Attractive brick buildings, attractive bathrooms, average kitchens, nice shops and delis emerging in the area and in the development. Security improvement would be good - namely, having patrols as some undesirables often try and snatch phones or shop lift openly.

Please tell us about the good and bad aspects of living in your local area:

Our development is in an upcoming area, near docks, a short walk from Canada Water and Surrey Quays Jubilee and Overground stations. Great. The issue is L&Q who manage, well "manage", our development. Absolute cowboys who cannot be trusted.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known how totally unprofessional and basically dangerous L&Q is as an organisation.

What is the best feature of your home:

The design of my flat is very pleasing. The management is appalling.

There is nothing to fault the development with, other than its cost and lack of parking space (parking spaces are owned by apartments or restaurants and visitors cannot freely park there). Otherwise, the development is outstanding -- probably the best I have seen in London in terms of facilities. However, there is no swimming pool, which would have been a plus.

Please tell us about the good and bad aspects of living in your local area:

The development is fantastic, with a selection of excellent restaurants and cafés, as well as a great nail bar, salon, yoga studio etc. The local area is not great (no good restaurants, limited travel connections) but is slowly improving.

How has the building management responded to any problems or issues you have raised:

This is not something that has been managed very well. There have been issues with internet, heating etc that have not been managed swiftly.

Please share one thing (or more) which you wish you had known before you moved in:

Check the layout and ask for upgrades. We have a superb view of the Shard from our bedroom -- would have been great if the living room had been placed there.

I greatly enjoy living in this development for the most part. The concierge is very kind and helpful. Most of the time the noise levels are kept to a minimum. The local cafes are extremely yummy and filled with friendly employees. The outside areas are great to lay around in and for children to play in.

Like-local shops and cafes, very quiet and family friendly Dislike- far from station

How has the building management responded to any problems or issues you have raised:

They generally take a long time to respond and send someone out. We have to call a few times.

The neighbors are generally friendly and quiet.

The development is excellent value for money (based on the service change) given that there’s a really good gym, concierge, the common areas are maintained to a good standard. Sometimes you can hear the neighbors but generally it’s well soundproof.

Please tell us about the good and bad aspects of living in your local area:

Plenty of shops, big and small (Lidl, Tesco local and metro, co-op), nice restaurants, amazing walks around the docks, the Thames and the nearby parks. the city, central London and Canary Wharf are 15-30 min away by tube. There are a few nurseries nearby as well as good schools. Security wise I’ve heard people complain. I’ve never had problems myself but I’ve heard from neighbours reports of snatched phones, stolen balcony property etc.

The nurseries are quite expensive. But we generally had little knowledge about that lol

The community and the local amenities are great for people looking for a calm and family friendly neighbourhood

The outside of the buildings here are quite plain but it is fantastic having a concierge service, balcony and gym within the building. It is very quiet, clean and well insulated. There is a lovely garden area and greenery around the apartment, which is well maintained.

There are a few local restaurants and cafe's in the area that are quite decent but it really is a more residential area. The key benefit of living here is easy access to the overground and multiple bus lines to get into central london. Being so close to surrey quays docklands and the thames river gives the opportunity for many beautiful walks in the area.

Please share one thing (or more) which you wish you had known before you moved in:

The apartment doesn't use gas it uses 'heat' energy linked to Eon, which can't be changed. It is a lot more expensive.

What is the best feature of your home:

The spacious living room, with a balcony overlooking the communal garden area.
