Royal Waterside is a Redrow Homes development located near Ealing and Chiswick. It comprises of 265 one to three-bedroom apartments.  In addition, it is only a 13-minute walk away from Hanger Lane underground station, which serves the Central line. Redrow Homes’ vision was to ‘deliver outstanding sustainability’ when building this development.

The building has excellent design, the apartments have a modern, clean feel.

The building management is slow, the heating is extremely expensive and there is no option to choose another provider.

Energy provider can be switched, and there are good / cheap options.

Park management company is not great. They fine people when they shouldn’t, and they don’t fine people when they should (with actual reports), which is sad.

There is an Asda 5min away from Bus, there is a bus station right at the development with a good amount of buses. The shops nearby are mostly low quality, but there is a Park Royal mall 10min walk away with a few good options. Deliveroo, Uber Eats both deliver, and there are plenty of options.

Please share one thing (or more) which you wish you had known before you moved in:

I was only told about the heating costs when the first quarterly bill showed up (over 180 GBP). Before that, I assumed it was all in a single bill with the same provider, which offers both heating/electricity. I really wish I had been notified about that.

If there is one thing you would change about your flat or property what would it be:

No frills. Always responds, is very open to suggestions. Couldn’t ask for a better Landlord.

The building is fine and it has a private park that can be enjoyed. The quality of the building is also good, however it could be better kept by the management company.
Unfortunately some residents haven’t got a lot of respect for shared and communal areas, but aside from that is a good place to live.

There aren’t a lot of amenities nor services around. Hopefully with the new development being built around here they will add some essential services, such as a dental surgery, a pharmacy (there is only one in Asda) and hopefully some local shops

The management is not great

What is the best feature of your home:

The window fittings are top quality, stopping all noises and keeping the house cool in summer and hot during winter.

There should be parking for visitors !
There is no cleaning from outside for the building, i think there should be some cleaning for windows and building in general from outside.
The design is nice and open space houses they have new smart electric meters which is good aswell. !! Garage parking for cars and cycle is really convenient aswell!

Area is nice and location is good
There is no visitor parking which is very annoying !!

New development in a great area

I am very happy with the flat. It is a 3 bedroom nice modern flat. It is also very spacious. I got a big furnitured balcony with a great view of all the green around the area. I also got my own parking spit which is great.
It all feels really new as it was recently built. I have never had any issues.
I think you are allowed pets too, but personally I’m not interested.
You don’t really get to know the neighbours, but they all seem alright. It is very quiet inside the building.

The location is very convenient. Everything you need is not too far. You got shops, cafes, supermarkets, etc just a few minutes drive away.
The area also feels very safe and peaceful. There are lots of green spaces and fresh air. The view is fantastic and it’s a very nice environment. I would say it is quite unlikely to find a place like this in London but I really like it.

I knew the area before I moved into the development, so I knew what it was like.

No local shops

The flat is nice. It is very spacious. I am happy with the design and the facilities. We got a large balcony with a nice view which is good especially for the summer.
The flat is very good for storing heat during winter. However, this makes it extremely hot during summer.
Apart from that I cannot see any other issues. All, neighbours are nice, and I would say it is a family friendly development.

Transport is okay. We got buses and it’s good we got 2 train stations nearby.
The area is very green. It is nice having a sort of parking outside the development as children can play there.
A drawback is we need more shops for sure. There are no local stores around so even for buying milk you have to get the bus to ASDA, which is the closest supermarket.

I wish I had known there were no local shops at all.

I have had no negative experiences in the property so far. I like the design of the property so I can arrange things how I like. All problems such as water shortages were fixed very quickly by the building management.

I like the transport links, it allows me to go into central london quickly for work. I do wish were shops closer to the property.

The apartment is bright however is not that spacious. The appliances are all very modern and energy efficient. All of the maintenance repairs, such as lifts breaking, are covered by the building and they provide an average turn around with these repairs. The design of the place is good and so is the location. It is quite a residential area meaning it is mostly quiet. We also have a commumnal park with a lake which is private for the residents of the building.

I like how the area is very green however there are sometimes a lot of young people who hang around here and interrupt the peaceful atmosphere.

The shop in there area can be better as there is only one.
The transport is good, I like that there is two train lines but the buses are not that good.
There is a good amount of space in the flat, but sometimes it gets hot and there is no air con in the building.

The transport is good and I like that we have two train lines.
The apartments are really nice and has a lot of space.

The flat is really nice. It is so modern and spacious. Everything works works fine. The facilities are really good. All the rooms in the flat are very nice and well designed.
We even got a big balcony with an amazing view of the park. There was enough space to put some furniture in it so it is great, especially during the summer.
All the neighbours seems very nice and quiet.
I cannot mention anything about building management as I have not been living hete for long but till now I have not had any issues.

The area looks very nice and feels really safe. It is very green and there is a lot of fresh air for being in London. We got a kind of parking in front of the development which is also nice.
Transport links are alright. Personally I prefer driving in the area. Parking has not been too bad till now.
Having more shops would be good, though. I have not been here for too long but it feels a bit dead around the development.
