Poorly Built and Poorly Managed – Not Worth the Money

Please tell us about the good and bad aspects of living in your local area:

Living here has been pretty unpleasant. The shops are far and not very good, and there’s hardly anywhere nice to eat or go out. Public transport is unreliable — buses are often late or don’t show up at all. The street is noisy at all hours with cars speeding past and frequent arguments or shouting. Parking is a nightmare, with people often blocking driveways. Bin collections are missed regularly and rubbish piles up. Anti-social behaviour is common, especially at night. The house itself is damp, poorly insulated and needs a lot of repairs. Would not recommend living here.

How has the building management responded to any problems or issues you have raised:

Very badly. Reported a leak which caused serious damage — it took them 4 months to fix it properly. The delay was unacceptable and communication throughout was poor. The damage was outrageous and could have been avoided with quicker action.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I’d known how poorly the building is managed and how long it takes to get anything fixed. From the outside everything looked fine, but you don’t see the constant maintenance issues, poor soundproofing, and how unresponsive management can be until you're already living here. Definitely ask existing residents before moving in.

Wise living are a truly awful company to rent from please do not use them at any cost! You have drunk homeless people living outside and entrance door that do not open or lock half the time it is vile place to live

How has the building management responded to any problems or issues you have raised:

They take months to deal with any repairs, they do not take things seriously

I wish I knew how awful this company was as I would never of moved in

Living in my area has its pros and cons. There’s a good range of local shops, takeaways, and cafes within walking distance, and a few nice parks and open spaces nearby for walks or exercise. Public transport is generally reliable, with buses running frequently and a train station close by, although delays can happen during rush hour. The street itself is fairly quiet most of the time, though parking can be a challenge in the evenings as spaces fill up quickly. Bin collections are regular and efficient, though occasionally missed. Anti-social behaviour is rare, but there can be occasional noise from traffic, especially during weekends. Overall, it’s a convenient place to live with a decent balance of amenities and accessibility.

How has the building management responded to any problems or issues you have raised:

The building management has been very responsive and efficient, addressing any issues promptly and professionallY

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known more about the parking arrangements and visitor policies, as these details aren’t always clear during viewings. Also, some noise from neighboring units can be noticeable at times, so earplugs might come in handy!

Brilliant location. Everything is close by. Shops, Manchester city centre, motorway is literally down the road.

How has the building management responded to any problems or issues you have raised:

No. Im still waiting for issues to be resolved. Flooring and leak in particular

Please share one thing (or more) which you wish you had known before you moved in:

Clean and tidy properties. Area is generally clean. Some neighbours can be inconsiderate with dog fouling, which no one seems to care about when reported.

There’s a decent mix of local shops. Green spaces are accessible, with a local park that’s generally clean and family-friendly. Public transport is fairly convenient, with regular buses. Bin collections are regular. The area feels generally safe, though occasional noise from traffic can be an issue during busy hours. Anti-social behaviour is rare.

How has the building management responded to any problems or issues you have raised:

The building management has been very efficient and responsive. They’re always available to answer any questions and deal with any issues quickly and professionally, making the whole process smooth and stress-free.

Please share one thing (or more) which you wish you had known before you moved in:

Honestly, there’s nothing I wish I’d known before moving in. Everything has met or exceeded my expectations, and the whole experience has been very positive.
