Apart from Built quilty and Poor Customer service, I'm more than happy with everything else ,such as location is really good with Community Park .few well known schools around and public transport is good too so convenient to travel .

Please tell us about the good and bad aspects of living in your local area:

Location wise I highly recommend ,public transport wise also convenient but although spending this huge amount of money don't get any support from Customer service and built quilty is very Poor ,looks amazing from far but once you start living in house you come to know about the cheap material they use .after sale if something goes wrong in your property they gonna try and blame your living style so really disappoint by this kind of attitude

How has the building management responded to any problems or issues you have raised:

End of the day they try and blame us for any fault or damages in home .

I wish I know or someone tell me about built quilty .

Build quality is very poor as there are still fixing issue after two years and not yet resolve all the issues. So, you can understand the quality of design. Also they found design issue on roof and now they trying to patch which is not working. So, Not very happy with development.

Local area is good but every quarter there is someone reporting theft and don't know it's local area or due to covid-19 effect.

How has the building management responded to any problems or issues you have raised:

Yes, they are very lazy to response as you have to call them everyday and email them and after two week or three week they response and it take three month for them to resolve the issue.

Please share one thing (or more) which you wish you had known before you moved in:

I would have know about this developer has poor build and very poor after sales service.

A nice development to live even though with its own problems

very good area and nice spacious roads are built in development which is rare in London.Design of development could be improved with very little effort specially footpaths are designed stupidly or are not available on roads next to park.Speed calming measures for traffic are not planned either so a health and safety problem.Footpaths are being used to keep waste bins only as there is a parking after footpath causing people not to use footpaths.facilities wise it is ok but water is standing in wetland creating a lot of bugs but no planing on how to overcome on this problem. Material used on shared areas is very poor quality just like matching house builds.Property management and customer services is next to non-existent and try to delay your service calls.Anything happening at homes is someone else's fault according to customer services.Every house has problems with roof and windows .

Good shopping centres nearby in harrow and wealdstone. Open spaces and park next to development is best feature of development.Transport links are not frequent but take you to tube station which can take you further anywhere.Living in development is good and nice community and no serious crimes in development nor anti-social activities.Parking is nightmare and some residents have permanently occupied visitors parking spaces which will cause problem in future fights.

How has the building management responded to any problems or issues you have raised:

delaying tactics only and not right answers with very late response

Please share one thing (or more) which you wish you had known before you moved in:

Poor build quality and use flyaway contractors. Nearly every house roof and windows left with multiple problems. Park and location both positively surprised us.

Good built, but some small things spoil the overall impression

Some 8 months after keys we are generally happy with the quality of the built. Everything is working smoothly and apart from a few snags on paintwork (which are still not completely repaired) it is all fine. The kitchen layout is quite disappointing - they have put the fridge space just behind the kitchen door. So when you open your fridge (you do it often when cooking) you block the door and your family members have to wait. Very annoying when happens several times a day (and we are not even big family). Further, the kitchen drawers are right next to the fridge so they also cannot open if the freezer door is open. Also i think the living room could be bigger given that this is quite a big house. Finally, the radiators, sockets etc are so scattered in the living room so we are struggling to find an empty wall to put some furniture.

Please tell us about the good and bad aspects of living in your local area:

This is VERY residential area so the nearest convenience shop is some 20 min walk. In practice you need to drive to the nearest tesco extra (10mn drive) and plan for the week ahead. The closest pub might well be in Harrow town centre. But there is a green area with a playground on site and this is what we were after. The green is nicely connected to the Headstone manor park, which is also lovely, and this provides a nice 10min pedestrian only route to Pinner park primary which is amazing. Our green area could be much better though. It is still unfinished, but the parts that appear to be ready and are already in use are far from the quality you can see in the public park: in many places the weeds have taken over the grass and I am not sure if Persimmon will ever repair. As a family with a 4y old we are not much into bars and stuff so their absence is not a problem. Transport is just about perfect for a suburban area - you take H14 from the edge of the development (every 5-15 min) that takes you in no time to Harrow on the hill station (Met line) which takes you to kings cross for about 30min.

How has the building management responded to any problems or issues you have raised:

Customer care are not best though - as we raised a few issues that were a bit peculiar it takes them weeks to respond and you ask times and again until they get exactly what is the point. Overall, we are happy with our purchase, and perhaps we would even recommend Persimmon to friends, but there are these small issues that spoil the overall impression. They should do better, given the amount of money they get from us! Further, the site manager - who is supposed to solve the issues you find out upon moving in - was initially very helpful. But once you complete the NHBC survey he becomes completely unreachable - he would just never pick his phone when he recognises your number. In our case, he promised an extra - to get some grass planted in the backyard as a token of gratitude for taking the trouble to fill the survey. 6 month later we have plenty of weeds growing in the garden and no clue if we should hire someone else or keep on waiting.

I guess we would buy as little as possible from the extras offered by Persimmon - they are VERY overpriced, the choice is limited, and as it turned out it was not so difficult and not so expensive to arrange for tiling and other construction work to be done after you get your keys.

Great place but poorly managed

Goods Overall being a closed development I really like the location and the neighborhood. Community park connected to headstone manor ground making it amazing for the kids. Good public transport links. Can easily reach central London in 40 minutes. Peaceful area. Bads Lot of snags despite the new built houses. Cheap material used by the builder in lot of places. Gardens are very small. Poor property management. Parking spaces not marked correctly. Overall management of community area is poor.

Location ia s good. Walkable distance to daily amenities. Good transport links. Lot of open space behind the development.

How has the building management responded to any problems or issues you have raised:

Take a vwry long time to respond and even after that the snags are left unaddressed. Still waiting after 2 and a half years for many things to be sorted.

Please share one thing (or more) which you wish you had known before you moved in:

Most of the houses were sold at the same price and we were quoted different prices. The salepersons were trying to offer only the property that they were interested in selling at that point of time. In the same development we would have preferred to buy a different property ( which were eventually sold at samre price) have we known about those.
