Design of the building is good, although sometimes I do question whether the wooden panel outside could last long (as a building material). There isn't an onsite gym which I genuinely there could be one going forward. Property management is generally good although the garden wasn't quite managed to the standard for awhile.

Please tell us about the good and bad aspects of living in your local area:

Local area is very residential. It is safe, quiet and has a lot of lovely green space for its relatively central location. However, the robust high street is somewhat lacking but this is likely going to improve with the British Land development going forward.

How has the building management responded to any problems or issues you have raised:

I haven't really raised any major problems to date so can't really make any comments on this.

Please share one thing (or more) which you wish you had known before you moved in:

I already lived in the area there wasn't much of a surprise factor after I moved in.

Beautiful home in the woodlands

Beautiful modern development with much bigger than average flats and direct access to the Russia Dock woodlands. All the facilities are new and we never had any problems with them. Property management is tolerable, could be better. Issues are resolved but not as quickly as one could expect from a good property manager and not without chasing.

Please tell us about the good and bad aspects of living in your local area:

There are lots of things to do around the area, especially with children. Surrey Quays shopping centre has lots of shops, fast food restaurants, a soft play for children and a climbing wall. There is a cinema, bowling, swimming pool, a few fitness and yoga centres around. Jubilee line provides quick access to Canary Wharf or London Bridge with their fancy restaurants and other facilities. Area has lots of green spaces and not very crowded. Docks are stunning!

How has the building management responded to any problems or issues you have raised:

We have some minor issues than we moved in, all were resolved within 12 months, however some chasing required

The air around is very fresh because of woodlands. I which I moved faster from SE1

The development is nice-looking, much better compared on other development nearby. The property manager is awful. If you have any issues and you need to call L&Q, you'll be stuck on the phone for ages before they pick it up. And they are very slow to react to tenant's isues

Local shops choices is very poor and they are quite expensive. It's plenty of green spaces and parks

How has the building management responded to any problems or issues you have raised:

They respond very very slow and in a way that they don't care at all. If you have an urgent issue, you can just pray

If I had known that the management was so bad, I'd never moved here

Building management is a joke. L&Q doesn't care of their tenants. Every time there is a problem in any flat, they take ages to respond and take actions. Their customer services is horrible, fire alarm sometime just go off with no reason and you need to call L&Q emergency number

Bad aspects: - poor choices of restaurants and bars - transport links are horrible. Jubilee line is a nightmare in the morning peak hours - the area is not safe

How has the building management responded to any problems or issues you have raised:

Response is always very slow and nothing is a priority for them.

If I had know that L&Q was so bad on customer service and property management, I'd never moved here

The development is newly built but apparently has a lot of problems. There is always some kind of maintenance work around all buildings in development. Fire alarm is faulty and it made a lot of false alarm ( even during the night )

Please tell us about the good and bad aspects of living in your local area:

The local area is very disappointing. Not many local pubs, restaurants or shop. There is only 1 big supermarket and is always crowded. The area is plenty of development and is very over-populated

Please share one thing (or more) which you wish you had known before you moved in:

If I knew L&Q was so bad as landlord/management, I'd not move here

What is the best feature of your home:

House is new, so means I was the first one moving in. Flat had a lot of space and storage
