Lovely Building, Terrible Management

Good location, easy walk to city centre, good local amenities such as shops, barbers, salons etc. Bin stores often overflowing with flies and other pests being overwhelming.

How has the building management responded to any problems or issues you have raised:

Very slowly and often unacceptable standards of customer service.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I’d know how poor the management of the property would become under the team currently in charge.

Kieron, Thank you for your detailed review taking into account a broad range of feedback in relation to the management at Oxbow. As I have done previously on a number of occasions, I apologise if the standards have fallen short of your expectations when dealing with your maintenance requests. We are continually developing ways to improve the service we offer and your feedback allows us to ensure we evaluate the service you have received and make changes to the processes in place when dealing with resident requests. The examples you have used are historic and are not a true reflection of the overall experience improvements we have made, they are very specific to your experience which we feel has been influenced by a number of factors not connected to maintenance requests in any way. As you state you have not lived at Oxbow for a number of months now, and I am pleased to share the improvements implemented have significantly improved wait times for maintenance tasks providing an excellent level of service for our residents. Turning to your comments in relation to myself, at no point during our communication have I been rude to you. I have communicated with you professionally, provided you with information when you have requested it and responded to emails in a timely and courteous manner. We have a large number of very happy residents living at Oxbow who are already benefiting from the on-site improvements we are making to our facilities ensuring our building is safe and well managed. I am happy to re-open our channels of communication again if you wish to discuss your complaints in more detail.

Please tell us about the good and bad aspects of living in your local area:

We loved living in Salford, which toes the line between slightly outside of the city whilst being in an excellent location to access everything Manchester has to offer. Oxbow is within a 5 minute walk of Peel park, restaurants on Chapel Street, a large Sainsbury’s/Boots and 24-hour gym.

How has the building management responded to any problems or issues you have raised:

As above - the building management team were exceptional.

Please share one thing (or more) which you wish you had known before you moved in:

Nothing comes to mind, we viewed the house and the Oxbow team answered all our queries.

Several cafes and restaurants around and a huge park with a lovely river to walk by! Construction noise is pretty constant but that is what you get for living in the city centre. Traffic noise is largely forgettable. Bus stop is 5 mins away and 30 mins walk to pretty much anywhere in the Town centre

How has the building management responded to any problems or issues you have raised:

Maintenance is quick and friendly, Dave is especially great!

People next door are more than happy to help out, it really is a community here.

The building is located in a walking distance from the city centre and Peel park. The area is wonderful and there are plenty of options of coffee shops and restaurants with an achievable walking distance to Media City.

How has the building management responded to any problems or issues you have raised:

Absolutely yes and extra miles to attention: fast and professional!

I wished to know this place before I moved in 3 years ago!

Excellent proximety to manchester city centre as well as great transport links on the doorstep. Minimal noise despite central location. The only thing it is missing is a co-working or indoor social space!

How has the building management responded to any problems or issues you have raised:

All issues have been replied to quickly, with timescales given on when things can be fixed based on subcontractors lead times.

Please share one thing (or more) which you wish you had known before you moved in:

Great coffee (and dog treats!) in reception! Bonus!
