Not durable/ sustainable.. Life expectancy of units very poor!

Awful, the development is riddled with flaws from poor/ cheap materials internally and externally (visible mould/black on the external cladding) the internal walls can’t even hold a curtain pole. There is insufficient insulation for sound (and I’m guessing fire) which makes a difficult situation with neighbours on all sides and a serious concern concerning fire regulations. The flooring is cheap rubbish and the kitchens are dreadful, regular cleaning makes them look even worse.

Please tell us what you like and dislike about this area:

The building materials are absolutely rubbish, you only have to fall against a wall and it cracks. You can hear everything from neighbours, above below and on the sides, it makes for a very uncomfortable living situation. The water temperature and heat situation is dreadful, the insulation is seriously lacking and in the summer the flats are like saunas, the hot water from the tap is hit and miss it’s a central thing more than a local one. Crabtree management are beyond belief, I have been told lies about issues that are not minor only to be given ridiculous excuses that have turned out to be utter rubbish. I’m glad I only rent and haven’t been one of these poor buyers or overseas investors trapped into these buildings. It’s close to the station is the only positives.

The quality of the apartments and the “halfway house/ homeless shelter” next to Sainsbury, full of able bodied/ working age people smoking weed, drinking and hanging around the area the whole time, doesn’t feel safe.

How has the building management responded to any problems or issues you have raised:

Told lies and done nothing even in emergencies. A recent event meant a fire window (full length) being left open during a cold spell and with an energy crisis. It took 4 weeks to get it closed, the company have done nothing regarding extra energy to keep apartments warm and the cost to residents. Totally unreliable and illegal as far as I am concerned.

Very disappointing!

It is disappointing. There was a fire and a flood, and we do not have our carpets and fixing the walls for more than 11 months. This is not acceptable.
Unsafe building, poor materials, poor response.
It is sad that I did not know this before buying it. If I knew, I would never buy it.

The Fairview pulse development (which consists of 18 blocks) and CrabTree are a completely and utterly a disaster! We have a B2 EWS1 rating, which means it does not meet the fire safety requirements. Which means residents cannot move out sell or remortgage their properties and this means residents are left in this horrible mess and feel trapped and unsafe in their buildings.
They have used inappropriate cheap material on balcony’s and lack of correct fire barriers between walls.
Fairview and CrabTree have washed their hands and moved on making other disaster developments around UK. They should be the ones taking ownership of this mess.

Please share one thing (or more) which you wish you had known before you moved in:

Is I knew the unsafe building and the cheap materials – all the time is getting broken, and the walls are getting holes all the time… I would never buy it.
On another hand, because of the cheap materials, the sound travels very quickly from everywhere.
You can hear absolutely everything.

How has the building management responded to any problems or issues you have raised:

No response at all. Multiple emails were sent, no reply. As I stated, 11 months waiting for the repairs in my building.

Pulse is completely and utterly a disaster!

The fairview pulse development (which consists of 18 blocks) is completely and utterly a disaster! We have a B2 EWS1 rating, which means it does not meet the fire safety requirements. Which means residents cannot move out sell or remortgage their properties and this means residents are left in this horrible mess and feel trapped and unsafe in their buildings.

Colindale pulse area is busy with new families, lots of children not enough nursery’s & schools. Decent local shops, not enough restaurants. Parking is a complete nightmare if you do not have a permit. The understand station is a 30 second walk which is the only positive from this area. A lot of anti-social behaviour going on including in broad day light.

Please share one thing (or more) which you wish you had known before you moved in:

Cladding and property defects.

If there is one thing you would change about your flat or property what would it be:

Get rid of it of the property and shut down Fairview homes and not let them trap other innocent buyers.

We have lived here a year now and had no real issues in this time. We had a few problems in the flat with our sink which got fixed. The curtain rail was also falling off the wall and that eventually got sorted. The building itself gets cleaned once a week and when we have complained about things being left in the hall they have been moved within a couple of days.

Please tell us what you like and dislike about this area:

I like having the shops nearby as its easy to pop in to get necessities as well as that I commute to London to the station is right on my doorstep. I don’t like living opposite the NHS halfway house as sometimes these people can be abit rowdy.

Please share one thing (or more) which you wish you had known before you moved in:

That we would be living opposite a halfway house.

If there is one thing you would change about your flat or property what would it be:

The sofas that we got given are really only for one person they are so small!

The design of the buildings could have been a lot better. The bin stores awful smell seeps through into the building through pipes and vents and makes the building stink!

The other feature that’s disappointing is the balconies don’t have a proper drainage system.

A lovely spacious development with lots of green spaces, nice park around the corner, recently revamped so really nice to walk in and also has lots of different areas. Close development to tube station, really quick and easy to get into central london. Lots of shops around the corner and nice food places too such as Bang Bang.

I dislike crabtree management company as there service is terrible, they outsource everything, dont respond, find excuses and dont sort anything and make excuses! I like the location to the tube and animinities.

How has the building management responded to any problems or issues you have raised:

Very slow in responding to issues, and do not answer phonecalls or emails – so can be very very frustrating! After estate agents support issue finally resolved 9 months later!

The buildings kept well and always clean. They look stylish. Down side is the parking, it is not enough for everyone and it is a nightmare for guest even only to stop on the road to drop something upstairs or wait. They got fines for just waiting for me downstairs!

The area is growing and there is all you can possibly need around. Big supermarkets, restaurants, mechanic, everything. Love the area.

What is the best feature of your home:

Lots of light, warm, balcony facing on the park. Lift is just by the door step make it comfortable to carry bags.

The design I would give 5/5 as it is trendy and looks very stylish . Building management could be better as there are gum on the floor that Hasn’t been cleaned up but the windows are cleaned quite often which is good and property management is good too

I like how I’m close so close to so many parks just shows how much choice I have but also with many shops such as sainsbury & co-op , with a train station right across them for travelling

I wish I knew the parking would be this awful that I can’t even park near my apartment

If there is one thing you would change about your flat or property what would it be:

I would add another lift as the lift keeps breaking

Again, the area is amazing as well as the building. Only down is the parking.

Great space but no parking

No garage I live in a 2 bedroom flat. I think build management is good as well, but maybe more signs could be put to regulate the traffic. No speed humps

The parking is a nightmare both for visitors and residents , I was even forced to sell my car because of that.

125 bus to go to Finchley. The tube and the train station nearby. You have a college and a school on a walking distance too.
