The development is newly built but apparently has a lot of problems. There is always some kind of maintenance work around all buildings in development.
Fire alarm is faulty and it made a lot of false alarm ( even during the night )

The local area is very disappointing. Not many local pubs, restaurants or shop.
There is only 1 big supermarket and is always crowded.
The area is plenty of development and is very over-populated

If I knew L&Q was so bad as landlord/management, I’d not move here

What is the best feature of your home:

House is new, so means I was the first one moving in.
Flat had a lot of space and storage

L&Q is the worst of the worst

Development is nice and new, but is very poorly built.
We’ve been the first ones moving in in our flat, and we find out a lot of issues in the flat.
Our balcony window didn’t close properly and it took more than 1 months to fix it, and in the meantime we couldn’t leave our flat.
Appliance didn’t work properly too

Local area is not very good.
– Essential services are very poor
– Area is not very secure
– Public transport is a nightmare, Jubilee line is always overcrowded at every time

That management was so bad and landlord so incompetent

Building management is L&Q as well, so issue are the same.
Just worst management

Average building with worst property management

The development looks fine and new…until you actually move in. Building and flats are poorly designed and builded. You can have several issues with anything in the building, like doors and windows.
The property is managed by L&Q directly and they are simply the worst! They don’t care at all of people living in their building!
Worst experience in my life dealing with them

Not a great choice of local shops and restaurants/bars.
Transport links are not adeguate for the amount of people living in the area. Jubilee line is always super packed and crowded, at any time

L&Q was so bad in dealing with tenants

No, they always try to delay and not dealing directly

A high-quality development in a great location. We were impressed by the quality of construction (very good noise insulation, no ceiling vibrations) and appreciate that ceiling heights are noticeably higher than the UK regulatory minimum.

Ample green spaces nearby and close proximity to a tube station

Please share one thing (or more) which you wish you had known before you moved in:

The heating not being charged via a central billing process, but having to be done via a separate prepaid system is a mild inconvenience.

How has the building management responded to any problems or issues you have raised:

All the initial questions were responded. Essential repairs were carried out while lower priority repairs are scheduled for when Covid restrictions ease.

The flat looks great and is very nicely designed for aesthetics. However, throughout the last two years of our stay there have been a lot of issues with things breaking (despite the fact we have been the first people to live in the flat) including lights, the electric hob and even the balcony door. We also have water damage from a leak through the ceiling which lets in water when it rains. Whenever issues are flagged to building management, they usually take a very long time to reply or have them fixed. For example, the balcony door has been broken for almost 9 months now and it took us two months to get a response when trying to renew our contract. This was particularly disappointing considering the rent was being increased, despite all of the aforementioned issues.

Please tell us what you like and dislike about this area:

The development is nicely situated between two stations meaning you can quite easily get to the Jubilee Line or the Overground. It’s also near to the Thames, Russia Dockland Park and the local quays. However there is not much more to do in the area so we predominantly travel elsewhere.

Please share one thing (or more) which you wish you had known before you moved in:

There will be a construction site just over the road which will be noisy throughout the working day.

What is the best feature of your home:

There is a large living / kitchen space which lets in a lot of light.

Great one bed flat with good space and large balcony..

The design of the building is modern and spacious and the luxury of having a large balcony is great, despite the fact our particular flat gets no sunlight at all which is a little disappointing. The metal work on the balcony is becoming a little warped now due to rain and water damage but causes us no issues. We had one main issue with the flat since moving in with a leaky bathroom tap. This took a lot longer than we would of liked to get sorted with the property manager and the job that was done to fix this issue in the end was not very good. We have bikes locked up downstairs and there have been a few occasions now where this has been broken into and bikes stolen which is not ideal.

Please tell us what you like and dislike about this area:

Location wise the development is in a great position. It backs onto the Russia Docklands park which has been a great area to walk around and be in nature. Easy walking distance to Canada Water station for the Jubilee line and also overground services. Traffic noise is minimal on the street but the past 6 months of living here there has been a lot more disturbance due to the building works at Printworks.

Please share one thing (or more) which you wish you had known before you moved in:

The amount of building work that would start going on the road at Printworks and noise around the flat area for repair works on the grounds.

What is the best feature of your home:

The open plan kitchen / living area and large balcony space.

The design of the buildings is excellent, they look extremely premium and luxury, even from the end of the road.

The open spaces between each building is very picturesque and gives the apartments a more suburban feel.

It’s a shame there’s no on-site gym for these apartments.

The local retail park is amazing, you can pick up almost anything from those shops.

Being so close to Surrey Quays and Canada Water tube stations is very handy.

Parking availability could be better. The bins sometimes take a while to be collected, so the bins can overflow sometimes.

Please share one thing (or more) which you wish you had known before you moved in:

How thin the walls are, both internal to each apartment and between separate apartments

If there is one thing you would change about your flat or property what would it be:

Wish it could be south facing instead of North, so that we got direct sun throughout the day

The interior design is good with decent size bedrooms and balcony. Balcony is the highlight with great view to the woodland and Canary Wharf. The exterior design is novel although the wooden panel may wear overtime which would require additional costs to replace. Facilities are generally well managed and in good condition.

Very quiet and residential area with close proximity to a park. The variety of local shops and restaurants isn’t as great but it is improving with new developments.

Please share one thing (or more) which you wish you had known before you moved in:

One thing that I wouldn’t necessarily know from viewing is the construct of walls. The wall isn’t made of concrete material which means you can’t really hammer in any heavy wall decorations / additional storage facilities.

If there is one thing you would change about your flat or property what would it be:

The blind is really thin and would let in too much light during summer (or sunny days). Light sleepers may want to replace the curtain.

Design is good very soundproof apartments but could have a bigger bedroom. Would like under bed storage and more storage in general especially in the kitchen. Another bad thing is there is no communal bins in the garden areas which is fustrating as a dog owner

Good is that it’s a quiet area lots of parks and shops local. Really easy to get into central London. I wish there was more bars, pubs and restaurants in the are.

I wish there was communal bins in the communal garden outside area especially for dog owners many of our neighbours who are also dog owners have raised this issue

Fine replaced furniture quickly however lots of neighbours have on going issues such as leaks that haven’t been resolved in over a year

The design is excellent compare to other design have seen the facilities is grate ,The management is okay always respond to issues and they keep us inform of any changes or what work is been Carried out be it on the road, street or building.

The design and the location of the site, close to Canada Water train station and also Bus travel, you will also find Tesco shopping mail,Everything you will need in a good environment.
The only nagative will be not enough parking bay and the council is not ready to grant us a parking ticket to be able to pay and park our cars.

Not sure what to expect before I moved in but was impressed about the design and how close it was to very area when you want to do ur shopping, security is great, roads excellent ,everything is on point if I can say anyone will love it Hera .

Design ,looking out from my window it looks so beautiful and at night .
