Great place to live, just like any other apartment

    Chloe (Tenant)

    Quay Central, L3

    Dec 2023

The building itself lacks facilities that other places had when I was looking, so there’s no lounge area or fancy rooftop but there is a bike storage which I use often and feel safe that my bike is locked up there. The building management often put signs around to let you know of any ongoing maintenance or painting or any issues. The property itself I’ve not had any issues with, and when I’ve reported things to my landlord that needs to be sorted they have been done quite quickly

Please tell us about the good and bad aspects of living in your local area:

Rented here for 2 years. As with every apartment building you get bad parking availability, some anti-social behaviour but the reviews on here blow it way out of proportion. Bins are emptied often, never had any issues. The public areas are often clean, reception/foyer could do with some work.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I knew that the area is so quiet, the nearest shop is on old hall street. You can also use home bargains/costco car park if you have a friend visiting for an hour or two as they have a maximum parking time of about 4 hours. I also wish I knew that the estate agent downstairs rents a lot of the apartments, I think some are privately rented such as mine but I imagine maintenance and such would be dealt with even faster with someone just downstairs as the office is located on Jesse Hartley way.

What is the best feature of your home:

I moved from an apartment that was ran down so im happy with how energy efficient this building is. I turn my heating on for an hour and the heat stays. The building is also complete with new fittings and fixtures. I wish the bathroom was more modern but it’s perfect for what I need.

    It’s improving slowly 🙂

The design of the building is well, facilities are looked after. The property management has felt distant in the past however largely improved in the last month, repainting the hallways, seems they’ve improved the cleaning schedule of the building also. Wish that they would take off the moving protection in the second left to make it feel more homely and less like a building site.

Please tell us about the good and bad aspects of living in your local area:

The area is improving a lot, and more improvements to come. The area is often quiet and clean. Although there is no parking available I don’t drive myself so not an issue but can be difficult as nearby car parks are a few minutes walk away.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I knew about how much building work was going on during the day around the building. Luckily this is kept to 9-5 and doesn’t affect me on a daily basis but would like to have known for when working work from

What is the best feature of your home:

Quiet location, neighbours are mostly renters but don’t see why most people have such a strong opinion against this. The apartments aren’t the cheapest that Liverpool has to offer and almost everyone I’ve encountered has been great!

    Poorly Maintained - Constant Excuses

    Kate S (Tenant)

    Quay Central, L3

    Jun 2023

Building/Property Management non existent. Havent saw one building or property manager in the last 12 months. No security in the building, no caretaker that I am aware of. And if we do have security and a caretaker they visit that infrequently they might aswell not even be there.

Please tell us about the good and bad aspects of living in your local area:

Moved in here 12 months ago since we have moved in had a constant stream of emails from CPM management removing benefits from our tenancy. 1st issue was getting an email a week before to tell us that car parking facilities would be removed. Meaning the following week we had to find a new location to park our car with no solutions offered. If you visit the property at night you will see all the tenants cars parked on double yellow lines recieving tickets because they now have nowhere to park. Another email the following month, told us the free internet we were provided as part of our tenancy was being removed once again on short notice. And that if we want to continue with the internet it will cost us £30 a month. Then the final nail in the coffin was receiving an email to let us know that the water tanks in the building have not been maintained properly. And that any water we have been drinking from the tap for the last 12 months has probably been filled with harmful bacteria. And that going forward we should boil all our water before consuming it. Genuine disgrace of a property managment.

How has the building management responded to any problems or issues you have raised:

Sent us a number of emails telling us of the issues but provided zero solutions.

Please share one thing (or more) which you wish you had known before you moved in:

That I would be spending 12 months drinking bacteria infected water.

Don't expect a decent nights sleep!

    John Armitage (Tenant)

    Quay Central, L3

    May 2022

Pretty shocked reading the amount of positive reviews for this development labelling it as nice and quiet. I must have had a completely different experience than everyone else. To start something major you should be aware of before considering a property here, see the below article: Drug dealing occurs in the building, the police raid pretty much once or twice a month. There are constant asbo's roaming the hallways that dont live here looking to purchase drugs. As there is no 24 hour concierge or security and the front door doesnt always close behind you when coming in. People that are not residents are constantly engaging in anti social behaviour in the building making it feel very unsafe. To add to this the tenants that do live here, the majority are teenagers or young students. Meaning music is played till all hours and as the walls are paper thin dont expect a decent nights sleep the whole time you are here. I often could hear my neighbours footsteps, conversations, coughing and various other bumps and bangs. One particular neighbour had a karaoke machine and id find myself often being woken up at 4am by some poor rendition of oasis wonderwall. To end on a positive note the flats themselves are well put together, bathrooms are great and alot of space for the money. But the paper thin walls with no soundproofing whatsoever, and the anti social behaviour that is never addressed. Makes me not able to reccomend living here.

Please tell us about the good and bad aspects of living in your local area:

Good aspects: Near costco, home bargains and some good views of the river mersey. Bad aspects: Even though its outside the city centre the people who live in the building and the new clubs opening in the area make it a very loud place to live. Making the trek into the city centre not actually worth it anymore. Plus at night some of the streets are dark and dingy and ive often noticed drug dealing and other illegal activities in the area. Plus the amount of coked up students outside the Invisible wind factory on a weekend is a nightmare.

How has the building management responded to any problems or issues you have raised:

Didnt have any problems that required the building management other than a few minor things which they dealt with like meter readings etc. However took no action whatsoever on the noise complaints.

Please share one thing (or more) which you wish you had known before you moved in:

That the Invisible Wind Factory club across the road were opening an outdoor area. Since the opening of the garden area for the club every weekend they have been doing events in the beer garden in particular outdoor raves. When one of these events is on visit the area in the day and experience how loud the music being played is. Its honestly that loud that even though the club is down the road, your windows vibrate. And you can hear the music in your apartment even with all the double glazed windows closed. The club I think were given permission to build this aslong as they stick to a 10pm curfew. But they just ignore it completely and often the music goes on till 3am.

Avoid it. Anti - social behaviour. Poor property management

    Klara (Tenant)

    Quay Central, L3

    Feb 2022

The apartment block is nice and modern. Beautiful views. However the bad parts... There is absolutely no sound proofing and there's a lot of anti - social behaviour. There's a neighbour who plays his stereo at full blast in the middle of the night. I hear arguing in the corridors. A neighbour who punches walls and I can see the walls vibrate as the feel is that the apartments are made of cheap cardboard. Can hear conversations in other flats as there's no sound proofing or privacy. There's no on site security to address these issues which in a building of this size, where you have a 107 neighbours there ought to be. There's also cannabis being smoked in the building which floods my apartment. Therefore lovely building and flats. But don't let that fool you. There is a lot of anti social behaviour that other then the odd letter sent to residents to say be more considerate, nothing is really done about it. I would not recommend. Forget Quay Central, more like Chav Central.

Please tell us about the good and bad aspects of living in your local area:

The area is in a great location as its close right to the city centre, but is a bit further out so it should be quiter than living in the city centre. However due to anti social behaviour this is not strictly the case.

How has the building management responded to any problems or issues you have raised:

I contacted them about the anti - social behaviour. This was ignored. Shockingly bad. For the prices they charge is a disgrace. Very disenchanted with them.

Please share one thing (or more) which you wish you had known before you moved in:

Avoid at all costs. Very rough.
