Please tell us about the good and bad aspects of living in your local area:
I’ve been living at Moda since November, and overall my experience has been positive. The building is modern, well-maintained, and offers good amenities. The staff have generally been helpful and professional, and I appreciate the sense of community that the residence tries to create through events and shared spaces. That said, there are some drawbacks that are worth mentioning. One of the biggest concerns is the cost. My rent is £2,180 per month, and that’s before bills, which makes it a very expensive place to live. For that price point, residents naturally have high expectations. I’ve also noticed that there are quite a few complaints from residents, particularly regarding management responses, maintenance issues, and value for money. While these issues haven’t significantly affected my personal experience, they are common topics of discussion within the building and shouldn’t be ignored. Overall, Moda offers a comfortable and convenient living experience with strong facilities and a good atmosphere. However, the high rent and recurring resident concerns make it difficult to say that it offers the best value for money. If budget is not a major concern and you’re looking for a modern rental experience, it’s worth considering, but it’s important to weigh the cost against what is being offered.
How has the building management responded to any problems or issues you have raised:
Maintenance team are brilliant but thin on the ground as many seem to have left
Please share one thing (or more) which you wish you had known before you moved in:
WiFi slow, concierge supposedly 24/7 but hardly ever anyone there now. Just a phone number. I was excited to start various groups for residents (Art/ face painting/ Indian head massage, etc) but nothing ever took off.

We like everything very much. However, we would like to have more coffee shops or cafes nearby. The rest is absolutely amazing we are enjoying our life here.

Staff are always ready to help, especially Ellie, Shannon and Ella.

We wish we knew more about council tax and website applications.

Fire alarm in block 5 has been going off nonstop since arriving! And still no tv working after weeks of asking for it to be sorted
How has the building management responded to any problems or issues you have raised:
Nope said they would sort the tv out because it’s not working over a week ago had nothing back the fire alarm I have told them 3 times now and it’s still just going off no one seems to care the intercom doesn’t work can’t let anyone in and the moda app that Ithey keep saying to use won’t download on the phones really poor overall

That it would be 3 weeks with out a tv and 4 weeks of a fire alarm going off

Dear Sd Thank you for your feedback. We're pleased to hear you've enjoyed the apartment and its location, but we're sincerely sorry that it has taken this long to resolve the issues you've raised. We completely understand how frustrating this has been. To clarify, the alarm you've mentioned is a fault with the refuge point system rather than the building's fire alarm, and this has been reported for repair. We're also following up on the TV issue and will update you as soon as possible. The intercom issue has also been reported, and we're waiting for our defects team to complete the necessary repairs. In addition, we're awaiting confirmation that the revised Moda app will be available within the next week or two. We appreciate that dealing with multiple issues at once is frustrating. Please be assured that we're actively chasing all of these matters and are working to get them resolved as quickly as possible. Thank you for your patience and understanding

Great location . Cornerhouse coffee is the best local . Supermarkets like Aldi and Waitrose nearby and restaurants and hove oark

Moda is very well served by nearby quality supermarkets (Waitrose, Aldi and Lidl) with 10-15 mins walk. Its nice NOT to have a ‘Express’ from the major supermarket chains. Frequent buses into the city centre and rail station helps with commuting or socialising. It would be great to have a café and bakery on site serving decent coffee and light meals for those of use working from home. Hopefully one day! Retail opportunities exist and hopefully will be taken up.
How has the building management responded to any problems or issues you have raised:
It can be slow to get a response to issue due to staff shortages. The APP needs a lot of work the UI is terrible, some folk can’t get on and the content is often dated unless it pertains to sponsorship/retail ads.
