The management is in the midst of transition when I moved in so everything is just a bit confusing with regards to payment and maintenance.Everything else is digital and there are out of hours contact numbers provided. Security is 24/7.Parcel can be easily taken with app in reception.

Poorly built without thought of how it would affect people that were living under their management, for instance the not all residents have parking which is insanely stupid further more one of the housing agents has promised certain amenities and failed to follow up on their promise. Additionally L&Q are terrible when it come to building house as there has been reports of mould in other tenants accommodation due to the fact that they haven’t built proper extractors into the accommodation causing mould not only that the kitchens don’t have any extractors meaning cooking smells linger within the accommodations as well bathrooms have too much steam going on. Let’s not forget the out of hours team which is an email, what is the point because if there’s an emergency they won’t see it till they’re available in the morning what about the weekend when no one is in the office, money grabbers I tell you.

The area in itself is lovely (it will soon be when all the construction is over!) but there are some issues regarding management (see below). There are gardens between each flats, lovely lights and water fountains, a kids playground, etc. The buildings look fairly good for developments (brick). The flats in themselves are fairly good value for money: GREAT STORAGE, well-isolated,well decorated, energy-efficient, balconies and beautiful views on either Canary wharf or Alexandra palace. However, all the appliances (fridge, oven, induction plate, dishwasher and washing machine) are Beko, which isn’t great quality. The dishwasher is so small that some of my plates / pans can’t fit in. A normally sized pizza can’t fit in the freezer! Small details, but they just make your life that little bit more difficult. The energy-saving oven is great though (you can heat only one half of the oven if you’re only heating say said pizza). The L&Q sales team was extremely lovely, efficient, clear in their communication and timeline etc. The aftercare team has been responsive so far (I’ve only had a couple of aesthetic issues to report). However… The level of security means it’s extremely difficult for any postperson or deliver person to get into the building- there is a button for concierge, but the management company (POD) providing concierge services to full owners refuse to even open the door for mail-parcel deliveries in the buildings where the shared owners live!! (Talk of feeling like second-tier citizens!) Which means we have been having real issues REAL ISSUES WITH MAIL DELIVERY: numerous parcel left outside, Royal Mail returning letters, etc We are liaising with the management company to ask that they at least open the first door if no one is home so that the mail person can access the postroom.

Facilities could have more choice as to whether you want bath or shower as many people has disabled people that can only shower and we have a bath the design is very nice .I like that they will be putting a lot of facilities on the road gym ,cafe,shops
