Neglected Poorly Maintained Development

The development is less than three years old. I have lived here for a year. Southern have all but stopped doing any maintenance which the residents pay for. The windows are not cleaned, the gardens are untended and dying. The outside walls are covered in graffiti. The footpaths are always dirty. An abandoned car was dumped over a month ago. Southern have left it there. A post out the front was knocked over a year ago. It has been left. The bins are never placed in the bin store. From February to May this year. Glass refuse piled up outside someone's home. Eventually it was collected but only after several complaints. The family out the back set off firecrackers in the communal gardens which terrified other people's pets then they shouted and carried on until 3.00 am on New Year's Eve. The development has been burgled twice. It is quickly becoming a slum. It will be very difficult for people to sell on.

Please tell us about the good and bad aspects of living in your local area:

It is convenient for trains to London. There is a good bus service that goes past. Preston Park is a few minutes away but there is an ongoing issue with travellers camping there. There isn't much in terms of local amenities. Brighton is not car friendly so it can be expensive to park but you can walk to the main shopping area about twenty minutes. There are a lot substance abusers in London Road which is generally also not very clean and is run down.

How has the building management responded to any problems or issues you have raised:

In the past few months there has been an overall poor response to complaints. Things are getting worse. There is no regular maintenance other than the cleaners. I had to complain about that as well as for about month no cleaning was being done,

This could be a nice development if it was maintained properly. We had a responsive property manager but it appears that person has moved on. It's not worth investing in because Southern don't care to maintain it.

The properties in the development are well designed and planned and offer good quality living space. The parking is good and the landscaping and gardens is good. The building management is very poor, there is no clear response to complaints and the property management needs to be improved i.e the water hoses in the communal gardens have been broken for some time and they have not been replaced even though they have been reported. The communal garden planters are not used by residents who were not consulted about use and the empty planters let the development down. The development is quiet and generally a safe place to live. However, there has been a break in to the bike sheds and CCTV needs to be installed as the estate is open access and anyone can walk in. Overall it is a lovely development with excellent design and planing. The property management needs to improve to ensure it maintains it’s market value and does not become run down.

Please tell us about the good and bad aspects of living in your local area:

The development is extremely well located a few minutes walk from a main line station where trains run directly to London and connecting trains to Brighton and the south coast. There is a local sainsburys and a lovely parks and dog walking areas close by. There are local pubs and amenities close to the development which is also within easy reach of Brighton lanes, shopping centre and sea front. The development is very quiet and the houses are beautifully situated with designated parking bays which are very convenient. The bin collection is not good as the local council fails to collect on time and the recycling collection is also poor. The traffic noise and railway noise if of a minimum from where the houses are located. There are no electronic car points which is a shame for a modern development, however they can be installed at an extra cost. The bike sheds have been broken into once and the housing management are considering the security of the bike sheds which are well used by residents and a positive attribute of the development. The lawns offer a lovely place to meet.

Building management is very slow in responding if at all

I was not aware the garden planters would not be maintained and this lowers the quality of the landscaping and overall value of the property. Electric points for cars should have been installed in the carpark at time of instillation. Parking bays are not clearly marked and cause some confusion.

Garden is nicely designed and well maintained (though the petrol-powered leaf blower is a nuisance during meetings, despite the gardeners having used a quieter battery-powered one atleast once). The private car park is nice, except for the constant bird crap and such from the trees, because no covers have been built over the parking spaces.

Good for the park, but the location is just that little bit far from the centre of Brighton, where it takes 30-40 mins to walk in.

How has the building management responded to any problems or issues you have raised:

Warranty issues have mostly been resolved promptly. Things like figuring out car charger or covers for the parking space have been painfully slow.

Please share one thing (or more) which you wish you had known before you moved in:

That there's a lot of birds pooping from the tree, and installing a charger would take over 1.5 years.

Good location to get to all areas for restaurants, shops and open spaces. Transport links are good, more parking would be good.

Difficult to get hold of so difficult to get resolved within a timely manner

The property is equipped with modern kitchen and close to transport. Only 1 room is open to ventilation and other windows are jammed and do not open. There is limited sunshine in hall and one room. The design is overall satisfactory and building is in a maintained state.

The property has parking facility, close to Sainsbury and local transport amenities like Preston Park train.

The windows were jammed so ventilation is only in a single room. There was also blockage in the kitchen sink.

Windows to have more ventilation space and expecting sunlight in rooms during sunny days.
