Beautiful building, excellent apartment layouts maximising space. Having lived in the apartments nearby in other buildings, I’ve found no storage space and a wasteful, illogical design is the norm. Saxton is the opposite, floor to ceiling windows optimise light, the kitchen/lounge layouts are space-saving with sturdy materials used and modern features, The bedrooms are also of a decent size, and it costs very little (surprisingly, considering the size of the windows) to heat the apartment. The allotments are also lovely to stroll through,

Please tell us what you like and dislike about this area:

Good proximity to the city centre, while being slightly off the main road which minimises noise. However, the immediate neighbourhood between the main road and the building (200m distance), depending on the time of night can feel unsafe. Good community and neighbourhood security in place for the building. As with any apartment close to the centre, the service charge and ground rent is expensive, but less so that other central developments.

Please share one thing (or more) which you wish you had known before you moved in:

The arrangements of paying the RMG for the service charges – we get sent letters (not emails, in 2020) and if missed e.g. because you’re abroad, you get a hefty late pay fine.

What is the best feature of your home:

The windows, the layout and the quality of the apartment. It was kept in very good condition by the previous owners – I have never moved in to an apartment without having to clean/paint/fix anything before. Proximity to the centre, secure parking.

The flats are good quality, walls are thick so you don’t hear much and they retain heat well so you don’t need to turn the heating on much . Big windows across one side is great and a real feature. The upkeep of the development is not optimal. The front gate breaks very frequently, the allotments are not being upkept and just generally no money is spent on maintaining the property.

The team who manage the post, general things around the building are great though and always very helpful

Area is decent. You are a 10 minute walk from the city center and a 5 minute walk from the Docks which is a lovely area. You can walk to the canal and to local pubs and restaurants. The closets shop is the docks which is not far but you need to drive to the supermarket. You can walk to headrow for all buses across the city which is great

The windows are great for openness and light but it gets really hot in summer!

How has the building management responded to any problems or issues you have raised:

I have not raised myself but we have a group and residents raise issues here and report back to RMG

Saxton is great, because of the huge windows the light into the flat is amazing. The flats are always warm in winder, they get really warm in summer when the sun is directly on them. It’s great having the garden and allotment there’s always somewhere private to sit outside which is lovely

The management company RMG are awful I own and live in my flat which I used to rent. RMG are a pain to deal with no matter what side your on.

It’s really quiet at night but so close to town which is great, need a little corner shop on this side of the road

If you can don’t go for a south facing flat as it would get very hot in summer in the evenings

24 hour security on site, and safer windows that lock out

Saxton is a great, modern development in a brilliant location. It is very friendly with a nice mix of young professionals, families and retired folk. The back garden and allotments are great and really sociable. It has cycle storage, resident parking and visitor parking covered by CCTV and is typically a secure site. Every flat is a slightly different design although each follows a similar design approach. There are some lovely views over the city centre if you’re in a West facing flat, but the East facing flats can feel a little exposed to people in the garden. One of the buildings has recently got all-new, fire-safe cladding following Grenfell. The other building didn’t was deemed safe at the time but is now going through the process of getting its cladding replaced too. Unfortunately, the one downside to Saxton is the property management company, who are a bit disappointing in not being very responsive and letting some of the maintenance slip.

The area is great. It’s quiet but just a short walk away from Leeds Dock and the city centre. The riverside is lovely to walk, cycle or run down.

That the management company are a bit rubbish.

If there is one thing you would change about your flat or property what would it be:

The management company are not very responsive and could keep things better maintained.

Saxton is beautifully designed. The floor to ceiling windows are a stunning feature of every room and the views are stunning. The concierge goes above and beyond and is always happy to help in whatever way he can.
The garden and allotments are lovely in the summer,

Saxton is a very convenient place to live. It is close to both the city centre and the motorways so it’s perfect for commuting professionals.
It’s only a short walk to the city centre so is close to shops, bars and all other amenities.
Unfortunately there is no big supermarket near by, so can be difficult if you don’t have a car.

Parking is not available for every flat. And is £300/6 months to rent.

What is the best feature of your home:

The windows! They’re such a beautiful feature, people always comment on how unique they are.

Saxton in Leeds – A great location and friendly place to live

The onsite gym is very handy and well maintained. The post room is staffed by wonderful concierges who will take in parcels, take meter readings and will generally help with anything.
Security can be a bit of an issue when any of the main gates break as it seems to take a while to get anything fixed and bikes have been stolen from site, The outdoor lift has been broken for years with no sign of it getting fixed – apparently it would cost too much so not good for wheelchair users and people with pushchairs.
The flats themselves are lovely to live in, very modern. I find mine very spacious for a 1 bed flat and a good size bathroom with a bathtub.
There are allotments that can be rented and a very big communal garden with barbeque facilities.
Two onsite carparks and a bike shed.
Superfast broadband is available and there is a Facebook group so you feel like you’re part of a community – very friendly.

Very close to the city centre with good transport links – close to the bus station and train station. Walking distance to the shops, bars and restaurants. Close to theatres, Leeds Arena, O2 academy, the Playhouse and Northern Ballet. Walking distance to Leeds Beckett and the University of Leeds.

Please share one thing (or more) which you wish you had known before you moved in:

The issues with the cladding. It has recently been replaced but we are struggling to get confirmation that the costs won’t be passed onto leaseholders in future and there are some people who are finding it difficult to sell their flats without official confirmation.

If there is one thing you would change about your flat or property what would it be:

Better gates around the property that don’t break so easily.

Development is great, the garden is a very popular facility and was widely used this summer, especially with lockdown. I do think RMG as a facility management company needs to be looked at though. The flats are relatively small, but the monthly cost far out weighs any of these small negatives. Gym is good but that hasn’t been open a lot this year due to COVID.

Great area, super central, we have however had a speight of criminal activity recently, I.e parcels getting stolen

Love the building has a really friendly atmosphere.

Great feeling of community.

Good facilities, gym, garden area, vegetable patch.

Car parking included which is a bonus.

Bright flats as they have floor to ceiling windows.

Large bedrooms, large living area.

Nothing! All was seen in viewing. Flats are larger than seem

Security worryingly poor for a gated community. Multiple break ins, intimidation from outsiders and thefts. Adequate communications from RMG but certainly no more than average. Saving grace is Richard Manson the building manager – thank god for that man.

Run down area and high school children walking in the road/gathering in the Saxton gates.

The lack of care/poor use of ground rent from leaseholders. Lack of security.

Water tank is massive and an unnecessary use of precious storage space.

Great location and views.

A great location. Lovely modern flat with great views of the city landscape. Our flat is on a great level with a lovely balcony. bedrooms are both the same size, big enough for us. The living/kitchen area is a lovely open plan. The perfect size flat.
