Always very clean, post room is badly organised but managers are lovely and very helpful. The gym is never too busy which is great and it’s a lovely addition to the building. The parking in the building is very expensive though so I have had to source it elsewhere

I would categorically urge people to avoid renting here. It is a catastrophic operation, ostensibly run by financiers with little concrete experience in the sector. Their strategy is clearly to wow with trivialities while neglecting the basic building blocks of life, along with basic customer service, which we found to be much worse than your average estate agent experience. Beyond the gym and co-working space, the building itself does not have basic amenities, such as a parking bay for moving in and out. Those that do so will be encouraged to avoid parking tickets by staying on the lookout for traffic wardens. To quote the desk clerk "it's out of our jurisdiction" (presumably ensuring customer satisfaction is too). It does not surprise me that Kooky management decided the only way to move in involves engaging in behaviour of dubious legality, but this might be something future residents are less enthusiastic about. Our flat was constantly about 26 degrees, hitting over 30 in the summer. This was an absolutely miserable, unlivable situation. I believe this is something to do with the "high quality insulation" Kooky boast of (presumably having sought the tax breaks that come with BREEAM certification rather than out a sense of moral mission). However it is not particularly ecological if it drives people to use air conditioning and fans en masse in the summer. Numerous others in the building I spoke to mentioned the same experience. This made it extremely challenging to work at home. Many other problems with the building itself surfaced: faulty lifts, bizarre noises caused by air pressure in the corridor, a broken front door making ingress impossible for long periods.... As with all else, building management were slow to act on any of these reports, or else ignored them. Perhaps for similar reasons, the water was extremely hard coating everything with limescale. The kettle would need descaling once a month. As previous reviews mention, a shady water company called MySycous would irregularly issue arbitrary figures for our pains in this matter, which they would refuse to justify. The desk staff were particularly unpleasant, generally not responding to emails at all or being particularly unhelpful when they did. In the most extreme instance, they refused to intervene when we reported a instance of ongoing criminal behaviour which could have had serious knock-on effects on our livelihoods. Kooky seem incapable of basic business accounting, never issuing an invoice or receipt for payments. In our last few months, they issued us a perfunctory bill of £1000 for "unallocated funds". When pressed, they eventually conceded they had completely fabricated this amount, perhaps (intentionally or unintentionally) confusing us with another tenant. When moving out they were unable to provide a final bill with justified costs, which seems extraordinary. All in all, a dreadful year spent at a rogue property company, if it can be said to deserve the moniker. We were unable to speak to anyone with more seniority about these experiences despite repeated requests. We asked to move out early but were told we would have to find our own replacement. Without a doubt the worst business entity I have dealt with in my life. As they say: avoid at all costs.

The design, cleanliness, etc, of the apartment is fantastic. The amenities provided are always clean. I feel so amazing coming home, and it feels worth the really high price tag. Also, I love that dogs are allowed. Absolutely brightens my day when I see a dog in the lobby. The management could be a bit more responsive, but overall, it made me feel very welcome when I first moved in. I also wish there were building socials, etc, to meet people, but that's very optional and not a big deal at all.

Facilities are great. Gym, co working space, refusal rooms, lobby, bike storage, roof garden and pet friendly. The gym is a little limited on weights for advanced strength training but is otherwise equipped to a high standard The meeting rooms in co working space are a little small, and one person only. A very well insulated building

The property (both the apartment itself and the whole building) is beautifully designed and decorated, communal areas (gym, co-working etc) are always sparkling clean and a pleasure to use. Excellent security features. Our apartment is surprisingly quiet considering we face the main road and are basically opposite the train station, however we have always lived near main roads so are used to a certain level of noise. We genuinely look forward to coming home after a long day at work and hearing the funky music in the lobby!
