The area is great, there are alot of restaurants and bars to explore. Its a lively area but it’s also not extremely noisy

How has the building management responded to any problems or issues you have raised:

Building management handle issues and complaints very well, they do their best to resolve any issues I have.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known about homebox as if I’d researched them before hand I might’ve thought twice about moving here. It has been bery stressful having to deal with them.

Please tell us about the good and bad aspects of living in your local area:

There is nothing next to the development, and it's too warm. If you open the windows, it's too loud because a busy road is right next door, if you close the windows it's a green house.

How has the building management responded to any problems or issues you have raised:

Not applicable, I haven't reported any issues so far.

Please share one thing (or more) which you wish you had known before you moved in:

Super warm building, and bills super expensive comparatively to other accommodations.

Manager response

Thank you for taking the time to share your feedback. We are sorry to hear that your experience has not fully met expectations. We understand your comments around value for money and appreciate that residents will naturally compare their experience with other developments in Sheffield. Our aim is to provide high-quality homes, well-maintained shared spaces and a positive resident experience, so we are disappointed to hear that you feel the building has not delivered this for you. We are also sorry to hear that you have found the apartment too warm, particularly during warmer weather. Comfort within the apartments is important to us, and we would encourage you to report this to the building management team so they can look into your specific apartment and advise on any practical steps that may help. Regarding utility costs, these can vary depending on usage, tariff arrangements and apartment type, but we appreciate your concern and would be happy to discuss this with you in more detail. We are pleased to hear that you have experienced some sense of community through the gym sessions. We also provide a range of resident events and engagement opportunities throughout the year, and we are committed to continuing to grow the community within the building. We always welcome resident feedback and suggestions on the types of events or activities they would like to see more of. As you have not yet raised these concerns with the management team directly, we would really welcome the opportunity to speak with you and better understand your experience. Please contact the team so we can look into the matters you have raised and see how we can help. Thank you again for your feedback.

Please tell us about the good and bad aspects of living in your local area:

Absolutely love living in kelham island. There’s lots of local pubs and restaurants, as well as a variety of coffee shops that suit all tastes. Walking distance from the bus station and train station, though the parking can be a bit of a nightmare.

How has the building management responded to any problems or issues you have raised:

Our maintenance man Terry is absolutely fantastic. He comes over if we ever have any issue, and when I broke my stove top, he not only helped me to get ahold of the right company to have it replaced, but made sure we still had a way to cook until the repairs could be made.

Please share one thing (or more) which you wish you had known before you moved in:

The parking situation is a bit abysmal, it’s 100£ a month to fight for space in a dirt lot that gets a bit sheisty during the winter time. The front of office are all very kind and helpful, while still being professional. And it’s very pet friendly, so if you’re not an animal person this may not be the best place for you.

Manager response

Thank you so much for your wonderful review. We’re delighted to hear how much you’ve enjoyed the design of Soho Yard and the sense of community within the building. It’s great to know the shared spaces, amenities, and little touches throughout the building have helped make it feel like home. We also really appreciate your feedback regarding the local area, and we’re so pleased you’ve enjoyed everything Kelham Island has to offer. Thank you as well for your honest comments around parking — we understand this can be frustrating at times due to the city centre location. A special thank you for your kind words about Terry and the wider team too. We’ll be sure to share your feedback with them, and we’re so pleased they’ve been able to support you whenever needed. Thank you again for taking the time to share your experience and for recommending us.

Please tell us about the good and bad aspects of living in your local area:

Really convenient to the city centre shopping, train station and more. Right next to Kelham island means lots of nearby social spaces. Plenty car parks for visitors. A local Tesco a 2min walk away.

How has the building management responded to any problems or issues you have raised:

Really quick to complete any maintenance for us in the apartment

Please share one thing (or more) which you wish you had known before you moved in:

Really good water pressure! The staff can help with anything you need.

Manager response

Please tell us about the good and bad aspects of living in your local area:

The apartment buildings are in a great central location within Sheffield, with both the city centre and Kelham Island only short walking distances away. The free city centre bus route is next to the building which is ideal for people wanting to quickly get into the centre and the tram stops are also a short walk away, so nearby transport links are great. Due to its location there are many shops, bars and restaurants residents can walk to. The area felt safe to live in and the building complex area is kept clean and tidy. With it being situated next to a main road you can hear the traffic but it's not too bad, at least from my apartment it wasn't.

How has the building management responded to any problems or issues you have raised:

The building management team were for the most part pretty great and quick with their responses/support. I think there were certainly teething problems to begin with as this was a new build, a new team etc so some things certainly were not communicated the best both prior to moving in and moving out (for transparency I moved out to move in with my partner, not because I didn't enjoy living at Soho Yard which I did). However, the team did their best and were reasonable and open to discussions / feedback so they could better handle things in future. Any issues or problems I raised were mostly sorted out, especially when it came to maintenance with Terry being incredible as always.

Please share one thing (or more) which you wish you had known before you moved in:

The main thing for me that ended up being the biggest issue was regarding the hot water. The apartment was already expensive enough as it was, but I was not told prior to moving in we would become liable for the hot water billing. There were constant issues with the water for months, some days we had no running water. For what we were paying, it really wasn't good enough in my opinion. Granted these issues were resolved as quickly as possible, but when you were paying as much as you were for hot water per month and the supplier company where absymal, I would have expected better. I don't think this was handled the best but it would be the only thing I would say was a continuous and frustrating problem. Besides that, the apartment building was the best place I had ever lived in, in all my years of renting.

Manager response

Thank you so much for taking the time to leave such a thoughtful review. We’re delighted to hear how much you loved your apartment, the design of the building, the facilities, and the location. It’s especially lovely to hear that Soho Yard felt like home for you during your time with us. We also really appreciate your kind words about the team. Thank you as well for your honest comments regarding the hot water supplier and communication around this. As a new development, there were certainly lessons for us to learn, and we have since changed the way the hot water provider and billing process are introduced to residents before move-in to ensure everything is much clearer from the outset. We also continue to improve our services and overall resident experience wherever possible. Thank you again for being part of the Soho Yard community, and we wish you all the best in your new home.
