Good value for size of house

The general community within the estate is fine, but it does not feel very safe. We have personally reported many car crashes (speeding, stolen cars that are immediately abandoned etc).
Drug raids across the road and gangs of kids on bikes harassing people, we recently had a teenager with a large machete wandering the main round around the estate who went on to hurt another kid, and we do not feel it is safe for our kids to play out even just in front of our house unsupervised at all.

Over time the estate has become more and more overgrown and things sometimes don’t get repaired for months and months.

Appliances and general house maintenance is managed well through our managing agent, they generally respond in a timely manner and fix things or replace where needed.

Please tell us what you like and dislike about this area:

The local school is brilliant, there are shops very local, a dentist, doctors, large supermarkets/retail stores 10 mins drive away in and an easy 10/15 minute walk into the centre of Manchester or a very straight forward bus trip.

The local park could do with some investment, as it is already very worn and the play area isn’t great, regularly find shards of glass everywhere where the kids are supposed to play which makes it unusable often.

Please share one thing (or more) which you wish you had known before you moved in:

The surrounding area still being an issue for drugs and gangs, that Mocha Parade would not be redeveloped within a year of us moving in as we were told when we were shown around the house (still hasn’t 5 years on), that there is no tap in the garden as standard so you have to run a hose through the house, and that the garden would get progressively more uneven as the soil settled over the years (which has been partially resolved).

How has the building management responded to any problems or issues you have raised:

They have responded well generally, only delays have been due to Covid which is understandable and actually was still dealt with fairly timely.

Perfect place to live

The houses are absolutely perfect to rent. Well built houses with a nice garden area that is perfect for sitting outside and enjoying the sunshine.

The houses are spacious and a great layout with two bedrooms upstairs and two bathrooms. Even with quite a lot of furniture in the house, it certainly doesn’t feel cramped. The built in wardrobes are a perfect addition.

The property management are easily contacted and reply very quickly with helpful comments.

Please tell us what you like and dislike about this area:

The houses in our area are a perfect location between Eccles and Monton. The train station is just 3 minutes walk away and the motorway is just 5 minutes drive.

Please share one thing (or more) which you wish you had known before you moved in:

I wish we had known that the garden grass flooded. We have had to deal with that when it rains.

If there is one thing you would change about your flat or property what would it be:

There is not much that I would change about the property apart from the drive outside. With the bushes outside it makes the drive very tight to get out of. However, these do get trimmed back.

The good outweighs the bad

The design of the property is ideal, over 3 floors with 4 bedrooms, streets are well kept as most houses are privately owned. There is no building or property management, houses have been in place for 10 years. The trees in front of the houses are now really overgrown and can imagine being an issue if not maintained, they started off as a small tree when the property’s were originally built.

Please tell us what you like and dislike about this area:

In great location for Manchester City Centre and Salford Shopping Centre. Lidl located within 3 minutes walk and a small complex with hairdressers, cafe and shops across the park. Frequent buses to take you to the city centre. Parking is fine everyone has a driveway, however the street is full, lots of commercial vehicles and people using the street to commute to Manchester, makes it difficult to get off your driveway and not a pleasant sight when you look out of your window. No real road traffic noise as cul de sac location. Bin collection is reliable and occurs every Wednesday. No real concerns on anti-social behaviour.

Please share one thing (or more) which you wish you had known before you moved in:

I wish there was some form of parking restrictions or rules on commercial parking as this is the only real issue with the streets.

How has the building management responded to any problems or issues you have raised:

Initially the property developer was fixing snagging issues, no contact made in approximately 9 years.

New life to the community.

I think that the overall design of the homes and whole development have really brought new life into the area. Furthermore, with the school in the middle of the development it really brings the whole community together.

The building is overall very modern and sophisticated and would be perfect for a family or a single occupant.

Please tell us what you like and dislike about this area:

I like that there are lots of options in the area for shopping and small businesses to support. I like the design of the area and the development as a whole. lastly i think that as there is a school in the middle of the development it really brings the whole community together.

Please share one thing (or more) which you wish you had known before you moved in:

I wish i had known which way the sun travels in regards to the property as sometimes in our living room can be really bright forcing us to close the curtains during the day.

If there is one thing you would change about your flat or property what would it be:

The garden is uneven as it is on a slant and would like to have a flat garden.
The washer/dyrer is not good and we have had to purchase a dryer also.
