Fantastic events in the local park, and great flat

Like the design and space my flat has. It has a gorgeous view of the park, but does also mean it looks over the tramline, meaning it can be a bit noisy at times, but nothing too disruptive!
The development is so well designed, it feels so separated from retail estate, yet it is still so convenient.
One very very minor complaint – it can be annoying having to go to the concierge just to collect your post…

The building management has always been very quick and effective response to any emails sent, and the management is good at sending round notices and information to keep everyone up to date

Local park is great, it has been having festivals all through the summer, from indian street food to pride – its all amazing!!!

Not really, felt like I was provided all the information I needed.

How has the building management responded to any problems or issues you have raised:

Very quick and effective response to any emails sent, and thr management is good at sending round notices and information to keep everyone up to date

Some issues but nothing too serious

Three main issues:
1) Bins are not clear properly, always smelly and dirty (particularly this summer)
2) Parking door has been broken for two weeks, this is a huge security risk!
3) Concierge attitude stinks, they don’t share deliveries between buildings!

The rent is okay, but since I need to spend a few hundred pounds per month in commuting costs, it means I could spend the same and live much more centrally…

All this said, i do like my flat, it is well designed and built. Its so warm! All through the year, it must be so well insulated. Saves a lot of money on bills.

Area is good, all it seems to be well kept and maintained.

Please share one thing (or more) which you wish you had known before you moved in:

No good GP practice nearby. I have a new born baby so really wish we had somewhere closer. Currently having to travel to E Croydon for regular appointments.

What is the best feature of your home:

Its so warm! All through the year, it must be so well insulated. Saves a lot of money on bills.

Unfortunately because of where my apartment is located, I don’t get a lot of light through my windows. However the quality of the building is good and the apartment is well insulated. I have everything i would need in terms of facilities and its been nicely designed.

The best feature would have to be the fact that good transport links are always available.

The area is quiet which is nice and there are plenty transport links nearby. Sufficient shopping within walking distance.

That parking is really limited so i couldn’t even buy a parking spot.

The fact that good transport links are always available.

The design of the flat is great, large windows allow the flat ample natural light. The property faces inwards and overlooks Wandle Park and the River Wandle (although more like a stream).
Most flats come with a balcony or outside space which can be a nice sun trap.

There is no visitor parking which can hinder your ability to have friends/family over. This resorts to people parking on the pathways and on double yellow lines, which looks unappealing. The development counter this with over-zealous parking fines from P4 Parking.

All the problems on the development stem from poor management and could be easily overcome by HML becoming more open and honest with its residents.

New South Quarter is about a 5-minute tram ride away so it is in an ideal location.
It’s close to large supermarkets and some retail parks.
Wandle Park is a 2-minute walk, which is nice in the sun.

Please share one thing (or more) which you wish you had known before you moved in:

The heating cost is astronomical as it uses something called ‘district heating’ which generates hot water onsite from a shared unit. It’s overpriced and you’re locked into a contract with them so bare that in mind.

If there is one thing you would change about your flat or property what would it be:

The parking is terrible and should be swapped to pay-per meter or inclusive of some visitor parking.

It is well built, everything is new and the design is nice. We have CCTVs everywhere so it is safe. They are also cleaning the communal spaces every day . I live in a big, 1 bedroom flat and I like it a lot. The living room is my favourite room. It is open plan with the kitchen and I have got everything there.

The terrace roof is what I dislike, because it is not covered properly and it gets flooded.

I like the area, it is quiet. You have plenty of shops, nursery school and a park. However, the transport connections are really bad, there is no underground. The tram service stops running at 12.15 am, it is not convenient for nights out.

The transport connections to Croydon are horrible.

If there is one thing you would change about your flat or property what would it be:

Terrace. The terrace roof is what I dislike, because it is not covered properly and it gets flooded.

The development is mainly made of concrete which is a good sound damper so noise doesnt easily travel. The water quality is good, high pressure. There is also good heating when the heating is actually working however E.ON energy is a nightmare. The cost of heating is 3x the normal amount in other developments. The service charge is also 2x the usual amount. There are also many issues with the home system which causes me to have to take too many days off work to wait for an engineer to arrive. I once had to have 13 engineer visits in 1 year. The interior design is okay however i pretty much changed everything when i moved in. It is below average if you’re moving straight in without making any changes. The management of the development is very poor – whenever we do have issues, they tend to just ignore them.

Close proximity to the park and plenty of facilities and town centre nearby. Fast commute to central london as good transport links nearby. However there are kids who are quite destructive to development breaking things which comes back to us the residents through service charge.

How crappy E.ON is and how disruptive the kids around the development are.

The management is the root source of all the problems we have had

Development is good all-round.
Car park isn’t well designed though, being circular some of the spaces are difficult to get in and out. Not the best use of space too.
The flat is a good size, ideal for 2 adult and child, but we are expecting another baby so likely have to move in the next few years to somewhere bigger.

Kitchen-living room is nice, the L-shaped design keeps the room open and light yet still provides some distinction between the two spaces.

The location is perfect for transport, Wandle park, and shopping (both food and clothes)
Can be loud at night, and the surrounding area can be fairly dodgy… I havent really experienced any trouble though.

Croydon can be a little dodgy, but luckily this development feels very safe and separated. Still no Westfield.. it was meant to be finished a while ago, and was one of the reasons I chose to movr here.

Kitchen-living room is nice, the L-shaped design keeps the room open and light yet still provides some distinction between the two spaces.

I’m really happy with the design of the apartment. Lovely space however the bedrooms are quite small. The quality of the building is generally good. I’ve only ever had small personal problems with the apartment which have been resolved.

The building management have eventually responded but have been quite slow.

Good security and shopping nearby. Train station is also very close by. As i drive, the development is also really easily accessible via pearly way. However the area is not very safe as there are a few gangs and dodgy people nearby.

I wish i had known about the lack of safety and gangs.

Not enough bins around the development – I don’t mean garbage collection (thats great), just small bins for litter walking to and from tram/shops.
There is a lovely community feel here, with truly lovely people.
I really wished my flat had a balcony… all the rest do. It just means there is nowhere to dry clothes, and rooms have to be covered with damp clothes!

Its a small place, but cosy. I love the bathroom or kitchen the most.

Like that its really close to the tram, its so convenient!

Often landlords separate the parking space from the flat to rent each out separately to make more money

There is a good access to the cinema, gyms, CroyWall an activities centre which is good for residents to go to to do archery activities and get fit.

The development is beautiful and has a great looking layout.

I wish the rooms would be bigger so we could have more space.

What I love about the area is that it is accessible to park, trams, and the balcony has a good gardening looking area
