When we viewed our house we fell in love with it, the layout, room sizes, separate garage, ample parking, etc. It had everything I had dreamed of.
However, we moved in while building work was still ongoing (2020), which seems to be neverending. All homes are now built and have been lived in for a while but not all the roads and paths are yet finished.
Lovell seemed to leave the site some months ago but the development is not complete and still loads of finishing off to do.
To be honest the estate looks a mess and we cannot wait to be finished.

We love Saxilby, it has everything we need! It’s out of the city centre but not too far away meaning it’s quick and easy to get to Lincoln’s amenities.

I wish we knew how long the total build process was going to be.
What is the best feature of your home:
The outer appearance, inner layout and room sizes.
The development is mostly quiet and you don’t tend to have any issues.
Traffic is becoming busier now the top and bottom entrance is open as people use it as a cut through, but living off the main road through the development, this isn’t an issue for us.
The site has taken a while to be tidied up and open spaces finished, but all road and path’s have been surfaced now and the grounds work is starting.

Saxilby is a lovely friendly village with shops, cafe’s, pubs, take aways and a good Primary school. It has a train station which only takes minutes to get to Lincoln. There are lots of public footpaths to explore the countryside and a large playing field with a park.

How long it would take for the grounds work to be finished.
What is the best feature of your home:
Large open plan kitchen/dining/family room at the back.
Excellent new build
A lot of effort and though must have been put into the design. The main selling points of the design were open kitchen/ living area, jack and Jill en suite and main en suite, double garage.
Received a good recommendation prior to the purchase from a subcontractor who had worked on the site.
Great finish, good build quality with exception of the plumbing, however these issues do appear to have been resolved.
Good experience from point of initial discussion through to the move.

Lovely local area, amenities and community, with great access to surround areas via the village train station.

That the roads on the estate would be in such a poor state for so long. This really is not acceptable and I dread to think what damage the unresolved ‘steps’ are doing to my car.
How has the building management responded to any problems or issues you have raised:
All issues were acknowledged and most have been completed already, with a few planned in the near future, however some of these issues can take longer than desired to be resolved.
Disappointed
We love our development design and location. Just a shame the quality of horn built and customer service was not to a higher standard to match. Buying off plan is something we wouldn’t do again as the finish was to a low standard. We expected snags but it was evident due to weather issues and site issues our home had been rushed to finish for the financial benefit of the company and it showed. We ended up with wrong showers, additionally items we’d paid for being put in the wrong location and getting them to resolve their failings resulted in a lot of back and frowing for us despite it was admitted to be “an oversight” on the developers part. One tip for Lovell, if you mess up, own it, apologise and just fix it!
The most unforgivable thing of very many for us was our lounge carpets. They were terribly bumpy and we often felt sharp bits. We had a 5 month old and a 3 year old crawling and rolling around unaware of the dangers that lurked. We knew it would need lifting so called, they wanted the contractor out. We waited after phone calls and emails and we were waiting to our lounge furniture up. It was nearly Xmas!
We fave up waiting and did it ourselves and we’re horrified. The danger we had unknowingly put our kids in. We had broken Stanley knife blades, screws and generally rubbish and debris under our lounge carpet.
I’m no carpet fitter but common sense says “Who lays a carpet without sweeping!” We contacted Lovell. But rather than “that’s unacceptable, we will sort it now” it was a blame external contractors try and get them in, again for all the other carpets with lumps and bumps we were now worried about and no end of emails and telephone calls. Covid then hit and understandably everything stopped. And before we knew it, our time for sorting our plethora of issues was over and we’ve ended up sorting them ourselves. Which probably isn’t a bad thing.
Many issues were sorted that were easy to sort by Kevin the lovely guy who was a master of fixing botched jobs. But the bigger things like poor carpets and lumpy ruined underlay, we’re going to sort ourselves.
The list of issues is a joke, Lovell made everything a chore for us, and we wish we had got a fixer upper and managed ourselves as this turned into a pricey version of that anyway!

We found the finish on our property poor and struggled with getting things sorted resulting in us giving up and sorting ourselves. We appreciate that covid made things difficult but there was no provision for this or for changes in staffing due to leaving. This resulted in a lot of hassle for us trying to find details and re sharing details and trying to get things resolved that should have been done as standard before the property was released to us to be honest. Generally overall a very dissatisfying experience on the whole. But we do love our home design, layout and location.

How poor the quality of finish and customer care would be.
How has the building management responded to any problems or issues you have raised:
Terribly but when we did get Kevin from customer care come and carry works, he did the very best he could in some awful rubbish situations. He was exceptional! A pleasure to have in our home, and due to the poor quality of our finish, he came a lot, which we never minded as he was a lovely, caring and hardworking chap.
Buy in haste repent at leisure
Design externally is poor, no thought of houses overlooking each other. Not enough parking and garages are too small to fit cars. Bins can’t be put in gardens we currently have 4 and despite vans supposedly not allowed on site, at weekends particularly, it already looks scruffy with vans parked around. Cars have to park on pavements as roads narrow, and after nearly 2 years roads and pavements are unfinished. Landscaping is poor and flood provision means uneven trenches of grass,an opportunity missed to make area pleasant to live, hide some houses from view and help environment. Internally finish is generally poor our upstairs floors are sloping, decorative finishes are slapdash with grouting and sealants faulty. Paint and sealants are poor quality and come off if cleaned. Every door, toilet, sink tap etc is not level. It takes months to get things fixed, and a succession of different trades until you get right person for job.

Saxilby is well situated for access to Lincoln and has basic stores and very good chipshop. Bin collection is good but have 4 bins and no waste food collection.Very good for noise, but area is generally 20 years behind the times.

Plastering is so poor that if you put anything on them large patches come off. Nails are popping through every ceiling. Expensive carpets and amtico flooring is not worth the money and poorly fitted.
How has the building management responded to any problems or issues you have raised:
Any issues are directed to customer services after a few months and they are hopeless.
The development is excellent, couldn’t have wished for a better first home
The development is excellent, couldn’t have wished for a better first home, we love it here. The landscape has been considered, it’s not a development where as many homes as possible have been put in. There is plenty of green open space and houses don’t feel like they are crowding over people.

Saxilby itself doesn’t have a lot of amenities available, but the area is beautiful and quiet.

I wish I knew where the radiators were going to be placed before moving in.
How has the building management responded to any problems or issues you have raised:
Any issues have been fixed quickly and efficiently. Cannot fault them.
Ingleby View – a lovely place to live!
The development itself seems to have been well considered. It’s not a huge development and all of the houses are not crowded in, which is one of the aspects which we really liked.
When we moved in there were builders still on the other side of the road working on the houses but we found them to be respectful and courteous at all times.
Sharon who worked in the sales office was the most lovely person to deal with when buying our house. We were kept informed of everything during the process and buying our house was an enjoyable experience.
The only negative we have is that we have had a couple of requests for maintenance to the lovell maintenance team which haven’t yet been addressed.

The local area is lovely, it’s a small village but with a great community atmosphere. The village itself has two well stocked convenience stores, a few cafes and pubs, a butchers, doctors surgery and pharmacy, which are all within a short walking distance from the development. There is also a bus route to the city and a train station not far away.
Our street is quiet and our neighbours are lovely, everyone keeps their properties maintained.

Explore where you are going to live before purchasing a house. We viewed a couple of other developments in the surrounding area before seeing the Lovell development and it made us aware that the Lovell build quality was far better than other developers!
How has the building management responded to any problems or issues you have raised:
When we first moved in the management team was great, however this has seemed to dwindle a bit. We now have two open requests with them which still haven’t been resolved.
All rooms are a good size and the flow of the house works well
The design of our house is perfect for our family. All rooms are a good size and the flow of the house works well.
Garden decent size for a new build.
Drains can be an issue and shower regularly backs up and downstairs toilet sometimes had smelly drain water in.

Excellent village with local primary school rated Good by Ofsted.
2 shops in the village, including a Coop with a post office and pharmacy.
2 friendly pubs, 1 of which serves lovely home made food.
Train station direct to Lincoln.
Very friendly village and street.

The volume and behaviour of some households living on the estate.
How has the building management responded to any problems or issues you have raised:
Yes, we have raised numerous problems and issues with Lovell and they have fixed most of them, although we have had to wait a very long time for some of these to be fixed. Also even when you have arranged a date/time for someone to come and fix the problem, they’ll turn up on another date out of the blue which isn’t helpful for full time workers.
Wouldn’t buy from them again
The design of the house is ok, it could be built better inside, such as bigger second bedroom, more kitchen space. Probably no need for an en-suite in a 2 bedroom house, to make the main bedroom bigger. As this uses a lot of space.
Also had a lot of problems with things going wrong within the house. I am still waiting a year and a half down the line for my radiators to be replaced as they have all gone rusty. I reported this within my 2 years and I am still waiting for this to be sorted. It is very poor aftercare. It is all great until you move in and they are no longer interested in helping. You just get palmed off with excuses constantly. Also disappointing that when you buy one of the first houses. You had to pay for all extras. However the houses that sold later got majority included.

There is plenty of things to do in the village. Why I chose this location. You can walk pretty much everywhere within the village.
Most disappointing thing about this area is we have social housing on site, right in the middle.

Being told about the social housing sitting in the middle of the development. This would of stopped me buying the property.
How has the building management responded to any problems or issues you have raised:
They have eventually after chasing 4/5 times on everything. I am still waiting for one issue to be rectified. Been waiting over a year and a half now.
We love our house and it’s perfect for us.
We love our house and it’s perfect for us. When we first viewed it we were surprised by the space, layout and finish. However, when we came to move in it wasn’t perfect, we had a large number of snags which took a loooonnnnggggg time to sort. Not all of them did get sorted by Lovell Homes so we had to fix them ourselves. We moved into the development quite early on but as more and more homes were being moved into we were not their focus.

We moved to Saxilby from a local village and we love it. With it being a small village there aren’t a huge range of amenities but there are a couple of convenience shops, takeaways and pubs, and the city centre isn’t far away.
As for the estate, it’s a lovely community. We chose our plot due to the house and also ample parking and garage. We haven’t had many problems, however, we do live opposite a row of social housing so this has caused us a need to complain.

I wish we had known that the roads and paths were going to be in such a state for so long. It’s disgraceful and is causing issues with our cars! It should have been addressed a long time ago.
How has the building management responded to any problems or issues you have raised:
Mixed. When we first moved in and reported our snags to the on-site team it looked like they were going to sort the issues but this dragged on for some time, if you didn’t keep on at them they would forget you! We ended up reporting some long standing issues directly to head office.
