
Faircharm Dock is an L&Q development based in the London area of Deptford. The building houses one, two and three-bedroom apartments, totalling 127 units available on a rental-only basis. The building, based on Creative Road, is equidistant between Deptford train station and Greenwich station, both of which are serviced by National Rail and the DLR.

The buildings are nicely designed, with large lobbys and good looking from the outside. The hallways could be better.
The apartments are spacious and have plenty of storage. The bathroom is all tiled, with a big bathtub and a nice, clean design.
The building management is nothing special, the hallways are often dirty, but unfortunately that is more testament of how people behave than the cleaning itself. The front door breaks all the time unfortunately and it tends to spend a few days life that before it’s fixed. Very hard to reach the building manager, so I always end up going to the property manager unfortunately.
Property management is more responsive and does act on emergencies like no hot water or flood, but always multiple people have to report a fault before they do anything at all which is quite frustrating. If something happens on a weekend and is not incredibly serious/threatening, it will have to wait until Monday.
They have increased the prices of the apartments even during the pandemic, with all the prices in the area going down with the excuse that the contractors process were going up. We have seen no reflection on improvement here whatsoever.

There are plenty of shops around including supermarkets less than 10min walk. Greenwich park is about 10/15min walk.
Very close to Deptford station, but also well served by both Greenwich and Deptford Bridge DRL stations. Depford station doesn’t work on Sunday, so you have to use New Cross station which is about a 13min walk. Bus stops less than 5 minutes walk. No tube stations nearby.
It’s not really very safe, to be honest.
Parking is scarce.
Bin collections are ok.
There is someone in the building that rents to AirBnB and there are constant parties, L&Q knows about it and we don’t see much improvement.
We have constant thefts of parcels left in the lobby by delivery services.
One of the buildings is only a few meters away from the DLR, so there is constant noise, minimised by good windows.

Lots of light in the apartment. Nice looking decoration, very well connected with lots of alternative routes in case something is blocked. Lots of funny wildlife in the canals, we see ducks and swans very often. Greenwich is only a few minutes walk away.
Some of the materials used for construction are low grade. The blinds used are very, very easy to break as they are very low quality plastic.
The area is not the safest.
How has the building management responded to any problems or issues you have raised:
Poorly. They are very hard to get hold of. Our heating is incredibly expensive and nobody seems to be able to give an answer as to why. The above mentioned parties still happen.
I generally like it and have signed for second year!
Secluded not noisy apart from train, very well connected, lots of buses, good access time to central and canary wharf. firstly single letters so postbox sized packages dont fit through, not too family friendly, no parks nearby, not big communal feel, favourite feature is how open it is and spacious, retains heat well, well lit, balcony out of bedroom.

The area is deceptively well connected and theres little i dislike

Parcel collection is very hard as the postboxes are not big enough for small parcels
How has the building management responded to any problems or issues you have raised:
they are quite quick and responsive with text updates within the same day. the lifts and hot water often break down but it is fixed within a day but it is a monthly issue
The building is pretty but could be better quality
I have a good sized apartment but the area could have more around and could have more shops closer to the development. There is not much community as you dont see many people around. Even though we have parking, there could be more. my favourite feature is the lounge, which has floor to ceiling windows, is open plan and well lit with lots of natural light. Good connections though because of the rail and dlr links.

A lot of the materials used to build the house arent a rated standard and so the building may not last long but it is nice.

There is the opportunity to rent furniture but you have to continue to rent it if you continue to live there.
How has the building management responded to any problems or issues you have raised:
many issues with door that they didnt fix in time. Has many new build issues, eg the lifts are often broken
Well maintained development but we have problems sometimes
It is a well insulated development but when you open the windows or stay on the balcony it gets a bit noisy, there are neighbours throwing parties sometimes. It is well maintained but L&Q don’t inform us on any problems that happen. The alarm system was out of order, the doors get stuck sometimes, the lifts get broken, the hot water goes and they don’t inform us about that, we were running out of water for 3 days, which surprised me as this is a new built and I didn’t think it would happen here.

I like that the area is near the river , I dislike that sometimes it is noisy. Very well connected area otherwise I use the train it is about 6 minutes to get to the station and under ten to get to London Bridge.

I would like L&Q to be more transparent and communicative with the residents
How has the building management responded to any problems or issues you have raised:
Eventually they respond to my enquiries , they have emergency line which we all use but it is quite slow.
The areas is great but the building itself has many issues
I like the location and the conditions of my tenancy and the apartment is a great size. The lifts are always broken though and the company has slow response times, I love the view from the balcony but hot water is a luxury. In the living room I have large windows facing west which gives great lighting.

The maintenance is horrible and there are constantly issues
What is the best feature of your home:
the living room because it provides a great view of London
The development is lovely but quality is shabby
The flats are pretty big and spacious. It is close to the city centre and has good transport links. The houses do look like new so are pretty. The area is close to an area thats not that safe so the location is not the safest but the development itself is safe.

The area surrounding isnt the safest but i do think the actual development is safe.

There are no security guards. Building quality is quite poor so it gets hot or cold really easily

ive not had to address much but when i called about heating they did fix it quickly
Nice building let down by difficult landlord
The building is very well defined, with nice balconies and large windows bringing lots of natural light. The flats are of a good standard. There is no provision for secure delivery of parcels, which often go missing. No solution to this issue has been proposed. Unfortunately, the good facilities are let down by poor management. Repairs of heating, hot water, and ventilation take an unacceptable length of time. This has included months without heating during winter months. Rent continuously increasing through the pandemic with no chance for negotiation.

Excellent proximity to a range of supermarkets. Only a short walk into Greenwich town centre, and nearby train stations directly to the centre of London. Very loud noise from the nearby DLR trains until the early hours of the morning. Theft is also an issue.

When being shown the property prior to signing the contract, we were told that parcels could be left with caretaker. This is not the case. There is no concierge and parcels are routinely stolen.
What is the best feature of your home:
The balcony is larger than average and south facing.
Flats themselves are great. Management is horrid
The flat came unfurnished but it is a good setting because of the balcony view. The building is very secure as it needs pins at the door, lift and the house so three points of security. The tenancy agency doesn’t respond and their maintenance of the flat is bad and the lifts breakdown constantly. The walls and windows are thin so noise from the train can be heard easily.

The area can get quite noise because of the nearby train tracks but the balcony is a great added bonus.

What is the best feature of your home:
the view which overlooks the whole skyline and whole of canary wharf
Nice property but let down by poor management
The property itself is functional, bright and modern, however the finish on the property is quite poor and contractors have often remarked on the low standard when coming to carry out maintenance works. Despite this the properties are very spacious with beautiful views across the city and the creek. Unfortunately management is very poor. There have been times where we have been left without heating during winter months for long periods of time. Heating/air ventilation systems are poorly maintained and thus often break.

Large range of shops, restaurants, bars and only a short walk from Greenwich park! Transport links are great as the property is only a short walk from Greenwich DLR, Deptford Bridge DLR & Deptford/Greenwich overground stations. Lots of bus routes nearby too (Wavelengths). Parking availability is not great, unfortunately spaces on the property are expensive and can only be rented for the year, parking is sometimes available on the roadside but it is very busy. The DLR runs directly beside the property so it is very noisy during service hours (5am-1am). There is a lot of crime in the area and postal theft is common. One of the properties has also had problems with homeless breaking in and sleeping in the foyer.

When we viewed the property, we were reassured there would be concierge/a caretaker to hold post when we are out, this is NOT the case. Unfortunately we have a lot of post stolen due to this (this is the case with many residents in the building).
What is the best feature of your home:
The south-facing balcony is such an asset to this property – it is large enough to fit a hammock/outdoor table and chairs. We have enjoyed many afternoons/evenings soaking up the sun!
Aesthetically pleasing but some major issues with build
It is in a very buzzy area that is well connected. L&Q can be really slow, maintenance and lifts not responsive and no there is no hot water sometimes. They take a long time to fix such issues and there are many such teething problems as everything built ad cheaply as possible – it looks nicer than it is. The rooms are aesthetically pleasing, nicely fitted, spacious and well lit.

There is the thames tideway sewer extension occuring nearby and so there is a big building site making it very noisy around.
What is the best feature of your home:
the view over the city from balcony is lovely and very picturesque.
