Great modern development in a great location

Safe, secure, well designed development. Everything you need - bin store, bicycle store, lifts, balconies. Internal design features eg cooker, bathroom as good as you'd expect for rented accommodation. Double glazing is very effective for sound proofing. Only negative is the flats get quite hot - great for winter as very rarely need to put the heating on, too hot in summer.

Please tell us about the good and bad aspects of living in your local area:

Great location, very accessible to Deptford high street with convenience stores and bars and restaurants. Set back off the road so no traffic noise and nice views of the Creek. Also very accessible to Greenwich, the river and Greenwich Park. Noise from the DLR is the one downside of the location.

How has the building management responded to any problems or issues you have raised:

Easy to contact and responsive. Never had any real problems.

Please share one thing (or more) which you wish you had known before you moved in:

Buy a fan! Having the windows open at night is quite noisy with the DLR.

Contemporary flats, not without issues.

The building has some design issues, though the facilities which are present are good. There is secure bicycle storage and each apartment has outdoor space. There is no provision for a concierge service for parcel deliveries. Given the price of the rent, it is disappointing that there are no communal facilities (gym, etc) given that this is now very common in the area for apartments at the same price point. There is only one lift, though a second lift shaft was built in the building. There is also an issue with temperature regulation. Since I have to keep the windows closed for security whilst I'm at work, my flat is consistently 30 degrees or warmer inside during the summer months. During the most severe of UK heatwaves I found the flat unlivable and temporarily moved in with friends.

Please tell us about the good and bad aspects of living in your local area:

There is an increasing amount of housing being constructed in the area, and more amenities moving in as a result. There are a good number of supermarkets and cafes/restaurants within a short walking distance. Good local pharmacies, GP, and nearby hospital in Lewisham. There are good transport links into the city, though it is too far to regularly cycle or get the bus to my job in west London. Local crime rates are high, and this may be a concern for people walking alone at night. Postal theft is extremely common.

How has the building management responded to any problems or issues you have raised:

Some repairs take a long time. I had a faulty washing machine which took months for them to arrange an appointment to fix. Luckily I did get compensation for this, but my complaint was not taken seriously without the intervention of the housing ombudsman.

Please share one thing (or more) which you wish you had known before you moved in:

Rent will increase each year, and the landlord will refuse to negotiate on the figure given. I have found these increases to be surprisingly high. Apparently these increases are based on prices of similar apartments locally, though they seem to fail to account for the lack of concierge or additional facilities which are common in the area.

Well designed but let down

The building is well designed but seemingly constructed in a hurry. The walls in the corridor are not straight, none of our radiators match or are designed to run in the same system, and only one of the lift shafts has been fitted with a lift. The designs are better, good balconies and kitchens. The management have improved but have in the past been impossible to get hold of. The biggest issue is that there is no concierge service, and no alternative has been provided for parcel deliveries. Delivery drivers will leave parcels in the lobby, which are routinely stolen. We are now in a position where we do not have any parcels delivered home, since it is unsafe.

Very close to Greenwich town centre, as well as a number of supermarkets. Impossible to park anywhere, including guests. If guests park anywhere on the road, even for 5 mins to load/unload, they can be fined (this has happened multiple times). Antisocial behaviour (Airbnb parties, parcel theft) is a common issue.

How has the building management responded to any problems or issues you have raised:

Very slowly. It took ages to resolve an issue with a pest infestations and months to repair our broken washing machine. We had to go through a housing ombudsman to resolve these issues.

Please share one thing (or more) which you wish you had known before you moved in:

It can get very loud in the evenings with people renting the flats through Airbnb for parties.

Nice flats that get too hot with noise pollution issues

The design of the building and the flat is appealing. Avoid getting a south facing flat, they get inbearingly hot as soon as there is some sun out. From April to October, our indoor temperature is mostly >25C. In the summer, we often have indoor temperatures of >35C. Opening the windows helps to some degree, but as the flats is next to the DLR tracks, noise then becomes a huge problem. The positive side of this is that we almost never have to turn on the heating, even during winter. Building management is not great. For example, the front door is often broken, which is a security risk. Repairs can take very long to be carried out. Reporting a repair often takes also very long, as waiting times on the phone can easily be longer than 1 hour.

Please tell us about the good and bad aspects of living in your local area:

The location is fantastic. Close to Deptford and Lewisham train stations as well as to the Deptford Bridge and Greenwich DLR. Many great restaurants, cafes and shops in walking distance. Only downside is that the development is directly next to the DLR, which brings noise problems with it.

How has the building management responded to any problems or issues you have raised:

They usually solve it, but it takes them very long to get to a solution.

I was surprised about how hot these flats get. It's unbearable during the summer months.

Okay but could go a long way to improve

No real facilities in the building and the heating costs an absolute fortune even when not using it. No safe bicycle storage for our buildings but the others had bike sheds. No secure postage and things were stolen constantly as the doors kept being broken down. Airbnbs we’re being run in the building which likely resulted in the theft and also vandalism

Please tell us about the good and bad aspects of living in your local area:

Deptford is a pretty dodgy area and lots of crime is going on. Someone was stabbed directly at the bottom of the building. It has some good restaurant though. Greenwich being nearby is very nice and has great parks and restaurants.

How has the building management responded to any problems or issues you have raised:

Very slow to most problems raised, never resolved issues with bad tenants, and fixes of lifts took weeks on some occasions
