Simple Life at Base at Newhall, CM17

Please tell us about the good and bad aspects of living in your local area:

Newhall we thought was going to be our dream come true, we purchased a £500k detached home to see our life out in peace and tranquility. What we didn't account for is the known thug that Simple Life Homes rented to opposite us at 2 Treadle Path that has made our life a living nightmare. Anti social behaviour, aggressive answers when being challenged when he parks his work van in a visitors bay but rams my fence to get as close as possible. He has put up 2 cam eras facing our house and he and his wife stare into our windows while chain smoking every 20 minutes. He has 2 allocated spaces and has taken over 2 car ports and secured them into enclosed garages where he runs his roofing business from outside our new home. This is breaking na number of the covenants we signed for. He also has 5 French bulldogs yet Simple Life Homes have a policy for only 2 dogs.

How has the building management responded to any problems or issues you have raised:

Very poorly, very slowly and annoyingly some of the bigger messy things could have been fixed before we moved in. They need to do much better.

Please share one thing (or more) which you wish you had known before you moved in:

if we knew we were going to be intimidated by a neighbour and let down by Vistry, SHW the Estate Managers and Simple Life Homes we would have stayed where we were.

Please tell us about the good and bad aspects of living in your local area:

Fantastic development. Newhall is a great place to live, shops within walking distance, as well as two great coffee shops/cafes. Waling distance to rail station and local high street. It's a shame that Simple Life do not care about the happiness of their residents, it seems as long as they are being paid rent, they don't care how/who is living in the properties. I have called numerous times to report constant yelling/shouting/weed smoking/dog locked out and barking in all weather and times from our Simple Life neighbours, to be told 'we really don't have any right to contact residents about this, you'll need to call the local council or report to the police' - WOW! It really is a shame as it's such a great place to live and the majority of neighbours are great and there really is that community feel.

How has the building management responded to any problems or issues you have raised:

Always respond promptly, however not always willing to help resolve an issue which falls within their responsibility.

None, i carried out a lot of research myself so not much else required from Simple Life.

Please tell us about the good and bad aspects of living in your local area:

It’s great living in Newhall Harlow Great bus link in to church Langley or Harlow town centre. There’s a co op on site along with coffee shop. 10 minutes walk to Tesco in church Langley also card factory and chemist. Also 15 minutes walk to Harlow old town. I have two car park spaces . Bin collection is regular every Friday. No traffic noise or anti social behaviour. It’s a lovely place to live.

How has the building management responded to any problems or issues you have raised:

They have been very helpful. Problems have been dealt with quickly and efficiently.

Please share one thing (or more) which you wish you had known before you moved in:

Maybe a bit more information about the area bus links , timetables. Shops in the surrounding area. I was new to the area and so it took me a while to get to know where everything was. Also maybe a list of shops or facilities on site small park areas, coffee shops etc…

Please tell us about the good and bad aspects of living in your local area:

Its very convenient to have couple of grocery shops with decent working hours. Restaurants in Newhall are cosy and highly rated.

How has the building management responded to any problems or issues you have raised:

Very few to report, but I find it convenient to report issues through the online portal.

It feel and becomes your home even if you are away from home.

Please tell us about the good and bad aspects of living in your local area:

Our development has one coffee shop with freshly made cakes and fresh brewed coffee. We also have a door-step co-op store for everyday essentials, a great addition to our local area!

How has the building management responded to any problems or issues you have raised:

Always attentive to our needs as a response is sent immediately and the problem gets resolved. This wasn't the case two years ago but we can definitely feel a difference.

- I wish there was flooring downstairs as carpets aren't very hygenynic, especially with kids. - Having a co-op nearby is a blessing! Very convenient! A lovely place to chat with neighbors too!
