Visual design is nice and modern however there are many parts of the apartments that often get broken easily. Gym is far too small! Additionally one of the property management makes me feel uncomfortable and anxious when walking around Oxbow due to poor communication and management received from him previously. All in all the management is very poor at Oxbow.

Good is the distance to the city centre. Negatives is the area of the development looks very run down/ not clean/ dirty!

Pipes flooding your apartment! Door handles break. Balcony doors break!
How has the building management responded to any problems or issues you have raised:
Repairs have been fixed quickly. The repairs team are nice.
Living at Oxbow, great in parts, ruined by selfish tenants.
Design and facilities are good. Gym is great, could do with a couple more things but it is always quiet and a great cheap alternative to a regular gym. Communal garden is good. Only issue is the bin room and the lifts. Bin room is full of flies and stinks. The lift was out of service for 3 weeks and was a nightmare only having use of one lift. Other than that building is kept clean.

Location is great, 10 min walk from Spinningfields, easy access to M60 & M62. Parking however is atrocious. I was told mid July for a parking space it is no mid September and I haven’t moved down the waiting list. Parking on the road is a nightmare. Main issue is the residents below us smoke weed non stop, they are also ridiculously loud in the early hours mid-week. It’s made having windows and balcony doors open impossible. The smell from the weed is unbearable and makes living here a struggle. Doesn’t seem to be any consequences for smoking even though it is a non smoking complex, staff turn a blind eye.
Please share one thing (or more) which you wish you had known before you moved in:
Expected a more mature type of clientele. Seems to be a lot of immature chavvy people who don’t really care about other residents. Need more stringent checks. Also need to tell people moving in that they won’t be getting a parking space.
How has the building management responded to any problems or issues you have raised:
They checked on the problem we had with the people smoking weed above and that seemed to get sorted, then the flat below moved in and smoked weed non stop.
