It’s owned by Peabody, so you have an effective charity managing the property. Flats are well designed and all have some outdoor space. Price is still reasonable and you can get a good rental yield. I don’t think that all the facilities (gym, roof gardens) are needed by an average person living there though.

Like: Hackney is the best place to live for shops, going out etc, there is an active neighborhood community.

If you are an owner, you need to remember that there is a service charge so don’t forget it in your budget.

How has the building management responded to any problems or issues you have raised:

Peabody are amazing at solving repairs compared to a standard landlord.

Great place to live and keep good work life balance!

Really good quality building , well taken care after. Great design and safety

Management company proven to be great so far (been here for 7 months)
Slightly slow but in an acceptable manner prioritising important requests.
Great meetings for taking actions on every topic, and newsletter to inform tenants about everything!

The gym could be a bit better with some dumbbells, or/and other weights. Though it’s great so far!

Loads of nice green areas!

The big doors in windy areas might need redesign probably to avoid so much maintenance

Great environment, has everything nearby! Many shops really close, and public transport for central areas! Cycling fairly ok around here! Really convenient!

I have lived on the Pembury circus development since it was built and have thoroughly enjoyed my time here. Whilst everything isn’t always perfect and Peabody take some managing I think we are generally quite lucky with how the development is managed in comparison to many in London.
The development has its own gym alongside a yoga studio, Coop and nursery which are other commercial premises built in. There is a small post office directly opposite and great local pub the Pembury Tavern on the corner which is supported by its own brewery also within walking distance. Great pizzas, pints and sunday roasts can be found here.
The building is very secure with people only able to access each floor, the lifts and stairwells with the fob systems that also opens the main door. The concierge service is also located by the front door offering lots of great services including taking in parcels.

Great area to live with easy transport links from two stations and a multitude of bus routes. Lots of up and coming new business and markets. Good access to green spaces and parks.

Please share one thing (or more) which you wish you had known before you moved in:

Easier parking in the local area for guests in particular but thats a somewhat generic London issue!

If there is one thing you would change about your flat or property what would it be:

The heating system took some working out and is specialist so needs to be looked at by people that understand how these new eco systems work. Having said that the building is so well insulated I virtually never use my radiators.

The development is kept clean and tidy and has an excellent concierge service. There are residents meetings held every now and then. Residents communicate through a handy Facebook group and seem a friendly, helpful bunch. Most residents are pleasant to talk to, and mostly keep to themselves. No nosey parkers or gossip mongers. The building is well designed well lit.

Great transport links, handy co-op built within the development. There is also a gym in the development and two public pools within walking distance. Post office across the road and less than five minutes walk to two train stations. There is also a bus stop right outside. No dislikes about the development themselves, but outside can get a bit noisy with sirens. But that’s London for you.

The local parking restrictions can be a challenge for visitors driving in.

How has the building management responded to any problems or issues you have raised:

Emails are answered and residents meetings are held where any issues are answered.

Pembury circus has a great location to get into central London with transport links from both Hackney downs and central stations plus numerous bus routes. Loads of amenities on site including a gym, yoga studio, co op, cafe and community centre.

Firstly, the development is very vibrant and busy, which creates a really nice and sociable atmosphere. Due to the developments great location, local transport links are in very close proximity which is really useful for commuting to work. The only thing I dislike about the property is it’s lack of parking.

I would like to see parking being implemented into the area in the future.

Nice area

They are a lot of public transport. I can be in central London really quick.
There is a gym centre where the people of the development can go. They are a lot of restaurants and supermarkets around.
It’s nice to have a concierge so he can take the parcels for me.

I have a balcony, which is really pleasant when it’s a sunny day.

I would like to come here in the night before moving in. Because I didn’t know that it would be that noisy during the night.

A great development due to a variety of key factors! First of all, the amazing location of this development allows for easy access to local transportation, meaning most areas of London can be accessed quickly and efficiently. The development is also very close to many local amenities such as shops, restaurants and other lifestyle facilities, which are really useful! There is also a nearby park which is great during summer.

The building management is fairly efficient; there are a few ongoing issues but they get solved fairly quickly.

Great location in terms of public transport connections. There are two train stations within five minutes walk of the development and a bus stop into central London right outside. A concierge service on site is handy for taking all your packages in.

Please tell us what you like and dislike about this area:

Likes: Good amenities such as a great pub across the road, two public swimming pools within walking distance. A residents gym within the development. Lots of good food and drink options. And a post office right across the road.

Dislikes: can be quite noisy due to Ambulance sirens and traffic on Dalston Lane and the odd loudmouth outside. But it’s London so what can you do?

The landlords, Peabody, are slow to respond to issues such as repairs etc. But they get it done eventually.

Why did you choose this development:

I moved with my girlfriend so I didn’t really choose it. But it’s well deserved by the public transport.

Other than the developments close proximity to the main road which causes quite a lot of discomfort due to noise, the area itself is astounding! It’s great connections to local transportation means that commuting to other parts of London is quick and easy. The variety of restaurants and coffee shops make the living experience very enjoyable!

The best feature of my home would be the really nice modern bathrooms and kitchens.
