it's a newly built development. the quality of the exteriors are good plus the flooring . the interiors are average in terms of the finishing (e.g. the painting of the walls . the security is okay but no security personnel in charge. the maintenance of the building is fine but the lifts still terrible since I moved in .

Please tell us about the good and bad aspects of living in your local area:

the development is close to Hayes town which is full of various amenities. still close to M4 to access. parking is a little difficult. but there is a close parking with limited parking spaces for visitors.

Please share one thing (or more) which you wish you had known before you moved in:

lower level of the flat , i'm currently on 6th floor , best to be on 4th downwards

What is the best feature of your home:

close to Hayes station which is the best access to London

Fairview Flats NO SOUND Proofing

Design could be better, better use of space in the kitchen, has not been efficiently used. No hard solid walls. Management is not too great and not help when you need it. Need legal regulations officer checking on sound proofing. And the efficacy of sound proofing.

Bought a flat in 2001 on the RABOURNMEAD ESTATE, Northolt, Middlesex. To my biggest regret when I realised there was hardly any sound proofing. Hear neighbours talking even in low voices, person peeing eg. Upstairs flat I was other side of the flat and heard my neighbour peeing, every sound I could hear. I managed to through the experience by wearing ear plugs at might. And having tv on all day. Luckily I had quiet neighbours. I then rented the place and I am back with families living above and below with children and now wooden flooring. I hear running screaming . Someone slams the door the whole place vibrates, the walls are thin partitions , the skating boards are a form material not wood. No sound proofing it seems. Hear every sound!!! I have to have music or some sound all day long to camouflage the racket. These flats tinder boxes were built in the 70s when there was no legal regulations on sound proof controls. Fairview should be sued and brought to justice for stress and breaching the law. Can someone help me and give me some guidance to whom I should talk to. What can I do ? Need to speak to legal advisors but whom? Living in hell!!!

The development was under another name , later i found out the devlopers were actually FAIREVIEW

What is the best feature of your home:

Fitted wardrobes i guess! A closet space in the hallway

Design and layout is great. Open plan and bright flat. Parking is poor-They is very little parking for the amount of flats.hardly any space for guest. The management of the development is also poor. Bushes have died and never been replaced. Leaving an unpleasant area.

Great area close to town. Easy access to many places. Limited parking on site. Quiet area.

The cost of the factor . It appears to increase every quarter. Despite dead plants and bushes not being replaced

Great use of space. Flat feels spacious and bright.

The design of my property is very good. From the outside it looks very deceiving to the actual space the property provides. The management of the development is poor - the factor seems to increase their fee every time an invoice is raised. We have been on the development for 2 1/2 years and the initial plantation installed is still lifeless and makes for poor aesthetics.

Please tell us about the good and bad aspects of living in your local area:

Very good location for local amenities. Parking is limited, most properties have 2 or more cars which then takes visiting spaces away/from actual owners - causing issues at times.

Please share one thing (or more) which you wish you had known before you moved in:

The noise within the block of flats is very disappointing - on entry the assistant development manager claimed the property was 21st century sound proofed on multiple occasions. I hear a lot of movement from the upstairs something I half expected but not to the level of noise that I do hear.

What is the best feature of your home:

The property is very well laid out and space being utilised most.

Design is very good as there are only 6 apartments in each block so communal areas aren’t over used and noise from neighbours is minimal. Easy parking outside. Apartment itself is very spacious with good finishes throughout. Building management is good although we have an unresolved ongoing issue with Sky tv reception which sadly seems to be a common issue in properties with a communal dish.

Very quiet and peaceful district within easy reach of local amenities but far enough away from the centre of town. Stunning views with beautiful sunsets from the front facing windows.

Can’t actually think of anything here as the buying process was relatively straight for award without any nasty surprises

What is the best feature of your home:

Views from the front windows, space throughout and the peace and quiet in this area
