New River Walk is a brand new development offering 1 and 2 bedroom Shared Ownership apartments located in the area of Hornsey. It is conveniently located a two minute walk away from Hornsey Rail Station. This provides direct trains to Old street and Kings Cross, but also to out of London and beyond. Also, it is nearby the iconic Alexandra Palace.

Management of the building and grounds is not great. We have a persistent gate issue which I’m sure it’s inflating our service charge which is infuriating as clearly the quality of the original door was deplorable and now we pay to fix it every few weeks. This has been going on on over 2 years. On a positive note, garden is maintained well. Oh, also windows don’t get cleaned as often as we’ve been promised so they get very murky.

Local area is perfect for what we need, great variety of restaurants and local independent stores. Lovely community feel and good connections to city centre.

Please share one thing (or more) which you wish you had known before you moved in:

That there is not nearly enough parking for everyone and that as residents of this building we can’t get on street parking. Basically means that we could never get a car for as long as we live here. Would have been good to know this at the time.

How has the building management responded to any problems or issues you have raised:

They take up to 14 days to respond to emails. We had ridiculous responses where after about 10 days they forward your email to another department and the 14 day wait time restarts :))

Great location, but building maintenance and management could be better

The layout and overall design is a good standard. But after a few years, you can start to see where cheaper materials were used. E.g backsplashes and tiles in kitchens and bathrooms

Also a few plumbing issues have arisen, but don’t get resolved unless several residents complain about the same issue, even though it’s pretty obvious when it’s a shared issue

Also cleaning could be better, communal areas cleaned once a week, but windows have not been cleaned for over 2 YEARS!!! Despite being charged for that service

Lots of great amenities in Hornsey, all essentials are within walking distance and very close to tube and national rail stations

Important to understand if there are any parking restrictions in the estate and local area

How has the building management responded to any problems or issues you have raised:

They have dealt with some of the communal plumbing issues, but response time could have been much much faster

Great location but quality of development is meh

I have been living in the apartment for 2 years now and the quality or (lack of) starts to show across most features. Kitchen appliances have and lasted very well, the flat is very well insulated so heat is not leaking out, windows and balcony are doing well.
However, carpets started looking very flat and grey, walls are easily market and stained by the smallest things and cleaning them means taking the paint off. The doors easily bruise so the slightest bump will chip them. The communal areas don’t look nice at all – basic cleaning is being done. The development has been designed as car-free residence – which I get but there’s 0 visitors’ parking which is very impractical and means that deliveries or the one- off emergency becomes a nightmare to organise if it involves a vehicle. There’s no concierge so we have a big ‘parcel theft’ problem 🙁

The local area is very vibrant with lots of shops and restaurants to choose from and several nearby high streets (Crouch end, Green lanes, Woodgreen, Hornsey highstreet). The train station is 3 min from the development and Picadilly line is 10 min walk away.

Please share one thing (or more) which you wish you had known before you moved in:

(bad) We have been lied to about there being a Zipcar for the estate. very disappointing that there isn’t one, especially for a car-free development as you call it.
(good) the flat is very well insulated and we didn’t have any mold problems – yay!

How has the building management responded to any problems or issues you have raised:

they have, after 14 working days :)) which is a joke. You clearly need a bigger team or a more efficient system of supporting your customers. Everyone in the development (because we do speak to each other, you know) is disheartened with the responses we often receive when raising issues and the time is taking for them to be resolved.

The design of the flats and development is quite standard, maybe on the lower end quality wise compared to some of the neighboring developments. The carpets for example were really poor quality and look really bad 2 years in. A few other things started that you’d expect to last longer are needing repairs already. The communal spaces like entry hall and staircase are not well maintained at all. Bar some rushed hoovering every few weeks there’s no other effort put into making the space look clean. The windows have been washed twice in 2 years. I this it’s supposed to be every quarter.The green areas are well maintained and we are grateful for that.

I love the proximity to the train station and the quirky Crouch end Neighborhood which has lots of personality and independent small businesses. Sadly on the other side of the community we sometimes hear of gang violence and street fighting 🙁 overall there is a good range of shops, restaurants and cafes as well as parks (Alexandra Palace, Finsbury park) . Our development is car free and although we’ve been promised a designated car sharing spot, this hasn’t materialised more than 2 years since we moved. To be frank, we were very disappointed with this aspect as we counted on it and felt like the housing association was then blaze about and dismissive of not making it happen as promised in the info/sales pack.

I wish the association would have been more forthcoming about the parking situation rather than brushing it aside.

How has the building management responded to any problems or issues you have raised:

Yes, eventually. The response time is really scary and we hope never to need their urgent assistance or we’re in trouble.

A great, well-connected development with a few areas for improvement

This is a good development, with stylish design and if you are lucky, incredible views at height. It would be better if there were two lifts in Magnus, as occasionally the lift has gone out of action, but repair is relatively fast (days not hours, though). There have been serious problems with plumbing and blockages, and the centralised heating system is a monopoly so they can charge what they like; the gas system also failed months ago in terms of the meter and it hasn’t been repaired yet (I’ve been paying what I think I’ve been using and hoping I got it right). The lobbies are cleaned weekly. What was advertised as a ‘courtyard’ in a ‘green development’ turned out to be a central busy car park and really not a place to enjoy outdoor time. The new little park at the front is a good one though, with room for football for the children and young trees for the peaceful.

The local area has the best of several worlds – the boutique, slightly pretentious world of Crouch End, the down-to-earth, slightly down-at-heel world of Wood Green, and the somewhere in between high street of Hornsey. The main horror is the air pollution coming off Wightman Road which is often in grid-lock and with poisonous air. It’s sad that a significant minority of residents also have cars, polluting their neighbours and parking across the development’s pavements. Ironically public transport couldn’t be better – rail, bus, and underground, with easy access to airports and mainline stations: it’s incredibly well linked. The green spaces of Ducketts Common, Alexandra Park and Queens Wood are special, and the canal has heron, swans, cormorant, and even little ibis.

That rent would go up so much in one year, and still be legal — 6%!

They tend to respond in the end, either personally or just get the thing done and don’t say anything.

Good value per square foot but disappointing and no frills management

Building itself isn’t the prettiest to look out, the estate itself is quite small and you can feel quite overlooked from all angles. However great views of Alexandra palace and new river.

Flats are spacious, and it’s good value per square foot

The interior and entrance of the building is very basic, no frills, lift also very basic, no artwork or helpful signs (e.g Floor certain flat numbers are on) displayed in building

Management is disappointing, there have been significant issues with parking, parcel thefts, fly tipping which either has taken too long to resolve or not resolved. Building and exterior (e.g car park and windows) not cleaned frequently enough. E.g car park hasn’t been cleaned since building was completed and windows have been cleaned once in two years

Great area, lots of amenities inc. several gyms, cinemas, bars, restaurants, multiple post offices and banks, and several parks and outdoor spaces within walking distance. Good transport links inc national rail, tube and buses all within walking distance

Please share one thing (or more) which you wish you had known before you moved in:

Make sure you ask when the defect period ends. I was told that period was only a few months and was informed after the fact ( so I had defects that were not resolved)

How has the building management responded to any problems or issues you have raised:

Yes, but very slow or incomplete response. On one occasion I had to speak to four different people to get to rage right person several weeks later
