The design is absolutely stunning. The concierge is always there to help out with anything issues. Everybody around here are always managing property so well. People could park up here. Gym is also here, anyone can go and exercise and have a large park to walk or do yoga.

There are a few corner shops where groceries can be purchased. This is really useful. Transport system is very good.

Maybe more of shops and transport system accessiblity

How has the building management responded to any problems or issues you have raised:

If you are here, you should not have to worry about anything. They are always to help you out.

Bad developer.

Don’t buy property through EcoWorld, since the management and sales team (including the big manager and quality control manager) just lie and will avoid any fixing to their building defects. After a month of moved into the new building, our floor get totally damaged because of the shower water leak. They sent builders to fix the shower leak and told us to wait the floor be dry before came back to fix it. We trusted them, so we wait, after a few month we asked them to come back to fix. They sent a floor company guy to check, the guy touched the damaged floor and said it is not wet so they cant prove the water is the root, of course the floor is dry, even with a swimming pool’s water it will dry out after one full year. So we have to show our email communication with them and they said they will check. and a long wait again, now even the quality control manager and senior manager start to lie, they even try to say the wet ‘floor’ in the email meant carpet… whatever ..we are tired of this, will take this to NHBC and possibly further to court. Believe me, this developer is totally not trustful and always lie.

a lot of jobless people around the area and smoking weeds all the time…
a guy got stabbed in front of the concierge…
bike storage got break in and 10+ bikes were stolen..
a car get window smashed to steal the bike inside…
…. not secured area at all…

EcoWorld’s management is not trustable and only profit driven. They will just lie with eyes wide open as long as they don’t need to pay..

If there is one thing you would change about your flat or property what would it be:

The area and the developer.. I will do more research about the developer and their post sale reviews.

Worth the money

Its quiet around here. The facilities are excellent. The concierge is very welcoming. There are corner shops here which help a lot when the water is out. It is very safe. Lots of options for shops and public transport all within walking distance and a park to walk or do yoga.

This is definitely a beautiful apartment building. I like how there is a parking lot and a gym for the residents.

Extra expenses – parking fees i wish the gym was free for residents

separate living room and the kitchen.

Service charges are huge!!! The best part is the concierge, the staff are very nice and helpful. But the other things we pay makes it difficult to understand such a high service charge.
There is a “wanna-be” water feature, which is a bit of a joke and waste of water, the landscaping is nice however we have weeds/moss/overgrown plants in the inside block garden

We moved in at Aberfeldy in May 2017. We were hoping for nice local amenities, but these are still to come, and we are now in 2021. No shops nearby, we need to travel to Canning Town or Poplar. No coffee shops, no restaurants. Now there is a vending machine in the concierge…
Location of the development is great, 10 min walk to East India on the DLR , or Canning Town on Jubilee, making it very fast to get to the city.

Please share one thing (or more) which you wish you had known before you moved in:

The very high service charge fees.. this is something we were not aware of when we bought

What is the best feature of your home:

Location. Nice view of the park. Seeing the trees blooming in spring.

Good development but let down by Property Management company (Rendall & Rittner)

Mostly positive with the exception of property management by Rendall & Rittner has been a let down. Property management is demanding a large amount of charge annually to manage the property (GBP3.8k per annum for 2 bedroom), however have failed to deliver on basic amentiies such as hot water, transparency of charges, performing regular audits etc. We are still waiting audit to complete for FY2019 which is more than 24 months ago.

Good location, close to commuting to canary wharf and bank with good transportation options.
Enoyable experience living in this area.

I would not have bought if they have stated the real service charge figures on the sales document. Service charge is 90% more than what was advertised.

How has the building management responded to any problems or issues you have raised:

No they have not responded to any issues we have raised as a group. This was mentioned in the House of Commons as we got in touch with our MP in Dec 2018. It has been an ongoing dispute for 3 years.

The estate is very pretty design wise. It has great facilities too, including residents gym and concierge who are always at hand to help with parcel deliveries etc. However, the area is lacking infrastructure – there are no coffee shops within walking distance and the nearest supermarket is only 15 min away. Hope this could be developed in the future

Security of bike storages is very poor

That bike storages are not monitored in any way though there is CCTV installed and that bike get stolen from there

Higher ceilings would be preferable, further distance between balconies too

Your estate management team is highly unprofessional and the development is rubbish. Council flats have better quality. We lived here for over 5 years because we loved the location and flat was cozy. But now we feel very disappointed in a middle of winter and pandemic we have no access for water, can’t even flush the toilette. And the estate team have no emergency plan or resolution for this situation?

Don’t even plan to move here! We were one of the first tenants five years ago, when this complex was a nice pleasant place to leave. But in the last one year(especially few months) it’s a horror. In the middle of December none of us (tenants in this buildings) had hot water/heating for over 2 weeks. Rubbish not collected most of the times. This cute little Green park /play ground for kids now used by junkies and street kids smoking weed in the middle of the day. At the moment tenants have no water in our flats for over 5 days now (no bath/ no cleaning/ no washing laundry) . None of the times sufficient resolution was made by the estate management (Rendnall&Rittner).

If I know that we will not have access for basic things for weeks : water, heating I would never move here

FIX THE WATER SYTEM, you can’t sell flats with no running water
Resolve rubbish collection
Make your security team work for their money, stop letting junkies use the public area

The complex itself is green and well spaced.

There is a Concierge, gym and everything is in good facilities and are well-maintained. The concierge is very friendly and welcoming. They always help with the necessary things such as keeping us informed.

The service developed really well in general. it is Very clean and very safe

More shops and cafes around the area would have been better in my opinion

I have been living here since 2014. Its really nice here. In the summer you can go to the park and enjoy the fresh air. The concierge is very friendly and they try to help out however bad experience with the property management. They always help out with any issues faced.

Things I like are transport links, flat size, concierge service and staff, water fountain and green space.

I wish there were more parking lots and more transport.

Reception area with tables and media room designed like a meeting room for people to have meetings, interviews and watch a movie is great.
But, It would be great if bbq was allowed on the grass area too.
Balcony window can close and open is very handy.

Love the receptionist that help take parcels and good customer service, close to dlr, bus and tube.

Not so good is there is always no hot water in the winter time.

As mentioned before, the facilities on the property are amazing. We registered for the gym as soon as we moved in because it looked very promising and it indeed is. The concierge team is very helpful in regards to our parcels the notification emails and our neverending questions.

The area feels like a small community with people walking outside with their pets and children playing on the playgrounds. The concierge and gym facilities are amazing as well. The only thing we dislike is that the location is not quite suitable as it’s not close to any supermarkets or shops.

I would recommend it positively as I am very happy about living in this community.

If there is one thing you would change about your flat or property what would it be:

We would have definitely liked it better if the top floor balconies had a cover for those rainy London days.
