Good space between houses and decent drives and front garden space. Not too many snags but quite a big one with the concrete floor in the kitchen and hallway. Full of cracks and not level which prevented us getting the flooring we wanted. House designs are spacious and all the bedrooms are a decent size. The bathroom is arguably too big and could have made the main bedroom slightly bigger instead.

Please tell us about the good and bad aspects of living in your local area:

Nice little shops and a good range of pubs and micro pubs / bars, plenty of takeaways. Little traffic, surrounded by fields, close to supermarkets and easy motorway accesss.

Please share one thing (or more) which you wish you had known before you moved in:

Check the concrete floor is level and not cracked. We couldn’t get the flooring we wanted because the concrete flooring in the kitchen and hallway was cracked and not suitable.

What is the best feature of your home:

South facing garden, bigger than other local 3-bed semis at a cheaper cost

Our street is lovely, gorgeous mix of houses and ours seems to be the only development where the developers have made a effort to include trees! There's a park and attenuation pond etc planned for the near future, which will be a nice touch. Our neighbours are all lovely, and overall the developments coming together really nicely. Some of our snagging issues have been a little slow in getting resolved, but hoping that picks up now that we're a year in!

Please tell us about the good and bad aspects of living in your local area:

Love our little town, it's got a great historical side with some old building and cobbled streets, some lovely shops and decent pubs - only needs more vegan-friendly cafés! There's also a brilliant venue in the town centre for live music, comedy and panto. There's a local train station, handy, though about a mile out if town.

Please share one thing (or more) which you wish you had known before you moved in:

Every wall is plasterboard in a new build! Don't expect to drill straight into masonry on external walls when hanging shelves etc.!

What is the best feature of your home:

Garden, front and back. Outdoor space really means a lot for us.

Overall, the design of the development is fantastic. The streets are spacious and the houses are attactive. The inside design/layout of the house is interesting, and makes the house feel more spacious than it looks/is. Lovells have been quick to respond to emergencies, but there's been a large number of snags we've had to chase them to get fixed. This has included a blocked water main, sagging doors, and two substantial leaks. Internet speeds are fantastic (1 gig).

Please tell us about the good and bad aspects of living in your local area:

There's a broad variety of local shops, albeit with a limited selection. It feels like there's at least one of everything essential (grocery shops, bakery, pharmacy, etc), with several bakeries, cafes and a small number of takeaways. The street itself is lovely. It's a wide, generous space with some greenery. There's a small amount of traffic noise, but nothing disturbing. Plenty of parking, and friendly people. The only major downsides are that most large shops are at least a 40 minute drive away (in one of the surrounding cities), and public transport links are non-existent. You need a bike or car to get to the train station, and there's basically no buses.

The public transport links are very poor, you need a car or bike to be able to get around.

What is the best feature of your home:

The layout of the house makes it interesting to move around. The space has been used very effectively, and it feels much larger than it is.

A lovely development in Howden

The development is a great size, not too big or too small and the houses have great spacing between them so you don't feel too overlooked or crammed in. There's ample parking for residents and visitors as lots of green space. There are a few playgrounds between the developments and the one in Saddlers Grange will be great for the community when it's done. It's nice to have lots of green space even in a new build area and it feels like they've paid attention to including lots of trees, bushes and greenery in the area to maintain the countryside feel. The residents on the development are lovely and it's nice to have a community feel in the area. The team on site are really generous with their time and always happy to help when needed.

Please tell us about the good and bad aspects of living in your local area:

Howden is a lovely place to live full of small businesses and local conveniences. Plenty of places to go for a nice drink or meal as well as lots of local events to enjoy. The area is great for places to walk dogs with access to plenty of footpaths including the lovely Howden Marsh at the entrance to the estate!

Please share one thing (or more) which you wish you had known before you moved in:

As with all new builds, there will be things that need fixing or sorting but the team are lovely so a bit of patience and kindness makes the world of difference in feeling less stressed around the time of moving in, they will get sorted, it just takes a little bit of time

What is the best feature of your home:

We love our home and how spacious it is! We especially love that the garden faces out into the garden, it's a lovely place to relax in the evening when the sun sets. The house feels like a lot of thought went into the design and practicality was taken into account. It's really warm and well insulated and the layout is fab! The team were quick to sort out our small list of snags and we really love our home! The master bedroom is really spacious and bright and the en suite is nicely laid out with lovely tiling.

The design of our house is very good, the room sizes are great for a new build and storage space is well thought out. The look of the house is very appealing and the fixtures and fittings are of good quality. Our drive way is a little too narrow as it is difficult to get in and out of the car when it is parked by the side of the house.

Please tell us about the good and bad aspects of living in your local area:

The Saddlers Grange development is I a great location. It is 20 minutes walk from the lovely market town of Howden. Where there is a great choice of pubs, restaurants, shops, everything you need within walking distance. There is a nature walk (Howden Marsh) literally across the road. There is a train station about 1 mile away with great transport links to York, Leeds and London. However I think there may not be sufficient parking at the station. Our street is very nice with grass verges and trees on the avenue. It’s very quiet with very little traffic noise.

Please share one thing (or more) which you wish you had known before you moved in:

Check out the width of the driveway and although it is very expensive to have the integrated washing machine as an upgrade, it’s probably worth paying for as we had issues getting one installed after we moved in.

What is the best feature of your home:

The best feature of our home is the downstairs layout. We have a lovely spacious kitchen and dining area which is big enough to house a seating area.
