We believe the best information about a residential development comes from the people living there. Owners and tenants have a lot of useful information to share with their prospective neighbours, not just on the property itself and its locality, but also on the developer and the building’s management.

New Broughton, sits in Salford on the outskirts of Manchester. Comprising of 2, 3 & 4 bedroom houses, this development has great commuting links being close to Salford Central and Manchester Victoria stations. As well as this, New Broughton is not far from the University of Salford.

The design of the property is ideal, over 3 floors with 4 bedrooms, streets are well kept as most houses are privately owned. There is no building or property management, houses have been in place for 10 years. The trees in front of the houses are now really overgrown and can imagine being an issue if not maintained, they started off as a small tree when the property’s were originally built.

The meter readings needing to be done outside is frustrating but aside from that the design is pretty good. The sunlight windows in the kitchen area do leas to very hot room in the summer. The tree at the front of the property does reduce light into the master bedroom.

There is little if no property management for people who have purchased their homes, however this may differ on those rented properties. The design of the house inside is spacious and has plenty of storage which is excellent for a fairly new build. Ground rent is on the high end in comparison to other new builds and there is not much space to develop:extend to existing properties. Parking is not a problem as each property has its own driveway.

With many surrounding developments on Chapel Street and Mocha Parade there's a offering of shops, bars and restaurants. Access to the town centre is easy whether walking or getting the bus, however it's actually a nice walk.

I like the house very much it's got a private garden and it's close to town, what's not so great is the the security level of the area. In regards to the property management that's very poor we always have issues, stuff doesn't get fixed, we almost for flooded last time..
