There are lovely walks and parks nearby & we are close to Hertford town centre. Unfortunately there is a permit system operating in the car park which is annoying for houses with more than 1 car. Can be a noisy estate especially from the flat balcony’s. All in all it’s safe & a nice estate

The housing estate is in a good area with a local parade of shops & bus service. Walking distance to the train station & town centre.

Can be quite a noisy estate especially at the weekends

How has the building management responded to any problems or issues you have raised:

We had some of our issues resolved but not all of them. The front door needs replaced

Design is great, the development looks good and it has everything you need in terms of facilities. A parking space is great too! I like living here, although it’s not the best area. Property management is really bad. Network Homes are a terrible company.

Great location, close to town and train lines. The properties are nice and modern. The housing association is shockingly bad and I recommend everyone stay well clear of network homes. Terrible communication, if any at all, constantly causing problems.

How much of a nightmare Network Homes are to deal with.

How has the building management responded to any problems or issues you have raised:

It takes months to communicate with them. They have been terrible across all realms.

Apart from the types of people you get living here, the development is great.

The property itself looks great, is modern and designed well. One thing I will say is that the air filtration system which must be on at all times is super annoying. Very noisy and constantly blows out cold air, which is ok in the summer but not the winter.

Area has got some not so great people but in terms of shops, access to public transport, schools, supermarkets, it’s great.

How noisy the neighbours are and how terrible the housing association customer service and after sales service is.

How has the building management responded to any problems or issues you have raised:

Terrible. Hardly ever get a response, on the rare occasion anything was done, it was never properly communicated to us.

Very nice properties, but the area is not so good.

The development itself is very nice. Inside the homes is modern and spacious so very happy with that aspect of things. Outside it looks nice too, the design and layout work for traffic and aesthetics. Visitors that are not from around here always comment on the area looking “nice”.

Location is good as it is within walking distance of town. That being said, the area is known to not be so good and this is reflected by the residents that live around here. Transport from here is good with a train line to London. Behaviour of residents is poor. We had a lot of fights outside at one point (calmed down now) and it is fairly loud around here. Parking spaces could be bigger too.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I knew a bit more about the neighbours as they are a nightmare to live next to and I am looking to move as a result.

How has the building management responded to any problems or issues you have raised:

At the start they were fairly good and prompt. As time went by, they stopped caring and it is difficult to get a response from them now. They also do everything possible to make something not their issue.

I love the design of my building and I think the flats were completed to a good standard. The building feels very secure. I would appreciate easier communication with the management, e.g. for reporting a problem or ordering new fobs and ideally I think window cleaning should be included in our service charge. On the whole, however, I am very glad I live in this development, it’s a great place to live.

Please tell us what you like and dislike about this area:

I really like living in my area. There is good access to amenities and transport (bus and train), with lots of green space on my doorstep. The road is a bit noisy at times (vehicles, people music), but that’s only really an issue when it’s warmer and windows are open.

Please share one thing (or more) which you wish you had known before you moved in:

I don’t know whether I asked the right questions, but I felt like I knew everything I needed to when I moved in. There were no unpleasant surprises and the few hiccups at the beginning seemed normal for a new development and largely got resolved.

How has the building management responded to any problems or issues you have raised:

I have raised a couple of issues and they have been responded to pretty quickly (e.g. moisture damage in bike store), but others have been ignored (e.g. wanting to get a new fob or the loud slamming side entrance door)

The balconies would look better with less brickwork on them as it makes them feel smaller.

The indoor design of the property is good, fob system is efficient.

The parking doesn’t allow for multiple cars which is an issue for most flats. The road is busy now with cars from the development.

When I had an issue with the letter box and external door they were very helpful. I have asked for an extra key and willing to pay and I am still waiting this nearly 1 and a half years later.

The stipulations on how to sell the property on are very stringent with shared ownership properties with Network Homes.

Please share one thing (or more) which you wish you had known before you moved in:

That the property I bought gets no sunlight.

As above they have responded to two issues and not responded to one.

Design – shape of build is not practical. Odd shape rooms create lots of wasted space.
Property management is awful. They never respond to complaints. Entry door to bins has been at fault since the build was built. Lift often broken.
Walls have cracks in due to poor internal walls no bricks!

Car parking would require a permit! I’m still being harassed my the parking management company for fines when I was bed ridden and able to apply for a free permit in my own parking bay.

How has the building management responded to any problems or issues you have raised:

They never response, often constantly chasing, ongoing security door issues for bins, bikes stolen and left residents using other store cupboards for bikes got told off for this yet they wouldn’t address the security issue and impact on our home insurance

Attractive estate but not value for money

The design of the houses are spacious & the bedrooms are big. Love the design of the downstairs toilet & bathroom. Unfortunately we have no loft space or much storage space, no room for outside storage as the garden is so small. The bin sheds are a good idea although some people need to use them. The property management is ok although it is difficult to get through sometimes. We unfortunately won’t stay here as the garden is too small & the cost of the rent & mortgage is too expensive especially now we’ve staircased & pay £200 more per month to live in the same house.

The development looks attractive but there are many issues. Parking is the main problem with no visitors parking or visitors permits. The gardens in the terraced houses are tiny & neighbours have built up onto the disused land so we’re now overlooked. The police are here at least once a week at 1 particular house, dealing with fighting & arguments. Drug dealing in the underground car park with people hanging around waiting for drop offs. No lighting on the sloped road into the estate so it’s worrying to walk down in the dark. People leaving their bins out of the bin sheds so rubbish is strewn down the road. It’s a shame because the location is great with Panshanger Park & all the fields to walk through. Hertford North station is within walking distance & Hertford town centre.

That when Staircasing you will end up paying more money out per month as it doesn’t balance out when you purchase more of the house.

We have had most of the repairs fixed apart from the bulging front door.

I wish we knew that there would be no parking for guests any where, and various spaces out the front of our home that no one parks in, but we aren’t allowed to use.

How has the building management responded to any problems or issues you have raised:

Yes promptly, and any snags were fixed to a high standard. Even when we had a leak, it was sorted within two sad or less.
