Modern and minimalist, great for London commuting

Design is modern and minimalist - and for the most part, well planned to be space effective. The development doesn't have quite as many facilities as similar apartments for the same price in nearby areas, but the quality of what is included means it doesn't feel overpriced, even if not amazing value. The mobile app available doesn't seem to be used as intended, but any important alerts are still provided by email so we're not missing out on the important info.

Please tell us about the good and bad aspects of living in your local area:

Ideal proximity to the train station and plenty of shops - perfect for commuting. Can often hear noise from the high street below, but typically not disruptive during the day and becomes very quiet in the evening - other than some shop alarms that have a tendency of being triggered at night and not turned off until the morning.

How has the building management responded to any problems or issues you have raised:

Very quick to respond to problems within the apartment and have attended to fix issues within hours of being reported. A little slower to respond to fixing communal issues - but this seems to be down to the need for external companies

Please share one thing (or more) which you wish you had known before you moved in:

It gets HOT! Great in the winter when the heating never had to be turned on and saved on bills, but a fan is needed to run 24/7 on even a mildly warm day when someone is in to prevent the apartment from becoming unbearably hot. Might be a sign of the building being built and insulated well, but air conditioning should be essential! Be prepared for serious summer heat.

The design of the building is modern and up to the highest standards in terms of the equipment installed and the materials used to build. In terms of building management it could be much better specially if you get a response sooner and have your queries dealt with quicker.

The area we live is very good if you want to keep everything close to you. It’s very beneficial specially if you don’t have a car to move around. As the bus and train station are just a 10 minute walk

How has the building management responded to any problems or issues you have raised:

They were very slow with responding to my queries most of the time

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known that the building would be so hot in the summer.

Central and modern but a few issues

Design: standard apartment building on the outside. Inside it's nice and modern, although after two years some things are starting to break. Facilities: car park (at an extra cost), bike shed, internal shared terrace Management: the manager is a very nice person but there are so many issues with the building that it's hard to keep up: lift brakes very often, front door is almost never working, we recently lost water for a full day, etc..

Please tell us about the good and bad aspects of living in your local area:

Forge Yards is right in the centre of New Town Stevenage. Couldn't be more convenient for accessing local shops and entertainment. No traffic noise. Parking comes at an extra £75/month. They once broke in the bike shed and stole some bikes

How has the building management responded to any problems or issues you have raised:

Very slow and when the repairs were unsupervised they caused more issues

Check leaks in the bathroom and electric sockets fixtures

The design is modern and functional. I appreciate having a good bathroom with bath and big kitchen with dishwasher and washing machine. My apartment faces south and in spring/summer it's unbearably hot (more than 30 degrees). There is no balcony and no possibility to fully open the windows which makes it even hotter. I have had many issues regulating water temperature as well, it doesn't cool down in summer. The management is really bad, they don't answer the emails, they take ages to solve issues (we stayed for 2 weeks without elevator recently). I pay way too much for the quality of the house/management.

There is a wide range of shops but the quality overall is very poor. Good transport link (10 min walking distance to the station). Poor range of restaurants and bars and very few leisure activities located at walking distance. There is a nice park close by.

How has the building management responded to any problems or issues you have raised:

Usually I don't get an answer by email, I need to chase them and eventually they get back to me with some banal comments.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known the heating issues of these apartments in summer and the incompetence of the management team.

Property design fits modern apartment expectations, which is convenient and nice for a single tenant like me. Although there may be quite a few issues regarding water and electricity supplies, the property management usually reacts quickly and provide solutions in a timely manner

Location is convenient, located right at town centre. However, the view is largely obscured by the newly built commercial complex which is a minus.

How has the building management responded to any problems or issues you have raised:

I was having problems with electrical issues before and I have to work on the next day. While the property management team quickly resolved before I came back which is appreciated.

Please share one thing (or more) which you wish you had known before you moved in:

I wish the property manager will let me know about the plan of the construction site outside the apartment before signing the contract
