Property location is not bad but management is worst. Built using cheap material and cheap labour. I still many issues in property. I had many issues in the property which still pending. Builder and developers blame each other and ultimately customer suffers.

I wish would have know about Developer’s customer service specially after sale. I wish would have know about builder’s work quality.
How has the building management responded to any problems or issues you have raised:
Yes but very very slow response. No customer service after sale.
A great development in a great area for single people or families
The properties are of a very good size when compared to other developments in the area. It was not over-developed so doesn’t feel cramped. The design is light & airy with nicely landscaped external areas. The building is managed excellently & any issues are quickly resolved.

Their is a great range of shops, places to eat & transport links in Ware. You can take a lovely walk along the river to get to the town where there is plenty of things to do. There is plenty of parking & the area is clean & tidy.

That the monthly charges can change sometimes leaving you worse off, but you are told in advance with a detailed breakdown.
How has the building management responded to any problems or issues you have raised:
Any issues I have reported have always had a response and the problem rectified.
Great development in a great area
Unlike a lot of developments it’s not overcrowded which is great. Properties are well designed with high quality fixtures and fittings. Plenty of parking for residents and guests. Buildings and communal areas are always clean and well maintained. I also like that Network Homes resolve any queries I have.

Great range of shops, restaurants & pubs in Ware. Transport links to London are brilliant & it is a nice town to live in.

Maybe known more about how service charges work, but saying that we do receive detailed summaries every year.
How has the building management responded to any problems or issues you have raised:
Any issues I have had have always been resolved which gives me confidence in them.

The development is well located and has been planned well in terms of how the flats are spread out. Each flat has some outside space which is great and there is ample visitor parking spots.
He area of improvement is the soundproofing of the flats, you can even hear next doors conversations through the walls.

Quickly and efficiently, I have never been unhappy with this issue
Great place to live
The apartments are very spacious and modern. All have very nice kitchens and bathrooms and living spaces and bedrooms are bright and airy. The communal areas are clean and well kept. Any issues are responded to in a timely manner and always resolved.

Great shops, bars and restaurants in Ware town. Plenty of parks and places to walk. Easy access to London Liverpool Street by train and buses take you to Stansted and local towns.

The only thing I could mention was not being able to see the flat before I chose it as it was still under construction at the time, but the show flat was a great example of what to expect and I was more than happy with my choice.

Any issues I’ve had have always been responded to and resolved.
Average
I am not happy with building and property management. I feel development is not secure. It should be gated development. Design is average. Facilities are again average. I strongly believe that no skilled work force and good quality materials used in building.

Good thing about property is in good area. Transport wise it’s bit far from local transport.

I wish would have know that developer is very bad at customer service and even Mullaley builder is worst than Network Homes.
How has the building management responded to any problems or issues you have raised:
Issues raised but it took very long time to addressed.

The development itself is lovely, with amenities in close walking distance. The design could have been better thought out as the ground floor layout means space isn’t maximised. The quality of the workmanship is poor and I have had to have a number of things rectified at my own cost as unfortunately network homes accepted them from the builder so they will not come back, even for faulty patio doors.

Unfortunately there were a number of defects when I moved in which were not resolved. I had to go through a complaints process just to get a response from Network Homes after 6 months of chasing it. I am still chasing, almost a year if not longer regarding ground rent charges and still have not received a response.

The truth in regards to after sales and defects. I wouldn’t have accepted and exchange if I’d know I’d have to fight to get things put right.

I’m still waiting for responses to my emails. I had to make a formal complaint to get any of the issues raised looked at, to which they sent a company who openly said they don’t work on houses like this who caused a leak in my bathroom which flooded my front room.

Design in my opinion is not great due to the flats behind me which enable you to see straight in to my bedroom and garden. Building management and upkeep of the area is fairly good. Had a few issues with the house when I moved in e.g a leak but these were fixed when I contacted the original builders. Not sure if this was done through any property management more just good will from the builders.

Close to the town which has lots of bars, coffee shops, hair dressers etc. Not many clothing shops. Close to the train station, within walking distance. The area is nice but the layout of some of the house here is not good. For example there are houses directly behind mine with balcony’s so they can see straight down. Less than ideal. Also being right next to a Glaxo Smith Klein factory which is constantly making noise 24/7 becomes an issue at night.

The noise from the Glaxo building across the street is making me consider moving. Also the gym next door has a generator going 24/7 which is loud at night. Seriously looking at moving house due to the noise.
