The overall design and amenities that the building has to offer are great. There’s a gym, yoga studio, business center and cinema. There’s also a rooftop terrace which is great during the nice weather.
Building management is okay. There’s a garbage chute, however it is not always operational since the bins get filled up quickly and there’s not always someone available to empty them. People also keep blocking the chutes by putting items which are way to big in the there, forcing others to go down to the bin room itself half the time, and unfortunately there’s not always someone at concierge available to let you in.
Bin collections are within the building, which is convenient but it’s not always not always consistent.
Property management is also okay, though the I think it could be better when it comes to responding to maintenance requests. If a request isn’t deemed an emergency, it can take up to a month for it to be attended to and sometimes multiple follow ups are needed making some issues that are small take much longer to fix. There also could be more security in my opinion. While we are in a safe area, I would feel better if there was always someone manning the concierge desk. Even during the day during normal hours, there’s not always someone at the desk which is frustrating because what is the point to having a concierge desk if there’s only someone there who is also helpful 50% of the time

Good – Most things like the Arndale, Sainsburys and M&S are within a 10/15 min walk so you don’t have to go far for takeaway, night out or groceries. Victoria is a quick 10 min walk as well so it’s easy to get to other parts of a Manchester and to Piccadilly to travel elsewhere. There’s a wide range of places to go and it’s all very walkable. The street is nice and close to a major road but not a lot of through traffic and you can barely hear the noise from Trinity Way.
Bad – The nearest grocery stores are all small local shops, so if you want to have more variety and go to a bigger shop, you need a car since all the big shops are too far to access by foot.

I wish I knew that having a concierge desk didn’t equal security. While you do have to fob into the building it is way too easy for someone to get in, which can be good when you as a resident forget your key, but bad if someone who isn’t supposed to be in get easily lurk and find a way in. There is CCTV, but when I was evaluating different places to live, I did think security was a bit tighter than it ended up being and compared to other places I was considering
How has the building management responded to any problems or issues you have raised:
The building does end up responding to problems, but sometimes even problems deemed urgent, can take weeks to be fixed. I’ve raised a few issues and there have been some I’ve essentially been told to just deal with, since there was nothing that could be done, such as my radiator not going past a certain temperature or having low water pressure throughout the apartment caused by something internal in the building which still hasn’t been resolved after several weeks. Even something as simple as stopping a leakage in my shower head took weeks when the solution was just to put a small rubber stopper that had been forgotten during installation
Despite some cons, overall it is a great place to stay!!
Things I like:
– The amenities are all really of high standard including the gym, fitness studio and the cinema room (which is lush)
Things that I don’t like so much about fifty5ive include:
– No exhauster fan when cooking. There is a booster function for the existing in-wall fan however, I’m not too sure how good this is.
– The bin chute isn’t always readily available causing other residents to leave their rubbish outside the bin chute which leaves the corridor smelling of bins.

Things I like:
– The location is really close to the city centre as well as my walk to work which is a 10/15 minute walk. I am able to get to different parts of Manchester easily just by walking. e.g. its less than 15 minutes to victoria station, and market street metrolink. It is also a 20 minute walk to picadilly station and because the location is so central, Uber/bolts are easily available.
– No traffic noise
– There are restaurants and bars very close by (walking distance) and a great range of ubereat options as well
– The staff at the concierge are really helpful and the communal spaces are smells nice, warm and clean – bonus calming music in concierge as well!
– The walls aren’t that sound proof

They have responded in a timely manner in which I appreciate greatly.
Fifty5ive: The Review
The gym could be improved by being bigger, more spacious and more equipment.
Would prefer if the site had 24 hour concierge so we can have 24 hour access to the cinema.
The bin chute is closed for the most part, i feel like that could be fixed.
Made lots of friends here
I like the business lounge because it’s peaceful and a good place to work
The cinema room is also a nice relaxing space

Fantastic place to live!
Building management is great, always quick responses. The gym is outstanding and never overcrowded, with great equipment. I also really enjoyed the exercise yoga class. Gorgeous design and facilities are always clean and the communal areas are always tidy!

The Bin shoot is often an issue, sometimes closed. But other than that, great area, always clean, gym is fantastic and always space!

I wish i’d known the floor we were on before moving in, it wasn’t clear.

Usually responds quickly. Sometimes the issue is not sorted for a while and has to be chased up.
Great Development
The development itself is great, very modern and well designed. The staff are always friendly and the place is always spotless. The facilities are also perfect and the gym is great. The property management is great, the staff are always on hand to help.

The location of the development is great, it’s a short walk into town and far enough out to feel relaxed.

The hobs are induction and so don’t buy any pots and pans that aren’t induction.

Since the day that I moved in the building management team have been very helpful and are always willing to help.

Modern design, stunning amenities, fully decked out gym, yoga studio with option to go to classes. Extremely attentive and friendly staff who take time to learn your name and be personable. Couldn’t fault the building, location or staff at all! Really happy

Quality living experience, with the extra mile touches
The facilities have been designed with the professional in mind, great place to relax and unwind with a gymnasium- Home Screen cinema and full panoramic rooftop views from the roof top terrace. Quality development and another outstanding location salboy have secured for owners.

The development has been superbly designed and created to a high standard.
Appears heavily a rental building with some tenants not fully taking care of the building. Could do with a cleaner to make sure standards kept high on residential floors.

Deadline to completion – broker didn’t inform of early completion
How has the building management responded to any problems or issues you have raised:
The management team are very friendly and trying to support issues with bin chute – residents on floor 2 leaving rubbish in store cupboard and as an owner not that happy with what rental members not following rules; but the management team are constantly trying to resolve such issues: 5 star help.
Disappointed by it’s quality
The floor is not smooth nor the wall which is unacceptable with the price of the apartment. The storage room is way too small, do not understand why they leave a tiny space between the bathroom and the storage room it is the waste of space. Also, the tiles are not smooth. The overall quality is not good.

There is no parking space of the apartment which is very inconvenient for friends visit. Only small business surrounded which in personal opinion is nice.

I wished I know that we do not have parking space and the overall building quality is not great as old buildings.
How has the building management responded to any problems or issues you have raised:
They helped a lot when I have problems with my electricity bill and the water bill. Also CJ and Nina helped the most while I have problems with this apartment.
New happy resident
Very good overall, property management so far has exceeded my expectations. Management is working hard to create involvement in the residents community which is a big positive. Partnership with a local launderette or in house launderette services could be a good business/service to offer residents.

The area is going through large development, lacks availability of supermarkets that can be easily accessible to residents

No problems / issues so far, however very responsive to my general enquiries
Overall experience has been good just disappointed with bin chute and the respond of maintenance e
The good thing is that we have the opportunity to contact the concierge team through what’s up with a quick respond. Really nice facilities.
The bad things are the bin shute is broken 3 to 4 times a week and instead of having access to our bin room 24/7 we are limited to certain hours which is really inconvenient. Bin room bins get full so quick which can take upto 2 days for us to through the bins away. Response of the maintenance take way to long since I reported a problem a month ago and is still not been fixed.
The property ventilation is not working really good causing smoke alarm to go off.

The area is really good since it’s close to town and amenities. No transport close by towards the town. Not so much light around the street.

Ventilation system not as good and wished we had some classes for the fitness room.
How has the building management responded to any problems or issues you have raised:
The response of the management has been a bit poor since at the begin when we first moved in we had a problem with hot water and it took them 2 weeks to fix it aswell as the corridor lights that are not working and we’ve reported it more than a month now.
