Well connected and managed but limited amenities

The development is well managed. Common areas are well kept and clean, with flowers etc. The apartments are generally well designed, with good quality fixtures. One could question the choice of lighting in the main living areas, but that's it. Building management can take some time to initially respond to issues, but once they do they're efficient. As at the date of this review, cladding remains an issue; building management have confirmed that it does not meet government guidelines and it is not clear how the situation will be resolved.

Transport links are excellent, with good access to cental London via bus, tube, and national rail. There is good access to Stanstead Airport too. Hale village is also close to the river Lee and the various marshlands, and Wetlands, and reservoirs which surround it. These are great for a stroll. Stronghold climbing centre is close too. There is very good proximity to shops such as Tesco, Lidl, Asda etc. There are nearby breweries (Pressure Drop, BeverTown) and clubs (five miles) but in general there are very very few restaurants, cafés, or pubs within walking distance. However, this is set to change following the completion of number of nearby developments.

The real lack of nearby cafés, restaurants, and pubs. For this, you need to travel to nearby Walthamstow. And aside from the green areas, it is not a generally pleasant area aesthetically.

Please share one thing (or more) which you would change about your development:

Access to a balcony via the living room rather than a bedroom (albeit not all apartments are like this).

Buildings are modern and clean. The landscaping is one of the things we love most about living here.

Buildings are modern and clean. The landscaping is one of the things we love most about living here. Bins areas are kept tidy. In general it is a very tidy place. The property management are very efficient once you get in touch with them. The only thing I miss from previous properties are the postal room. The security team are always around if you need help.

Please tell us about the good and bad aspects of living in your local area:

There is not many restaurants and little shops in the area, the only shopping is a run down shopping centre but all food company’s deliver. There are a few breweries right next door.

How has the building management responded to any problems or issues you have raised:

We are currently in the process of checking our cladding. The property manager has been dealing with the developer, we have yet to see the outcome.

Please share one thing (or more) which you wish you had known before you moved in:

That the plans for other developments would be overlooking our views. And the amount of Traffic that goes down waterside way to the industrial estate.

Nice, modern flat. Spacious flat, although the bedroom could be a little bigger. Share with flatmate, and the flat has a nice large kitchen and living room for us both. Nice neighbours, willing to help each other out.

Nice friendly neighbourhood. Great location for local services, transport and shops. although not many things to do in the area...

Space is great but can be too hot, especially in the communal hallways. The hallway windows dont open.. nearby free car parks are very busy, often have to wait for a lomg time for a space to become free.

Nice area, nice community feel, where kids can easily play safely. There is also a private indoor park for children, very clean and safe. Great for transport too

No parking available, this is the main issue.
