Please tell us about the good and bad aspects of living in your local area:

The location is ideal for my commute and errands because there are several local stores, cafes, pubs and eateries in the area providing lots of options for daily necessities and eating out. With regular train and dependable bus services, the transit connections are first rate. The neigbourhood feels welcoming and safe overall. Bin collections occur on regular basis and although there is traffic noise due to emergency vehicles at any time, it is generally not very bothersome. The last but not the least, our high street-closed to traffic-, just one-minute walk away, is full of shops of high quality.

How has the building management responded to any problems or issues you have raised:

The property management are superbly reponsive to any issue raised through email, GSM and/or mobile call. Apart from that, they send informative emails about maintanance, social meetings or celebrations. Special thanks to Mima and Sam, both show huge dedication to tenant satisfaction. Additionally great appreciation to consierge staff.

We as a family of four were not expecting such satisfaction.

Close proximity to high street and the train station. Good choice of supermarkets and fast food chains but poor selection of shops.

How has the building management responded to any problems or issues you have raised:

Excellent when resolving maintenance issues in the flat or building. Easy to book via an app and always quickly resolved.

Please share one thing (or more) which you wish you had known before you moved in:

Very close proximity to the train station and police station. Very noisy, even with windows closed.

Please tell us about the good and bad aspects of living in your local area:

The property is very close to train station which is convenient to tenants who needs daily travel to city London. Also it is just few minutes walk to high street which is ideal to those who don't own private cars. The main aspect is its high rental & proximity to construction site.

How has the building management responded to any problems or issues you have raised:

Yes, building management reacts quite fast to our feedback

Please share one thing (or more) which you wish you had known before you moved in:

It is good to know the availability of carpark. If not available within the building, better provide advice where can tenants find parking space.

Local shops are okay, though there could be a bit more variety in the area. Being right in the heart of Sutton and close to the station makes it very convenient for transport and commuting. Bin collections are generally good and reliable, although occasional fly-tipping can be an issue at times.

How has the building management responded to any problems or issues you have raised:

Responses can be slow at times, and I’ve occasionally had to remind them more than once. On a few occasions, the wrong parts were provided for repairs.

Honestly, there isn’t anything major I wish I’d known before moving in. Everything has been mostly as expected from the viewing and description.

Close to station, convenient, 5 minutes to go to high street. Lack of parking space. The train noise is sting if you are station view side

How has the building management responded to any problems or issues you have raised:

The concierge is helpful and responsive but sometimes but the management company so slow to respond such like renew the contract

Apartment photo and information, B&Q will be rebuild a new building, it may affect the view and noise.
