transport is good. there is a bus stop right next to the building. the bins are very far away and its hard to open the bins but its always kept clean. other than that i have nothing bad to say.
How has the building management responded to any problems or issues you have raised:
No, my issues have been solved immediately anytime I had a problem! the maintenance is a lofe saver

I wish i had known that the flat needed to be cleaned before moving in because that was terrible to walk into. But i do not regret moving here everything else has been AMAZING.

Roco is the ideal location in the city centre. It is in view of the waterfront which you can see from some apartments, the shops, bars , supermarkets are all on the doorstep. It's also great for transport links within the city and outside of the city!
How has the building management responded to any problems or issues you have raised:
Yes, they do promptly. I've actually only needed advice so far though

Just the price is on the luxury side. However, I'm happy about that because it means it guarantees that it is for only certain people. The luxury is evident here and the price is so worth it

Please tell us about the good and bad aspects of living in your local area:
The location itself is good – close to local shops, bars and cafes, and the city centre is within walking distance. Transport links are generally reliable, and there’s a tram and bus stop nearby, making commuting easy. However, parking is extremely limited, bins often overflow, and noise from nearby nightlife and residents returning late can be disruptive. Bin collections can be irregular, leading to rubbish piling up. The surrounding area feels safe enough, but anti-social behaviour occasionally spills over from within the building, especially around the shared outdoor spaces. It’s convenient, but far from peaceful.
How has the building management responded to any problems or issues you have raised:
They usually respond, but the tone is always accusational and unprofessional. Management often treats residents like children — if one person does something wrong, everyone gets punished. There’s a clear lack of accountability, consistency, and basic customer service skills. As mentioned above Liz/Gihan (on-site staff) have been excellent!
Please share one thing (or more) which you wish you had known before you moved in:
I wish I’d known how different the reality is from what’s advertised. It looks premium online, but day-to-day management is chaotic, the community has no real engagement, and surprise charges appear constantly. Deposits are treated as profit opportunities, and cleaners for move-outs are no longer offered, making it harder to avoid deductions. Also wish I’d known water wasn’t actually included despite being told otherwise. My advice: document everything, take dated photos, and don’t expect clear communication from management.

The location is incredible, you can walk average 10 minutes to the most iconic places on city center of Liverpool. You have restaurants, stores, a subway station cross the street.
How has the building management responded to any problems or issues you have raised:
They consistently deflect responsibility. Issues like overcharging for water, pest infestations, and leaks were either ignored or handled poorly. For example, a dead rat smell lasted two months with no real fix—just air fresheners. We had to follow up ourselves after move-out to get any update. Communication is slow and accountability is lacking.
Please share one thing (or more) which you wish you had known before you moved in:
"That the ‘utilities included’ offer was misleading, and we’d later be charged unevenly compared to other tenants. Also, that poor maintenance—like pest issues, leaks, and unresolved smells—would affect our comfort, and management wouldn’t take real responsibility

The location is great. You can walk to every major attraction in the city, as well as shops, restaurants, pubs and museums. There is a wide variety for all budgets and tastes. The building is right in front of the James St. station, so getting transport to anywhere is really easy. Noise from pubs might be a bit of a nuisance as well as the rubbish left behind on the streets by party-goers
How has the building management responded to any problems or issues you have raised:
Sometimes management has replied late in terms of issues raised for maintenance, although the maintenance personnel is great and really helpful when they are notified of what needs to be done.
Please share one thing (or more) which you wish you had known before you moved in:
I would have liked to know they were going to go back on their word regarding publicity for bills included. I would have liked to know about the noise from the pub located at the back of the building.
