House design as a design is a good. There is a lot of poor job done by building company. A lot of unfinished work not up to standards. Problems appeared after moved to house or couple years later. Originally there supposed to be a park in a middle of community but they made it as a plain hill, probably just damping a lot of rubbish under. it would work much better if they stacked to original planning.

The area is well connected with London, considering new TFL fully opening soon. Good choice of convenient shops. Close leisure centre. Lack of parking space. Most of residents friendly and considering towards other neighbours apart from some not respectful playing loud music and smoking weed.

Before moving in I would do proper survey, even the house was a new built house.
How has the building management responded to any problems or issues you have raised:
As a home owner I do not use a full building management service apart from communal. Service charge is expensive for this part of London.




No Longer a nice place to live.
They need to build a play area for the new build. And completely cut off entrance to cul de sac.
Consult with residents not to park out side free parking residents homes that were built for those residents

Was a nice area to live until they built the new build & school. No longer quiet, litter, noisy children and those that walk by. Car parking has become difficult as these new residents seem to think it ok to park outside residents homes when they already have their own private parking.

I wished I’d known about this development and the school. I would not had moved.
What is the best feature of your home:
I was going to say greenery, but they litter that. None!
Decent development
The development is really nice with loads of nice people. The developmet has school which will open this year.
The access to station n asda gives a big pluspoint. The only issue is the access to developmnet on fridays are very busy due to macdonalds take away queue which block entrance

Easy access to station, asda and many restaurant.
The only drawback is nearby dagenham roads which has lot of pat holes.

The barrier to station in between was installled after the development and there is no buses as promised initially
If there is one thing you would change about your flat or property what would it be:
Council in which it is located as they pay no attention in roads and illegal parking
Lovely vibrant community.
Very good, we love the close community feeling. Easy walk to Asda and trains station. Also got lazy golf and health center less then a mile. Things don’t like is the building waste they dumped in the garden and it nearly impossible to plant anything.

Very poor, after lots of escalation something gets noticed.
Nice area with new built houses
Excellent place and good development with nice people around. Very close to primary and secondary school.
Asda, BNM, macdonald close to proximity. Station is within 12 min walk or 5 min drive. 22 mins to liv street by tfl
Nice 2/3/4 built houses including appartments.

If there is one thing you would change about your flat or property what would it be:
Remove in between barrier on way to station as this was never told
Fantastic place but could be a but better for kids
The location is great, but gated roads are very annoying, means you have to drive round the block just to get in and out of development… but recognise it does cut out through traffic through the development.
The property itself is good but the kitchen isn’t well designed. For example no plug sockets on the kitchen surfaces, and the storage space isn’t great.

Lack of things to do for the kids. And the nearby playground is not suitable for all ages, like the slide is too long for young childrens.

Wish there is more parking… spaces outside each house arent reserved for the specific house.
Good for children
This is space. My house is awesome and superb. The environment is great. The playground is wonderful. I will recommend this development to my colleague. My children like it and I am happy and satisfied. Just Wonderful development.

Could be better
Location good close to rail links. Peaceful place. Not really safe at night, but It is quite quiet which can be good and bad for safety. Recently the road to Asda has been opened, so we can walk there and get groceries in about 5 mins.

We like the area, the neighbours are really nice. Because we have a shared ownership we don’t come into contact with a landlord. The bins in the house next to us are poorly looked after and there’s often garbage spilling out onto the street.

Asda did not open when we first moved! This meant for a long time there were not even local corner shops to buy supplies.
Could be better
I am a home owner and I have been living here for 3 years. The biggest plus point is about the community. All of my neighbours are friendly. Transport links to the city are good. We have had a few instances of motorbike theft in the area. Another downside is that there isn’t enough parking.

The community is really great! This would have really made the decision to move here easy if I had known.

The space outside of the homes is great for children to run around and enjoy their time outside in a very safe controlled environment. Although the room spaces could be slightly made bigger and the WiFi connection signal improved

I like the area that there is a big addax nearby and McDonald’s for the children
