Simple Life at River's Edge, WA4

Please tell us about the good and bad aspects of living in your local area:

There is a local shop in a petrol garage around a 10 minute walk from the estate (depending where on the estate you live may vary) or there is a Premier off license further down Chester road which is good. No local restaurants within walking distance, however with the rise of uber eats, deliveroo & just eat you can't complain really as it is easy to just order off there. Transport links - A 15 minute walk from Warrington Bank Quay Station that provides frequent links to London & further north towards Scotland so that is good. Town centre can be a 20-30 minute walk, I work for the bus company that happens to provide the closest bus service to the development (10 and 47 bus service), non biased opinion compared to Warrington's own buses our service is outstanding with minimal cancellations/breakdowns it can be trusted by residents who don't drive, have children who need to get around or fancy a ride into town for shopping or a few drinks! We live on Arrowe Park Drive a little further down from the main road, noise isn't loud, being next to the West Coast Mainline you can and will hear the trains passing & as the WCML is one of the UK's busiest routes for passenger trains AND freight trains do expect noise all hours of day and night however it isn't loud enough to be annoying. Windows closed you probably wouldn't hear it. Our street has no signs of anti social behavior so far. Bin collections seem ok, however if you want frequent post, Royal Mail are utterly useless it seems, and neighbors say it has not improved. We moved into the last house available through Simple Life at the time of writing this (June 2025)

How has the building management responded to any problems or issues you have raised:

We have had no issues with our home so far. So nothing to report.

Please share one thing (or more) which you wish you had known before you moved in:

Simple Life seem to shy away from conducting viewings & the fact you have to pay a deposit equivalent to a weeks rent (deduced off your first month if you pass all referencing etc ok) in order to secure the property seemed like a red flag but I can imagine it is to prevent time wasters & dreamers.

Please tell us about the good and bad aspects of living in your local area:

It's so nice and prestigious to leave in such an environment. Very spacious and no violence. We hope to get a bus stop on our road soon.

How has the building management responded to any problems or issues you have raised:

Building management was so concerned, touchy and we had a quick and permanent solution to it.

Please share one thing (or more) which you wish you had known before you moved in:

Well, I should have known that I was going to live in such a beautiful building and peaceful environment. I didn't know the place until the key was handed over.

Please tell us about the good and bad aspects of living in your local area:

Local shops are a quick walk or drive away. There is also lots of access to riverside trails away from the public roads. It is quiet and well maintained. If there are any issues they are quickly sorted out as soon as Simple Life is informed of the issue ie. bins and maintenance. I will say, the app could use some work. It is very glitchy and often not working due to being under maintenance.

How has the building management responded to any problems or issues you have raised:

The respond quickly with thorough information and act quickly as well - depending on the severity. (Bins store overflowing was sorted within 2 days of reporting and a broken entrance within 1)

Please share one thing (or more) which you wish you had known before you moved in:

I’ve noticed some features are pretty cheap and come apart easily and unfortunately the resident is responsible for this. Our toilet seat has come loose and broken and it gets used gently so either the damage was pre-existing or the fixtures are cheap. Either way, I reported the damage and I was told I was liable to fix it. So now I’m researching toilets to figure out what pieces I even need to fix a toilet seat.

I enjoy being less than 15 mins walk to Warrington Bank Quay, for easy connections to major cities of the UK

Via logging a case in the app and prompt response from Countryside

Nothing comes to mind. I actually didnt get a chance to view before moving in but was happy to

Great location for motorways and a 10 minute walk to town centre and train station also a lovely park 15 minutes walk away

The building management team respond very quickly and repairs don't take long
