Please tell us about the good and bad aspects of living in your local area:

Great location and great staff, we still struggle with behavior that’s not community centred. Team is very responsive though and takes good care of us. Sophie, Amy, Connor and the team are the best and very caring to snack addicted Westie.

How has the building management responded to any problems or issues you have raised:

The front house team and Connor have been fantastic. We have done temps though sometimes who know less about the building than we do. Props to Jose and the night team when they are on. I think it’s important for residents to know their staff.

The app is important - it’s where we share what’s happening in a large building.

Great city location - superb travel links and access city and universities. Facilities a pleasure to bring friends to. Ideal set up.

How has the building management responded to any problems or issues you have raised:

Issue with loo cistern - fixed in 7 mins!!! Maintenance team were brilliant !

The local area is very convenient with a good range of shops, cafes, and restaurants nearby. Transport links are excellent, making it easy to get around the city quickly. There are also nice open spaces to relax. The area is generally quiet, with minimal traffic noise, and feels safe.

How has the building management responded to any problems or issues you have raised:

Everything is fixed quickly and replies are quick.

Jose is truly an outstanding employee at Moda. He consistently goes above and beyond to make sure everything is in order and running smoothly. Whenever we are studying, he is always checking in to ensure we are comfortable, safe, and have everything we need. He takes great care in maintaining a quiet and focused environment, making sure the space is always suitable for studying. If there are any disturbances or loud noises, he handles them calmly and professionally, helping everyone stay on track. He is honest, friendly, and always approachable. You can rely on him at any time, and he is always willing to help with a positive attitude. His presence makes a big difference, and he plays an important role in creating such a supportive and productive environment.

The local area is very welcoming and friendly, with a good sense of community. There are plenty of useful local shops, supermarkets, cafes and restaurants nearby, making everyday errands convenient. There are also nice open green spaces and parks which are great for walking and relaxing. Transport links are good with buses and main roads easily accessible, making it simple to get around. The street itself is generally quiet and well kept, with reliable bin collections and a good level of parking available.

How has the building management responded to any problems or issues you have raised:

Building management have been responsive and helpful whenever any issues have been raised. They generally deal with things in a timely and organised way and keep residents informed when needed. It’s reassuring to know that any concerns are taken seriously and handled professionally.

One thing I wish I had known before moving in is how welcoming and friendly the community is. It’s a very pleasant place to live with respectful neighbours and a comfortable atmosphere. The area is well maintained and overall it has been a really positive place to call home.

Overall, the apartment offers very good facilities and is well maintained, providing a comfortable living environment. The surrounding area is convenient, with a good range of local shops and supermarkets within walking distance, making daily shopping easy. Transport links are generally reliable, although the location is slightly far from my place of study; however, this has not caused any major inconvenience in daily life. The street is generally quiet, with limited traffic noise and no significant anti-social behaviour. One minor drawback is that rubbish disposal is slightly inconvenient compared to other places I have lived, but this does not significantly affect the overall living experience.

How has the building management responded to any problems or issues you have raised:

When I first moved in, there was an issue with the hob in my apartment. I reported the problem to building management, and the maintenance team responded very efficiently. Josh and Andrew from the maintenance department handled the issue and resolved it quickly. Their response was prompt and professional, and the problem was fixed without any delay. I really appreciate their help and the excellent level of support provided.

One thing I wish I had known before moving in is the exact orientation of each apartment within the development. It would be very helpful if the website clearly indicated which block an apartment is located in, as well as whether it faces the garden or the street. This information is not always obvious during a standard viewing, but it can make a noticeable difference to natural light, noise levels, and overall living experience. Having this detail available online would be a useful improvement and a helpful reference for future residents.
