Faircharm Dock is an L&Q development based in the London area of Deptford. The building houses one, two and three-bedroom apartments, totalling 127 units available on a rental-only basis. The building, based on Creative Road, is equidistant between Deptford train station and Greenwich station, both of which are serviced by National Rail and the DLR.

Built well, materials are good. Kitchen furniture is of proper quality. Property Caretaker is super, he was helpful when I was moving from one flat into another in the Faircharm dock.
EBI : 1) concierge service would be helpful
2) after renovation of the lift the security level went down.

There is no essentials shop “around the corner”. Transp link is good. Not noisy despite close trains

It is not easy to escalate problems immediately

How has the building management responded to any problems or issues you have raised:

Caretaker is vey helpful, he is trying to help at every occasion.

Pretty greenhouse next to the DLR

The development is fairly new and had a lot of teething issues. Most of them have been resolved in the meanwhile, but there are still quite a few issues such as permanently broken front door, regularly failing heating system, and regularly defective lifts. As a result of the broken front door, we had a staggering number of parcel thefts in the building and L&Q is doing nothing to resolve the issue. There are also a few tenants renting out their flats on AirBnB, which are then used by people for rather large parties (during lockdown). This issue is still going on and many tenants are pretty fed up about the fact that L&Q is doing nothing to stop this from happening. The design is pretty standard “modern” looking. Nothing special but not bad.

Please tell us what you like and dislike about this area:

The area is great and very well connected to central London and London City Airport. Both Deptford and Greenwich are just a short walk away and have much to offer. The development is right next to the DLR, so it is quite noisy and sleeping with windows open is not an option.

Please share one thing (or more) which you wish you had known before you moved in:

The DLR is much louder than I perceived it during our viewing. Also, during summer, the south facing flats get insanely hot. It’s like a greenhouse.

If there is one thing you would change about your flat or property what would it be:

Install some kind of cooling system. It get’s insanely hot in the flats – they are like a greenhouse. The upside of this is that we barely need to turn on the heating during winter, but in the summer it’s often around 40 degrees in the flat.

Modern apartments in well connected area

The buildings are nicely designed, with large lobbys and good looking from the outside. The hallways could be better.

The apartments are spacious and have plenty of storage. The bathroom is all tiled, with a big bathtub and a nice, clean design.

The building management is nothing special, the hallways are often dirty, but unfortunately that is more testament of how people behave than the cleaning itself. The front door breaks all the time unfortunately and it tends to spend a few days life that before it’s fixed. Very hard to reach the building manager, so I always end up going to the property manager unfortunately.

Property management is more responsive and does act on emergencies like no hot water or flood, but always multiple people have to report a fault before they do anything at all which is quite frustrating. If something happens on a weekend and is not incredibly serious/threatening, it will have to wait until Monday.
They have increased the prices of the apartments even during the pandemic, with all the prices in the area going down with the excuse that the contractors process were going up. We have seen no reflection on improvement here whatsoever.

There are plenty of shops around including supermarkets less than 10min walk. Greenwich park is about 10/15min walk.

Very close to Deptford station, but also well served by both Greenwich and Deptford Bridge DRL stations. Depford station doesn’t work on Sunday, so you have to use New Cross station which is about a 13min walk. Bus stops less than 5 minutes walk. No tube stations nearby.

It’s not really very safe, to be honest.
Parking is scarce.
Bin collections are ok.
There is someone in the building that rents to AirBnB and there are constant parties, L&Q knows about it and we don’t see much improvement.
We have constant thefts of parcels left in the lobby by delivery services.
One of the buildings is only a few meters away from the DLR, so there is constant noise, minimised by good windows.

Please share one thing (or more) which you wish you had known before you moved in:

Lots of light in the apartment. Nice looking decoration, very well connected with lots of alternative routes in case something is blocked. Lots of funny wildlife in the canals, we see ducks and swans very often. Greenwich is only a few minutes walk away.

Some of the materials used for construction are low grade. The blinds used are very, very easy to break as they are very low quality plastic.
The area is not the safest.

How has the building management responded to any problems or issues you have raised:

Poorly. They are very hard to get hold of. Our heating is incredibly expensive and nobody seems to be able to give an answer as to why. The above mentioned parties still happen.

Great design, it feels like it’s been built exactly for us, and it’s very large. The property managers are good although we have had some issues like no keys for weeks and maintenance problems. The facilities team are excellent and are always working, they’re very friendly and happy to help.

Deptford is excellent with great transport links, I love living in SE London, great bars and pubs and places to visit.

How easy it is to get into central London from here!

Room for improvement but been in worse

Development is fine, I like the look of the buildings and inside the flats are spacious. There are very little facilities.
Property management take a while to respond but usually eventually help resolve the issue. There was handover issues when we moved in with the keys, teams seemed not to be talking to one another very well.

Please tell us what you like and dislike about this area:

The supermarkets aren’t very well stocked, with Waitrose being the only good sized store in the area but a lot more expensive than the others.
Transport links are good, train sometimes unreliable.
Street is fine, some of the estates around seem less safe at night.
Not so much traffic noise, but there is a lot of noise from the water works next to the block of flats on the creek. The train line is also very noisy.. not looking forward to summer and windows being open!

That it was so noisy outside

What is the best feature of your home:

The view is brilliant and the size of the flat is nice and spacious.

Flats are nice and at a good price. Neighbourd are nice and it’s a fairly quiet block.

Bike store is handy.

No concierge seems like a bit of a miss and no onsite shop.

I’ve actually found l&q pretty responsive and haven’t had any issues with the flat.

Location is good, deptford has plenty going on and you’re near train and DLR stops.

Parking is very limited around here so you’d need to consider that if you have a car.

Limited with broadband providers because the development is so new. But you can get great speeds.

If there is one thing you would change about your flat or property what would it be:

Concierge is missing – seems like a bit of a miss as parcels are just left downstairs where anyone could take them.

Beautiful flat in a lovely area. Always well looked after and maintained. Short distances to many great locations in SE London. Many great and reliable connections to get into London. Also extremely close to Greenwich Park, where you can spend the day and then come back to your lovely flat

Great place to live for a decent price, but with definite drawbacks

New flats, which great lay-outs. The finishing is not that great though, developer has clearly gone for ‘easiest’ most cost-effective options. Building and property management is pretty bad. We’ve had a lot is issues and they don’t get solved or addressed.

Deptford and Greenwich have lots of nice shops, restaurants all within walking distance. Greenwhich park is also within walking distance which is great. Transport links are great. It’s a bit of a rough area, not too bad but you do see it in the street. We’re next to the train tracks, so let of noise pollution.

How hot it gets inside when the sun is out with the windows closed.

If there is one thing you would change about your flat or property what would it be:

Not next to the train tracks. With windows closed its ok, but it gets extreme hot when the sun is out, and with the windows open it’s too noisy.

Good value, great location, modern design

Nice modern design, property management have been average – will send someone round if something needs fixing but not always very responsive. Would benefit from a concierge service as there have been cases of parcels going missing or potentially being stolen.

Great location in the middle of Greenwich and Deptford with loads of nearby shops, restaurants, cafes, pubs and transport links. Close to Greenwich Park and Blackheath for open spaces. Right next to the DLR which is a bit noisy but you get used to it.

Please share one thing (or more) which you wish you had known before you moved in:

Being between Deptford and Greenwich the transport links are second to none. It’s only 6 minutes from London Bridge from Deptford station!

If there is one thing you would change about your flat or property what would it be:

Have a concierge service so that you can have peace of mind re parcels

Horrible management: problems to communicate with the manager, never replies or replies after months, even for the contract renewal.
The rental price raises every year even though the market price is dropping. When you try to negotiate it it takes you weeks to have a reply.
Nobody seems to listen to you when you have a problem related with the house or the building and you need to chase.
Cleaning is a desastre, the common areas in the building are always dirty.
The lifts used to stop working very often and we remained days without lift in an 11 story building.

That L&Q were raising the rent every year (even when the market is dropping)
