The overall design of the building is cosmetically sound. One thing which could have been done better is the wind impact assessment.

Building/Property management is excellent as we’re lucky to have a very energetic and friendly porter who gets things done.

Facilities are good as well with car parking and bike storage. There’s no gym but honestly I don’t think it’d be useful.

This is still an up-and-coming area and could do with more restaurants/pubs. Transport links between Devons DLR and Bromley by Bow District lines are great.

Please share one thing (or more) which you wish you had known before you moved in:

I didn’t immediately realise there were parking spaces available.

If there is one thing you would change about your flat or property what would it be:

It’s a high rise building so the wind sounds can be felt throughout the building. The way the wind carries sound from the area was also a surprise as I thought it would be quieter (although not an issue for me)

Great build. OK area.

The building is beautiful and a lot of care has been taken as to the layout of the communal areas. Everybody who I know has come to visit has said what a great building this is. The residence lounge which is right when you walk in the front door is under used but beautiful and a nice Respit should you need one from working from home. Access to the Lifes can be a bit clunky but once you get up to the floors the nicely laid out. My flat is great. I wish that the space was utilising a slightly different way but I can’t complain. The view is spectacular. All in all this is a great building and a great first home. The area, is still up-and-coming and by that I mean there is not much around, a few convenience stores and a Tesco Which only show that it’s an up-and-coming area and that will be more money invested in it in future years.

This is still an up-and-coming area-I say no more.

Please share one thing (or more) which you wish you had known before you moved in:

That the communal charges are as they are. And that the building is future proofed and therefore you can’t get your Internet and TV like you would be accustomed to perhaps. You have only a limited choice of providers.

If there is one thing you would change about your flat or property what would it be:

I would change the layout of my flat to incorporate a bigger closet. Utilising the space better really is what I mean.

Great city views

Designed in a clean, modern style with plenty of natural light. If you’re on a higher floor the view over the city and Canary Wharf is spectacular, day or night. Fixtures and fitting are of a good standard compared to most new builds with underfloor heating throughout. The onsite residents manager, Latifah, is always a massive help with any of our needs. Only reason it’s not 5* is due to the somewhat slow responses and actions taken by Vistry, the building’s management.

5-10 minutes away from both Stratford and Canary Wharf. Fantastic pub and cafe your doorstep, lots more to come

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known that residents parking permits are not issued by the council.

How has the building management responded to any problems or issues you have raised:

Most have been fixed however the more pressing issues are taking a lot longer with a lot of back and forth. I’ve been told the large bulge in my floorboards and shoddy paint job in one room cannot be fixed which is not true as others in the development have had them fixed.

The building and facilities are well designed with feedback from previous phases of the development being addressed. The management do a good job at booking in jobs to solve issues such as broken main entrance door etc however sometimes it can take too long to solve these issues.

There has been security access issues such as car park gate being stuck open for more than a week, building is accessible with no fobs via bins area, bike shed has been broken into.

Likes:
– Great transport links being right next to a DLR station and within 10 mins walk of a tube station
– Large tesco within close proximity (15 mins walk) and other express type options within 5 mins walking distance
– Close to canal and parks
– Area is developing with lots of new builds coming up

Dislikes
– Local residents crowd the road leading to car park
– Industrial area nearby
– Can sometimes hear humming from nearby industrial area
– Some skaters sometimes loiter around communal space outside the building

Please share one thing (or more) which you wish you had known before you moved in:

Noise from nearby industrial area seems to be louder the higher up the building you are. Also the building is making some sounds as it settles which can be surprising at first.

How has the building management responded to any problems or issues you have raised:

They have provided communication throughout the process until resolved.

Design ie very modern and well maintained. Issues with rubbish collection have been effectively resolved by the management company.

There is a cafe in the development, it is a shame this is not open on the weekends however.

The residents room is well maintained but I don’t think it is actually used by anyone.

Bike storage is secure underground but street level storage is also available.

Location is conveniently between Canary Wharf and Victoria park/hackney. Transport links are excellent, right next to the DLR and the tube is only c10 minutes walk.

Would’ve planned space usage before buying furniture

If there is one thing you would change about your flat or property what would it be:

Would’ve purchased a 2 bed property in hindsight due to time spent at home

Pretty good with small drawbacks

Nice neighbours. Quiet courtyard which means balcony’s are pleasant. Building is kept in good shape. Management could be more formalised as it’s sometimes a bit haphazard and there could be more information on movements such as new places opening in commercial units.

Great transport links with DLR, Central, District, HammerSmith and City and Circle lines within walking distance (30 sec – 15 mins)

Please share one thing (or more) which you wish you had known before you moved in:

Wish I had more insight into what was being put in commercial units and more accurate view of maintenance charges.

What is the best feature of your home:

Great kitchen and balcony. Like that it’s off the main road.

Unfortunately the security is not great, there have been thefts in the bike park by organised thieves and no one took responsibility for this. The building managers did not even report their to the police

Transport is great, Stratford Hackney and Canary Wharf are lovely.

Vistry Partnerships are a mixed bag. Lots of issues and some bad attitude from staff

Vistry Partnerships and First Port have some communication and responsibility issues but overall they haven’t stopped me being happy with my property

Great location with good transport links!

Design is good, enough space to walk around the development with greenery which is always welcome. Facilities include a concierge which is helpful for parcels and security. Car park available but not everyone has a space. Property management has been OK so far with minimal issues. Mostly professionals who live here.

Close to canary wharf and the city. Good transport links. Good variety on deliveroo and ubereats.

Violet road and devons road can be slightly noisy. Snagging is something all new builds have but getting these issues fixed takes some time

Some of the finishings are quite poor including gap between skirting board and floor, and uneven floor. Facilities are pretty standard but I like the parcel room and the fact that someone is in the management room to take parcels for me. There is no telecom for the door to the lift room which is not so great.

It’s very convenient transportation wise, but not so much going on here.

I wish I knew more about what vendors will be in the complex.

Could be much more efficient. Very often people won’t show up to their appointments

aspects are fine but had an ongoing issue with bins location. Have had issues with parcels going missing due to being delivered to the tower block which we did not have access to. the after care management team have not been great either

The widows son is an eyesore which has still not been addresses
