We believe the best information about a residential development comes from the people living there. Owners and tenants have a lot of useful information to share with their prospective neighbours, not just on the property itself and its locality, but also on the developer and the building’s management.

Pinchbeck Fields is located 2 miles from the town of Spalding. The development offers 19 different property types, each with solar panels fitted as standard. There are good transport links to the nearby towns of King's Lynn, Boston and Sleaford. Spalding railway station connects the town via regular trains to Peterborough and Lincoln.

The location is lovely it’s quiet close , walking distance to local village with shops and a major supermarket as well as a regular bus route to town, just wish they had included a park on the site for older kids as well as my daughter is 16.

The house is beautiful in appearance, however the negatives in design are the poor soundproofing, in that you can hear next door talking in through our kitchen, hallway and bedroom near stairs as well as them walking around and shutting doors and loud music if they play it thudding through walls and echos through every room. Also where the radiators are place are inconvenient to place furniture e.g. radiator in the plan was meant to be placed under window in living room but is instead against the wall so you can't place a sofa there, also the wall coming out adjacent to the hallway affects placing a sofa there too. Would be better if distribution board was placed in hallway. Also we are unhappy with the sound of someone using the toilet/flushing upstairs is very loud through the living room. With building management, the staff have been friendly and helpful but certain things we raised to 9 months for someone to look at them and that was after we raised it again repeatedly, also still waiting on what to do about the sound issues.
