Princes Dock – a peaceful and beautiful place to live.

My partner and I have lived our flat on Princes Dock for 6 months. We absolutely love living here – we have a lovely view of the docks from our windows, and it is so peaceful and quiet. It is a short walk into town from where we live, so we can appreciate both the city and the peacefulness of the docks. We have a 24 hour concierge who is very friendly. The design of the building is also lovely – it is designed so you can appreciate the location of the docks.

Like:
Right on the docks – peaceful and beautiful.

Short walk into town.

Dislike:
No communal outside are

We wish that we had known that there was no outdoor, communal area before moving in.

If there is one thing you would change about your flat or property what would it be:

It would be nice to have an outdoor communal area so that we can meet other tenants.

The building itself is really nice and kept clean by the cleaning staff. The design of the apartments is nice and modern, using all electric with no gas. There are a few gripes, for example there is no concierge so your parcels will just be left in the reception area if they’re too big for your mail box, which is 95% of parcels. To make matters worse, the front door of the development doesn’t fully close for some reason, meaning it doesn’t automatically lock. These two combined make for a bit of an issue regarding parcel safety and there have been reports of stolen packages etc.

The area is great – not too far away from the hustle and bustle of the main city but close enough to be central. It’s nice and quiet at night. However during the day there’s a lot of construction work going on, but this is to be expected in a developing area.

Please share one thing (or more) which you wish you had known before you moved in:

How absolutely freezing it is in this area, as it’s by the dockside. It is incredibly cold and that’s probably going to be reflected in your energy bill.

What is the best feature of your home:

I do like the electric heaters used as it gives some freedom with heat usage. You can time them to be on before you wake up, etc.

The design is modern and simplistic. The development doesn’t have many facilities – maybe an on-site gym would be a good addition. The building is managed well – cleanliness is regularly maintained and repairs appear to be done promptly. Bins aren’t always taken when they should be leaving the building without recycling facilities for a few days at a time. However this is more of an issue with the bin collection, therefore probably making it an external issue.

Costco and Home Bargains less than a 5 min walk away. City Centre around a 20 minute walk. Not an overly busy area.

You can’t park on the street outside the front of the building, unless you want to get fined!

What is the best feature of your home:

Having a corner bedroom with 3 large windows which overlook the Mersey.

Would definitely recommend

I would highly recommend staying in this development – as mentioned before it isn’t noisy at all and it is very close to local shops and night life. The apartment building is kept extremely clean – and they have cleaners in several times a week to ensure this is kept. The apartment has a great view of Liverpool docks and includes all the amenities and more you would want in your apartment.

Very close to Liverpool city centre – however it is far enough out of the city so it isn’t noisy. Very close to shops especially home bargains and Costco.

Please share one thing (or more) which you wish you had known before you moved in:

The application process takes a lot longer than expected.

If there is one thing you would change about your flat or property what would it be:

The wifi strength can sometimes dip in and out which can be frustrating as we both work from home.

I have lived in this block now for slightly longer than a year and I have found it a very nice place to live.
The communal area downstairs is always clean, tidy and always nice and warm.
The location is perfect as it is very close to everything you could need.
Have never had a problem here and all residents have always been very polite and friendly.

The development is very close to everything you could need.
Walking distance to the night life of Liverpool city centre, local shops and lovely walks along the water.

The only negative is, i was told there was going to be visitors parking but there isn’t.

How has the building management responded to any problems or issues you have raised:

They have always responded quickly and professionally.

The main issue with the area is parking. There are not enough parking spaces for each tenant and there are double yellow lines throughout the front of the building. The property management has been largely perfect, with quick responses to the small issues we’ve had during the course of our stay.

It’s clear to see that there is much development going on in there area. So whilst it’s not as filled with amenities as it will be in the future, the area is still close to all you’d need.

The neighbours are lovely! A really quiet and respectful building.

If there is one thing you would change about your flat or property what would it be:

Some of the furniture is slightly style over substance – looks good but is fairly cheap.

The development is high standard and brilliant quality the apartment are very spacious and it’s very quiet. They are very cosy apartments and I’m glad I chose to live her and I’m even considering extending my lease for another but once it finishes. It lights up night which is really nice to look at. The building and property management are amazing nothing is too much for them.

I like how close it is to the city centre as it’s just a short walk away and there is Costco and homebargains right at the door step. I dislike that there isn’t jot a lot of secure parking or no gym facilities or smoking him a outside the building.

I wish I had of been able to view the property but with the lockdown that was beyond anyone’s control.

If there is one thing you would change about your flat or property what would it be:

I would say more parking would be nice for the area as it’s hard to park without having to walk a good distance. And also maybe some more facilities in the building for residents to use e.g gym

The property is very nice and is finished to a good standard. The cleaner also does a great job in communal areas. The flats are well insulated in terms of noise so you don’t hear too much from neighbouring flats. Poorer aspects are the lack of parking – not even an on road option. There’s also often noise outside from various work going on.

The building postcode often isn’t recognised by delivery companies like food deliverers.

Excellent value for money

The development is well built and the interior is nicely finished. The property is reasonably priced as parking is included in the price of rent and the management company are on site if we need anything. The property is well heated even without the radiators and the property came with many appliances.

Like – nice views and not too far into town.

Dislike – a shop a little bit nearer would be nice.

The wifi box is in the airing cupboard in case you cannot find it.

How has the building management responded to any problems or issues you have raised:

They took a while to respond to our request when a bedroom light was broken but it was fixed eventually.

New building , modern, friendly and nice atmosphere. Bins emptied regularly and the hallways are cleaned daily, not much noise from other building – holds heat however the floor to ceiling windows can be cold beside with the wind of the Mersey – parking is a bit of a nightmare if your apartment doesn’t come with a space.

It’s very close to town but still a lot of waste land

The parking restrictions that have been place on the front road which I wasn’t aware of on moving in

If there is one thing you would change about your flat or property what would it be:

I would like it to have an assigned parking space as it doesn’t and there is no where really to park
