Please tell us about the good and bad aspects of living in your local area:

The good aspect is that the development does not lead anywhere so the only traffic is local residents. The bus service from the village has been discontinued due to cost. This used to go to the nearest local town 3 times daily. Parking is difficult because the roads are narrow. Parking has to take place with 2 wheels on the pavement to allow other road users access. My street is quiet because it is a cul-de-sac and overlooks a public space area which tends to get used as a dog toilet. Bin collections are good and changes are provided by the local council.

How has the building management responded to any problems or issues you have raised:

Very poorly. The management team changed several times so there was no continuity.

Please share one thing (or more) which you wish you had known before you moved in:

The width of the roads on the estate makes access very difficult and in order to allow access people have to partially park on the pavements.

Please tell us about the good and bad aspects of living in your local area:

Great little village in Leicestershire. This new development is within walking distance of a number of shops, restaurants and bars/pubs. Very quiet estate to live on, parking on my particular road is aplenty and traffic noise is minimal.

Please share one thing (or more) which you wish you had known before you moved in:

I do not feel there was anything I wish I knew before moving onto the estate.

Ferncote - The Development that Got Left Behind

Please tell us about the good and bad aspects of living in your local area:

Sapcote is a beautiful village with a real sense of community sprirt. The wildlife is abundant and the local areas well maintained by the council and community itself. I can't comment on the public transport services but the links to motorway(s) and surrounding villages/towns are easily accessible. Our close is quiet, private and well tended by the council in terms of bin collections and street cleaning. It's just a shame that Jelson outsource the maintenance of the green areas and gully to the scammers that are - Warwick Estates, instead of allowing the council to manage the rest.

How has the building management responded to any problems or issues you have raised:

They haven't or when on the rare occasion they have they have lied, taken advantage of us and really caused a lot of stress as we have to continually chase, chase, chase!!!

Please share one thing (or more) which you wish you had known before you moved in:

The time scale it would take to not only complete the development but how much effort and stress is required just to get even part of the snagging list completed and to a suitable standard.

The case of the invisible builders.

Please tell us about the good and bad aspects of living in your local area:

I cannot speak for Public transport links as i dont use them, but generally the location is lovely, next to Stoney Cove, and backs on to some lovely woodland and meadows, perfect for walking the dog. There are local shops in both Sapcote and stoney stanton and just a stones throw from the M69 roundabout. Although our road is lovely and quiet the design of it is poor, as only single traffic can pass, and there is no parking for visitors, unless on your drive, but most households have two cars, therefore parking is limited/

How has the building management responded to any problems or issues you have raised:

i am still waiting for the response on the issue raised 12 months ago.

Please share one thing (or more) which you wish you had known before you moved in:

once the houses are finished don't expect the estate to be finished too. once they are sold and they have your money to Hell with how long the rest takes.

Please tell us about the good and bad aspects of living in your local area:

Lovely location in a cul de sac on the estate, lots of nice friendly neighbours, no complaints regarding our street other than the state of the road and pavement. No traffic noise and close to the village shops.

How has the building management responded to any problems or issues you have raised:

Snagging was resolved in a timely manner, and a problem with our front door was rectified to satisfaction.

Please share one thing (or more) which you wish you had known before you moved in:

Further information of the management company and details of what areas would be handed over and the timescale of this would of been very beneficial. Also details of the park planned beforehand.
