can get in through the front locked doors.
– Outside communal area is overlooked by lots of flats, so its not very private. It feels as if you’re always being watched, so not many seem to use it.
– We have had continuous problems with the main access doors. Sometimes the doorbell doesn’t work, sometimes the door itself won’t open and so on, many times we have had to go down to let anyone in.

I know this review sounds a bit disheartening, but when you’re paying very high rent prices you don’t expect to have bikes stolen, or homeless people outside your door, dirty cracked windows and payment problems their end when paying rent.

My main reasons for leaving in the coming months is due to the noise from the roads, the heating problems in the summer and the high rent prices. When I first made interest in renting I mentioned the parking and pet rates, they said “we can sort something out for you”, and when I got in, they then couldn’t help me and wanted to charge me £300 for a pet, and £200 a month for the pet and parking moving forward. And that’s on top of the £1250+ rent for a 2 bed.

It looks great on the outside, but on the inside its fairly average.

The local area and location is very good. You’re just out of the city, which means you don’t get too much hustle and bustle. There’s a couple of local shops, Morland Road is 5 minutes walk away and Pure Gym seconds away.

I wish I knew about the noise that the roads makes, the heat in the summer and the low quality security. I asked them if bikes get stolen what they do to help their residents, and apparently “its your own risk”.

How has the building management responded to any problems or issues you have raised:

Building management respond fairly quickly, and are always there to help. When we moved into the flat it was dirty and the toilet system was broken. We cleaned the flat ourselves and management fixed our toilet in a couple of weeks. But the crack in the windows is too small to fix apparently, even if it is half way through a plain of glass.

The apartment is very nice and the view is amazing. The design on the outside looks absolutely amazing. Especially that they have a 24/7 gym and they have Pure Gym right under the Grain Store building which is amazing.

There is really nothing that I wished I would have known as they mentioned everything to me prior to me agreeing to rent here.

The design and management of the property and facilities is great. Easily accessible and well maintained. Apartments are quite sound proof, you can’t hear your neighbours neither can they hear you once indoors. Great during winter and summer. Amazing indoor lighting and much storage space. Quick to help with any problems in the apartment

The development we live in is the grain store which is a lovely well kept building maintained to a high standard with sound proof windows making the road almost forgettable. The team help us with anything we need with a short walk/phone call to reception to help us with any issues we may encounter. Its a lovely place to live and we will recommend it to anyone!

Its a good vibrant area with parking and access to multiple shops and near the centre of town

The only downside we find is the road noise, the flat gets quite warm when sunny, and to counter this you must open a window which lets in a rather noisy main road.

We havent had any issues so the building management hasnt had to assist us at all!

Flats are great as well as the facilities – small gym for residents only and a garden for people in flats with no balconies to enjoy
Management always on hand to help should you need anything. The main road is fairly loud but once you close the windows this solves the problem

Easy and clean apartments and block that has friendly reception and cleaning staff.
I enjoy the accessibility of the apartments, as well as the community that lives within it.
All outdoor areas are very pleasant to sit in with my friends and offer a close and clean area to relax.

It’s a lovely place to stay in. Facilities are great, love the design of the bathroom. Great lighting Through out. Very soundproof. Can open for main door without leaving your apartment which is so convenient. Reception collect parcels and is open til 8pm so can still pick up after coming back from work

Spring Wharf is a great modern development with a community vibe. The team in reception can’t do enough for you and the gym has everything you need. The apartments are modern, stylish and perfect for us as a working couple.

The area is fantastic, 5 minute walk from oldfield park train station, Victoria park and 20 minutes walk from the centre of town. Lidl is just next door so perfect for our food shops. Love this area and can’t recommend it enough.

To someone that was just moving in, I’d make them aware that the gym below us is really busy, they to bring their own furniture out when having a bbq on the terrace in the summer and Scoop downstairs is fantastic and does fresh bread on the weekends.

What is the best feature of your home:

The best feature of our home for us our shower and the huge mirror in the bathroom, it has made my flat ‘the posh house’ to my little niece. We also really love the concierge service, we get a lot of things delivered and it’s been a godsend to know our packages will always be kept safe and ready to collect whenever we are ready.
