High quality apartments and safe community Hatfield Rise

The design and facilities in the building and apartment are fantastic - very high quality products, materials used with modern minimal design. The value for money and quality is top notch and the customer care team are very vigilant and speedy in responding to any queries with damage within the property. The maintenance of the common area of the building needs to improve including quality and fitting of carpet is not good and can be seen lifting from the edges in the common area as well as in the property - maybe consider using a more premium supplier.

Please tell us about the good and bad aspects of living in your local area:

The area is a quiet area and family friendly - local shops have opened up which is great such as a Tesco, Kebab shop, Barbers etc which is great convenience for residents. Transport link is not the greatest buses are often delayed and every 30 mins, parking is often available in front bays outside building including secure resident parking. Sometimes visitors have misused the parking spaces but Lovell have been working with management on taking action. Bin collection hasn’t been consistent to begin with and was being delayed or missed at times due to mismanagement of residents disposing recyclable items as well as council not providing resident bins. Minimal anti social behaviour, although at times there are youngsters smoking in the vicinity at late nights which has been reported to management.

Please share one thing (or more) which you wish you had known before you moved in:

More about the building management company I.e what responsibility lies with them versus the developer so queries can go to the relevant party. It was very confusing.

What is the best feature of your home:

The minimal design of kitchen and the facilities eg oven, stove etc. the sleek design of the bathroom.

Not a great experience and wouldn’t use the property management again - Regretful and not as expected

The property management is extremely poor. The lack of organisation and simple requests such as cctv, cleaning, lack of response, personal GDPR data breach or support has influenced my decision to move. The area feels unsafe - the front door has been broken for nearly a year with no security to the entrance of the building. The sharp rise in service charges for the 2nd year is concerning considering it’s a new build and Lovell as a developer will also have involvement with and has been poor.

Please tell us about the good and bad aspects of living in your local area:

Range of shops is great - but local enforcement and security is extremely poor. Anti-social behaviour and traffic noise is extremely high and very off putting. The area seems unsafe with a serious incident already escalated to police. Transport links availably is perfect. Parking availability is poor with no real enforcement or rules. The car park is based at the back of the building which makes it unsafe and not practical for heavy bags / shopping etc. there is no back entrance to the building. Bin collections - lack of recycling bins for a whole year, only recently been organised.

Please share one thing (or more) which you wish you had known before you moved in:

The lack of responsibility the Property management company and Lovell have taken. The car parking situation is not practical. The area and the anti-social behaviour with a lack of any enforcement and no plan in place to improve.

What is the best feature of your home:

The layout of the flat and the view is exceptional.

building is nice however wish there was easier access to the parking. I have to walk round the building to get to my car. building is very clean always never any mess or dirt in the carpet. Property management is good too, building meetings are regular.

Very close to station, parking availability is good, not much traffic noise. Good nieghbours in the building

Nothing comes to mind we have researched it a lot.

The lift, the secure parking, the shops are quite close

I absolutely love my flat, I’m a first time buyer and it really checked everything off on my list. I was most impressed with how much storage space was accommodated for and still plenty of living space! It is very spacious and cleverly designed. The only downfall I have about the building is, the bin store is located right next to the front door so when walking past it’s usually quite smelly, and sometimes inside the hallway entrance too. The other thing that I think should’ve been thought about abit better, would be having a back entrance to the building from the private car park, as late at night it can be quite intimidating having to walk around, especially as a woman and with people who usually loiter.

Please tell us about the good and bad aspects of living in your local area:

Great location in terms of being close to everything, I.e train station, supermarkets, local shops, restaurants, however it can be quite noisey at night time due to people loitering.

Definitely the storage space and private parking space.

Great design with good quality facilities like bike area, car park, also children play area which will be available once construction is done. But really need to change the management company you gave. Half of the stuff they suppose to do but not perform throughout the year.

Good variety of shops but get too busy just by main entrance due to lorries and big vans comming to plumber and butcher arrange sitting out side

If I knew what shops coming underneath I would change the flat.

What is the best feature of your home:

Really like the location at first glance, master bed very spacious with attach toilet also the balcony is on the corner so you can have view on other side
