Great Living Experience at Oxbow

Please tell us about the good and bad aspects of living in your local area:

The area is very convenient for day-to-day living. Regent Retail Park is just nearby and has everything you need, including a large Sainsbury’s, Boots, and other useful stores, which makes shopping really easy. Manchester city centre is also very accessible — around 20 minutes by bus or about a 30-minute walk, which I’ve found very convenient. Peel Park is close by as well and is a great place to spend time, especially during the summer. The neighbourhood generally feels calm and residential, with regular bin collections and good transport connections, making it a comfortable place to live overall.

How has the building management responded to any problems or issues you have raised:

Any issues or maintenance requests I’ve raised have always been handled promptly, usually within 24–48 hours. The building management team is responsive, helpful, and keeps residents updated until the issue is fully resolved.

Please share one thing (or more) which you wish you had known before you moved in:

One thing I wish I had known before moving in is how strong the sense of community is within the building. The management regularly organizes events and activities, which makes it much easier to meet people and settle in, especially if you’re new to the city.

Modern Living, Excellent Location, and Supportive Management

Please tell us about the good and bad aspects of living in your local area:

I have been living in this development for the past four years, and overall it has been a very positive experience. The development itself is modern, well designed, and ideally located. It is within a 20-minute walk of the city centre, with multiple bus stops just two minutes away. It is surrounded by major stores such as Sainsbury’s, Boots, and Co-op, as well as a wide variety of restaurants and cafés just around the corner. Commuting is very convenient, with two important train stations only a seven-minute walk away and the tram station reachable in around ten minutes by bus. The facilities are another highlight. There is a well-equipped gym, and the podium area is beautiful, featuring a BBQ space and plenty of comfortable seating. The management team also puts a lot of effort into creating a welcoming environment, regularly updating the entrance décor to suit different occasions. Monthly social events are organised, which provide a great opportunity to meet other residents and build a sense of community. The management team truly stands out. They are professional, approachable, and always responsive to requests, with a clear focus on residents’ safety and comfort. The reception area includes a nice coffee corner and a very well-organised parcel room, which is extremely convenient. There are, however, a few areas where improvements could further enhance the living experience. An indoor communal space for studying, working, or socialising would be a valuable addition. While the podium is lovely, it is an open area and only practical during the summer months due to the UK weather. An indoor common area would be a real bonus. Parking is another challenge, as the waiting list for the development car park is quite long, despite there being a large car park located directly in front of the building. Finally, while the events organised by the management team are enjoyable, it would be great to see more weekend events and activities that showcase residents’ creativity, such as a handmade fair, book club, craft show, or open day. Overall, this is a well-managed development with an excellent location, strong community spirit, and a dedicated team. With a few thoughtful improvements, it could be an even better place to live.

How has the building management responded to any problems or issues you have raised:

I have been living in this development for the past four years, and I genuinely enjoy living here. The management team consistently responds to any requests in a timely manner. They are highly professional and clearly care about residents’ safety and wellbeing. Benjamine, the facilities manager is particularly friendly and professional; whenever I had issues with the flat door or the ventilation system, he responded immediately and ensured the problems were addressed promptly. Anjum, the security guard, truly deserves special recognition. He is very friendly, cheerful, and polite. When I was unfortunately stuck in my living room in the middle of the night, I called him and he came immediately. He handled the situation calmly and professionally, managing to help me safely with minimal damage to the flat’s infrastructure. I felt genuinely cared for and safe. Dave the management Technician and Lucas, the leasing associate, are both very professional and approachable. They provided exceptional service when I requested to change my dining table. They were keen to offer multiple options and arranged the change immediately—even though it was just five minutes before the end of their shift. Shannon, the leasing associate is always friendly, smiling, and extremely helpful when answering any questions. Overall, this is a well-managed development with an excellent team. I am very happy living here and would highly recommend it.

Please share one thing (or more) which you wish you had known before you moved in:

One thing I didn’t fully realise before moving in was just how central this place is. Having so many public transport options nearby makes getting around incredibly easy and convenient. Although the waiting time for parking slots can be long, the overall experience of living here more than makes up for it. Another pleasant surprise has been the variety of well-organised events run by the onsite team. They regularly create opportunities for residents to socialise, and I particularly like that they support startup and family-run businesses by inviting them to showcase their products in the reception area. This has included food, bakery items, and even plants, which adds a lovely community feel to the development. Overall, these thoughtful touches really enhance the living experience and make the development feel vibrant and well connected.
